I appreciate this very much, my mother has land in DR. And I was raised in NY. I went to see her land and it has lots of platano trees, abandoned forest. I and doing some research because the next time I go back I want to fix it up nicely. Hope to leave my brother to watch the workers.
There is absolutely a building code on any structure over 700 square feet. Although you can build by hiring day workers, if you dont want future problems, you best use a local arquitecht. Yes permits are required. You may not pay now, but you may have to pay later so why have that hanging over your head.

Hi, my question is land title, around 50 percent of land I've seen is being sold without its title, most Dominicans say it's ok to purchase the land without its title and then get the title with a surveyor and lawyer after? Cheers
I'm building a house in the capital. I bought the land, but I asked the realtor to show me lands with titles. The realtor came with a copy of the titles, i went to a spot to confirm that that title was clean. Im almost finishing. Just one thing, instead have crazy ppl trying to build for you, go to one of the banks out there and ask them how much it will cost build a house thru a construction company. They will give more info. The bank will lend you the money to build it even though u have the money. But they will make sure everything its okay with the title.
I have lived in the Dominican Republic but would never invest money in building a house there. The country is super corrupt and crime is out of control!!! Go there and have fun but watch you back.

A friend of mine mentioned that when getting a loan to buy a house if the bank gives you a loan greater than $100,000 then you have to pay annual taxes but if less than $100,000 then its a one-time 2% tax. Do you know if this true? And if not do you mind clarifying please
