Hey Jerry - thanks for all of the great content! Just to clarify... I'm a broker in Florida and you're correct, dual Agency is illegal here (you can't be a "single agent" to two clients at the same time). However, we are, by default, transaction brokers, not single agents. We only become single agents if we sign a single agent notice with a customer. Transaction brokers can facilitate both sides of the deal. Single Agents cannot, but you can transition from a single agent to a transaction broker fairly easily if you started the relationship as single agency. Hope that helps.
@@kathys7582 if you reach out to a listing agent and they're in single agent status with the seller, I'm willing to bet they'd quickly transition into a transaction broker if you told them you wanted to just submit your offer through them. Probably wouldn't need to ask... it's up to the listing agent to make sure they're in the right agency status to serve you.
@@kathys7582 it all depends on what the listing agreement says. Sometimes agents write in discounts for the seller if they bring the buyer, which is then called variable commission. If there is no variable commission, then the listing agent makes the full commission... which would be whatever the seller and listing agent agreed to at the time of the listing agreement.
@@JamesRoyMarketing so if the agent gets another agent in the office to be the buyers agent they could potentially split the 3% commission? I know Its a little complicated in Fl since you cant have a dual agency..

so, in this instance we are assigning the contract that was written by the seller's agent. we guided the agent by telling the agent what we need to see in the contract, and then the agent wrote it for us.

I gotta say, I used flipster to make an offer that seemed extremely low. listing was 99900 and after inputting numbers and flipster calculated carrying costs, max offer was 54k. I offered it, nothing happened. But even though I was uncomfortable with the low offer, I also didn't feel comfortable enough to go against it and risk losing money in the deal.
@@ConquerThroughChrist no, they didn't. Being outbid is becoming the norm. I swear tho, after all I've learned from Jerry and other resources, it seems other investors are overpaying. In this case, I don't understand where the profits will lie unless they're buy and holds.

Hey Hey Jerry, so can these deals typically still be completed even if I’m using another party as the buyer? And for deals like this do you recommend already have buyers on your team to send prospected properties or is there ways to get an respectable window of time to work within?
Jerry, this is a great idea, but how would that work in Illinois? As we are now required to be licensed, this wouldn't be something we could do because essentially we would be representing ourselves as a buyer's agent, correct?
