REIT can never out perform the profits from stock dividends. REIT focus on redistribution meaning it is an investment vehicle for people willing to hold for a very long time.
90% interesting, in Canada they dont distribute it as dividends usually its income monthly, and REITs has the most complicated taxes here compared to owning shares in a company. I love u April Tan, been following u for a while ur smart and beautiful and very knowledgeable :)

Since 90% of the earnings are given to the shareholders, what happens to the remaining 10%? I guess this will be the profit/share of the one who managed the REIT?

Wag muna - having no Philippine equity position is the best position. So much macroeconomics and Philippine market dynamics risks. See how it goes on the market, and should really want REIT - buy on support after a few days or months after listing.
Just some concerns here, how is this going to be beneficial if this pandemic is changing the thinking of everybody to change working environment from office to home? We didn't even know when this will stop and more and more businesses are going online. What is the reason of having the need of rental storage room or rental office for their businesses? Moreover, just my thought nobody's buying a rental property these days.
That's a risk associated with the REIT! Those are great great questions indeed. Yes nobody is buying these days dahil nga sa pandemic, but doesn't say for sure in the future hehe.
Pero safe ba ngayon bumili ng REIT? kasi mga tao ngayon walang pambayad ng rent. Tulad na lang nangyare sa US na 30% ng americans naka missed ng rent payments na kahit na may nakukuha sila $600 weekly and mag eend na soon yang benefits.
Haha honestly, no. Baka magimprove in the longer run, parang stocks lang din naman yan eh. Pero meh. Consider mo yung asset mismo ng reit na pag iinvestan mo. In general, di naman residential eh, office buildings sa areit. Sa McKinley may telus, alam ko bpi main offc may isa din sa 3 properties ng areit. Yung risk mo sa vacancies, pag umalis yung big renters.
