The lack of affordable and social housing in Australia has reached crisis point.
In towns and cities across the country, a growing number of people with low-paying jobs are struggling to find accommodation.
The problem is particularly acute in regional towns, where high rental prices combined with a lack of available houses means low-income workers have little hope of finding a home.
Four Corners investigates the reasons behind Australia’s homelessness crisis, meeting single working mums with no other option but to live in motels, cars, and even tents with their kids.

As A Landlord ( Putting up the rent for no reason is just greedy ) Our Real Estate agent asked us many times to put the rent up and frowned at us when we said no leave the Tenant alone. How could we take more money from a woman/tenant with four young children because we can.. The Real Estate agents should be ashamed of themseves for the percentage they get for the rent that get charged...

I’ve had the same experience with a previous property manager.. kept wanting to put up the rents of our tenants.. we had to block it every time. As an ex-renter, I know what it’s like when the landlords suddenly jack up the rent. I refuse to be one of those landlords

I have a rental unit in Melbourne - Elwood - my tenant has been there since 2001 and in all these years I have only increased rent twice and gave 50% rent for 3 months during lockdown - I now rent in Qld and property managers here increase rents annually - the greed is sickening

As a landlord myself I constantly have the agents on us to raise our rent, I have resisted simply because the family (single mum with two kids) living there have done their best to look after the place, and I could not in good conscience abandon them

I've started hearing reports about this and I had no idea that real estate's were putting this pressure on landlords. Granted there totally are the greedy landlords who truly do not have a conscience but there are the really good ones too. I'm wondering how just how many landlords have been pressurised into upping their rent. I'm an independent journalist who slept on the streets in part because of a greedy landlord with questionable and dodgy behaviour. I may look into this a bit more.

Sadly, 2023, and it's even worse, I've been homeless for 2 years now, working full time payed reasonably well, but the cost of living is so high paying $600-$700 a week isn't realistic the government has failed this country in so many ways

@@evewright1102 I don't think we should be fighting over what should not be scarce resources either. There is no reason why as a nation we shouldn't have affordable housing and enough of it for our needs. The conservative politician Robert Menzies understood the need for social housing and it was an essential part of Liberal Party policy in the post WW2 reconstruction years. Abandoning it has led to the most hideous social dysfunction. Everyone thinks they're a genius for making money on the housing market but what they've done is become mean and tricky.

My young son and I have lived in our home for 7 years. Today we were advised we have 30 days to vacate. We have been terminated from our home and we have no where to go. My son has lived here since he was 6 months old. Seeing him so distraught breaks my heart more than anything. I have a perfect rental history but that doesn't matter anymore apparently. My son and I will be sleeping in our car while the migrants moving in have been given a government grant to buy the block of units I'm in. The Australian government IS giving grants to migrants to buy stable housing etc. What about Australians? What about our stable housing? We are born and bred Australians and we are now HOMELESS!!! 😢 The life I have made for us has been ripped from underneath us. I've never been so scared.

Why didn’t you work together until you have enough down payment to buy a place to live for yourself before having a kid? Why have a child when you haven’t secured a stable housing for yourself? There are over 4,000 homes in our 35,000 ratepayer Shire which are AirbnB. There is barely any long term accommodation and none that is affordable. Our small businesses, especially hospitality, struggle to stay open because so many staff have had to move away because they can't afford the rent. Floods have exacerbated this problem, but I hear the same story from people across Australia. Utter greed is driving this crisis.

Yeah. There is about 1 million dwellings in Australia (out of about 10 million) which are vacant. They are AirBnBs, holiday homes etc ... not only have rich people hoarded these extra houses that they don't need ... they aren't even renting them out. A second problem is all the massive government handouts and cushy policies which benefit housing investors. It makes housing the best place to invest ... provided you can already afford it.

In my local area Airbnb owners have to pay a $10k licence fee to the council so there's no incentive for local government to stop this from happening. It's not just greedy landlords it's greedy government as well.

