Hey Justin, I was wondering if your multifamily supply number for 2025 and 2026 are net of office conversions/historical renovations? If not what would the numbers look like adjusted for that?

Yes it will be worse. Commercial have to refinance every 5-7-10 years. Must of those loans are due for refinancing. Lots of empty spaces with no cashflow + higher interstate = perfect storm for disaster
