Another big mistake: if you have a problem tenant, do your regular- and complain- to your US representative and Senator. HUD supervisors won't take action on any complaint that doesn't come in on Congressional letterhead. ANd KEEP WRITING. 95% of the complaints HUD and Housing Authorities get are never followed up on. But the squeaky wheel gets the grease.

Honestly, PHENOMONAL advice. The secretaries who pick up those phones have a lot of influence on your state representative so be very nice to them because they are the ones that are partially running things. If you want stuff done, those sevretaries will get it done if they really want to help you, so be exceptionally kind to them.

There were two years of income missing from my Social Security records, and I knew this could screw up my Social Security payments in the future. I wasted a lot of time trying to get it fixed by calling my local SS office and calling the main 800 number office. I brought in all the tax returns proving what I'd earned. Over a year went by and nothing got fixed! Finally, a friend of mine who works at the VA told me to write to my congressman. After I did that, the Social Security office started calling ME! It still took 9 months after this to fix a three-minute bookkeeping problem, but I think it NEVER would have been fixed without writing my congressman.

rented to section 8 while in the military, had to spend 2 weeks of leave every 2 years to repair the home

Great list. I watched my dad pick pad tenants over and over while I was growing up. That's what turned me off of investing in real estate for so long.

I know a carpenter who built 2 brand new duplexes, but let bad tenants move in. They trashed the buildings and didn't pay their rent on time. He went bankrupt a couple years later.

Property managers are good if you dont live in the area.....if you live locally its a WASTE OF YOUR $$$$.... they can be TRICKY TOO

Property management companies screen and select tenants, but that’s if you go into contract with them to manage the property.

The only thing about appreciation is that eventually the house will cost way to much for people to afford we can’t keep raising the price just cuz people want to make some type of profit other than that I love what your saying you taught me a lot and soon I will be a section 8 landlord

Rents get raised because of higher taxes and higher maintenance charges, higher everything ... it's called inflation. Landlords can't just eat those rising costs forever ... they HAVE to raise rents to stay in business.

Landlords don't raise appreciation. Appreciation is the rising value of the home and determines how much you can sell it for. You can try to sell for however much you want but that doesn't mean anyone will buy it. Appreciation is determined by the market, not the individual homeowner.

Can you rent out a mobile home to a tenant as a section 8 rental in Florida and make money from it? I guess it depends on whose lot the mobile home is...

Yes, mobile homes can be rented to section 8 tenants. But you should check with the lot owner.

SECTION 8 IS NOT GUARANTEED CASH FLOW. A SECTION 8 TENANT CAN STOP YOUR CASH FLOW BY REMOVING A FEW LIGHT BULBS AND CLAIMING THEY DON'T HAVE ANY ELECTRICITY AND GUESS WHAT? SECTION 8 WILL HOLD UP YOUR MONEY.

Nothing is guaranteed, whether you’re renting to private rental tenants, air bnb, short term tenants, house hacking, etc. Investing in real estate rentals comes with risk, and I try to help you mitigate those risks.

experience is not always the best teacher .learning from somebody else bad experience could be a teacher if you are willing to be a student. you don't have to be the one having unprotected sex and catch a std. if you're not careful experience could kill you.

NEVER ACCEPT A SECTION 8 TENANT. YOUR LEASE IS NOT WITH THE TENANT BUT ACTUALLY HUD. DON'T DO SECTION 8

Your lease is with the tenant, which is why you and the tenant sign the lease agreement. But, you also have a contract with the housing authority.