This is all over the world now. People buy multiple properties, and then rent them out. But they then keep pushing up the rent, so that they don't have to work anymore. And this situation is getting out of hand. Imagine working 6 days a week and you don't have a home???

These videos help keep me humble. I have a home and a 11 yr old son and own a home but i live pay check to pay check. I owe 17 thousand left and i struggle every month not knowing if im going to be able to pay. We were homeless when my son was 2 for 2 months in the winter and i never wish that on anyone nor do i ever want to be there again. I pray for this mom that she will stay strong and not take no for and answer.

This is just heartbreaking 😥 I approached Salvation Army after they put out wanting help to accommodate families. Only to be told "Oh no, we can't just put ppl in private homes " I explained that I am a 66 yr old living in a 5x2 home & didn't even want any rent. I was happy to have company & any help with household chores, doctor visits or taking me to & from work. A few others I've spoken to have had the same answers. Why ask for community help, if they're not going to accept it. Perth Australia

Sad to hear that about Salvos, Audrey. My suggestion is if you are really keen to help the housing crisis by having someone in your spare bedrooms, then you are better off putting up your extra room for rent at a very cheap price, advertising it in the paper or on a real estate website. Having people pay a small amount of rent (even if it's just a token amount), will also help them feel like they are in control and have dignity. The person you get in may not be homeless themselves, however if they are in your house then that means another rental somewhere else is now free for someone else (basically you are creating more rental supply). Make sure you get a proper lease and so on, so that you and they are both legally protected in the event things go south.

You're such a good person ❤️ I hope you can find a way to help, and I agree with the idea of advertising rooms for cheap rent. You can interview applicants. Draw up a rental agreement to protect yourself if you do. My heart breaks for these people, but what can we do other than yell at those in charge?

This was done in Melbourne in the 1990s by some church groups but it was a single person who paid cheap rent to lodge with an older single person and in most instances, the lodger had to do nothing other than be there. It was more for the home owner, so they could feel secure in the evenings. It also allowed many older residents to avoid nursing homes.

The sad reality is that this housing crisis is also happening overseas. Countries have mismanaged the housing sector and put profits before people. The neglect needs to end. Australia is a wealthy country with a low population that could house everyone.

Speculators like the mind-bogglingly huge Vanguard and BlackRock are buying up property, because it's a safe-guard against inflation, and public housing, and affordable housing, has not been prioritized pretty much since WWII, maybe a little in the 70s, even though this has been going on for decades.

Very heartbreaking at 40:07: "Outside the tavern, gentrified Bellingen is pumping. A new breed of locals sip lattes, browse artisan homewares, try on nice clothes. While more and more of the people on lower wages, who keep this town going, have nowhere to live" So sad that Australia's low wage earners, the very people that help strive to keep their local economy strong, still pay taxes, and yet NOTHING nothing is being done by the government to help them from being homeless.

Yes that is a very simple solution but funding it is very different what makes me mad is that countries such as the UK Australia and the U.S.A can afford weapons for war but can't afford housing for the country's that I have mentioned first you are not the only countries that have this problem. 2nd governments should look after the people that put them in the privileged position they have but clearly they don't

I survived three years of homelessness in Melbourne, with neither friend nor kin, and I just recently fixed my life on January this year. It was not fun. I planned everything including where was safe to sleep near a water fountain so I could brush my teeth, wash my face and feet or armpit if need be after a long day walking aimlessly looking for a job with no luck or experience until I made it in the end, on my own... never give up fighting. I am currently writing a book about my story and have a good job at a humble pizza restaurant. I used to trail a heavy wheeled bag behind me that had everyday necessities such as soap and shampoo and other shoes and clothes that I washed in a sink and hung where I slept to dry, and showered in a free unisex shower/bathroom in Deakin university where from I graduated in 2019 when I survived a suicide attempt.

This problem has been brewing for about 25 years and successive federal and state governments have completely mismanaged this through a multitude of ways, including pandering to the construction sector and prioritising wealth over fairness in our population.

Part of the problem is middle and upper class own 'investment' properties as part of their retirement portfolio assets, and use them either as Air Bnb holiday rentals or leave vacant much of the year for their own family's holiday enjoyment/use. Also government needs to continuously find ways to make money and one way is to make deals with developers/construction industry and private/corporate investment, whereby they make 'deals' on the government/public owned land assets. Public housing in the traditional sense has been owned by the government and the people of Australia, and therefore the government can choose to 'sell' that land to developers who want to build lots of things and make lots of money. But the caveats on these sales/builds to provide adequate housing for the government's housing schemes, and further 'affordable' housing is basically not a requirement. So the developers will build things that make the builders money, which are more higher end properties that richer people can already afford. Someone who is not wealthy enough to buy a property will be pushed out from these locations, thus creating middle -to-upper class ghettos of houses that are only sometimes occupied for holiday use.

Looking back at my parents age (married in the 60's) it was a golden age for Australian homeowners. A family home on a large block bought with a single income. That was your happiness. That was enough. But somehow it became not enough. The Aussie dream changed into 'Get rich from property speculation', and many people did but at the expense of the happiness of many others.

It happen here in USA too. Only the rich can really afford anything. 30% of us either put ourselves in major debt for housing, food, medical. The ones left are homeless, no healthcare, living in survival mode. This should have never happen in the 21st century.

Indeed. I grew up in the 70’s, same thing. One house, dad worked while mum raised the kids and looked after the home. Happy simple days. Then everyone got greedy. Now we have the mess we see today.

@Dough down Under there's no denying Yillana's description above. i was born in 1960 so i lived through the exact era she talks of. You could even survive a marriage breakdown and start again in those years, in a new marriage - as my Dad and step mother (with two kids of her own) did. They paid off their mortage ok on ordinary wages, by age 60. they both did have to work fulltime to make that 'second start'. but they achieved it (we were teenagers). But that was a different world in EVERY possible way. Hint: debt was frowned on, nobody lived on credit. you only bought what you could afford. If necessary, you put clothing or furniture on layby, which was interest free as i remember it.

This is reality here in Australia now, it took me 5 months to get somewhere to live with my 3 kids a 2 bed unit, we were lucky the owner took pity on me if they didn’t i don’t know what i would have done we would have been in our car. The constant rejection is soul crushing the lack of hope for anything stable and big enough for all my kids is non existent and I know so many single parents are in the same or worse situation the government needs to step in and HELP!!

agree hun, fellow aussie single mum here, went through five months two years ago applying for over 428 properties, taking days of work to attend inspections with 20 other people in the mid peak of covid, sunk into depression thing im 38 an aged care nurse and for once in my life i cant provide my daughters a roof over their head, finally a rental came through, been happy here started lease at 320 pw gone up to 420 yesterday and half an hour later email saying selling in november, truly scared stressed and not hopeful

I don’t agree with this either as it’s mostly greed, but most (not all) landlords do this simply because they can - supply and demand, we all know there’s no supply and heaps of demand. The Labor government is bringing in half a million people this year alone and we’re a country of just 26 million people. Most of these immigrants are cashed up and professionally educated on high paying salaries. Sadly neither the Labor or Liberal parties give a stuff about every day Aussies. They bring in cashed up immigrants to keep the economy rolling. I work with many people who’ve come to Australia in the last 1-5 years. Nearly all of them have bought two houses in that short time and are living it up at the cost of people who were born here. Something has to change with the housing market in this country, it’s unsustainable and we’re seeing the result right now!

Mortgage rates here in Canada have doubled. I have a rental suite I’ve converted to air B and B . I’ve have some very bad destructive tenants and in Canada we do not have the same system to weed out bad tenants or any recourse. My last tenant stiffed me with $1800 in bills and did $10,000 in damaged. Not all wear and tear she took apart cabinets . Another one abandoned boxes and boxes of belongings still sitting in the yard from a year ago. If my mortgage was renewed. It went from $1800 a month to $4000 a month. Are you saying if I was to rent out my property it would be greedy to expect as much as the cost of the property how is that being greedy? And I have disability I’m at poverty line myself so no way I could afford to subsidize some other persons living. It’s not all landlords . You have to look at the BANKS! This homeless crisis is international. Canada 🇨🇦 has brutal winters . Imagine the millions of homeless here in Canada for the same reasons. They need to heavily tax owners with and on additional properties and invest that money into rental housing and subsidies. If they run homes as B&Bs they can afford to pay more taxes. British Columbia just banned air B and bs in cites and districts with high rates of homelessness and shortage of housing. The immigration is an issue here too. 500;000 a year for the last 10 years and that’s not including student visas or work visas, My air B and B is in an regional area exempt from the new ban because it’s an additional suite in my house and being ruel there isn’t even busses here or garbage pickup. I don’t think people with additional homes outside of a primary residence is acceptable when there is any rate of homelessness. I think taxing those second homes to the nines is a solution. The owners will want to sell the market would get flooded with new property listings the market gets flooded then prices drop back to affordable levels. The tax dollars that are collected 50% to rental subsidies and the rest invest in affordable housing.

I’m sadden to see we have the same situation in France... I’m currently in court because I’m trying to keep my house from a landlord who wants to rent it on Airbnb... I have a job and my mum living with me. No children no debt. Yet I cannot find anywhere else... it’s very stressful the world we live in. I pray the Lord the situation changes. Everyone deserves a safe place to rest from this mad place.

Australia is less and less recognisable. We have let developers and banks inflate housing to impossible levels. The Government has kept laws that have encouraged housing as a speculative investment rather than a home. The end result is that our hard earned wages get sucked up by land Lords who produce nothing but suck up every ounce of our productive labour. There is a new landed class, neo feudalism. Those that have housing portfolios are the new landed gentry that produce nothing in the economy but bleed the rest of us dry. This is not what Australia is about, we have been abandoned by our leaders and sold to the highest bidder.

I can put homelessness into words. When you don't know if you have somewhere to live the anxiety you suffer from is like having SEVERE gastritis. It's a foundation in the Maslow's hierarchy of needs. Physiological security of food and shelter. When this is taken from you, you start to break down. It amazes me when I see otherwise compassionate politicians distance themselves by saying 'well, a lot of the homeless have mental health issues'. As if they're all hopeless cases. As if that's the cause of their homelessness and nothing can be done! In fact it's the reverse. Homelessness is the cause of a lot of mental illness and that reality is cursing the rest of us who pretend it's all cosy and the only homeless people are the undeserving poor. We live with that as our curse and we all will die knowing we did nothing to stop it but indulge in our fantasy world of plush interiors and designer must-haves. Guilt. Coming to a home near you!

I have not raised rent, ever and still charge 360 per week to a single, working mum, because I've been homeless myself and I was taken advantage of my a greedy L.L. Every time people vote Labor, interest rates and cost of living soars, while the big 4 banks profit ??? It's an iceage system that has forced 50 percent of Australians into poverty. Among this there are good landlords out there. Not all are greedy grubs. Our system needs to change. There are more functional ways in 2023 to curb inflation. The 1901 model is killing this country. We have a rental in Muswellbrook NSW. We also rent to a single mum and give her a very nice, affordable home with solar power. When we signed up with the RE to let it out they conducted a thorough check and explained they had been approached by the previous owners to rent it out, but it was in a deplorable state, so didn't touch it, I thought it was common for realtors to have expectations of a decent rental-I work for a Homelessness Org now and know very different!

Never thought Australia would have this problem. I bought up my children in public housing , without it life would have been very difficult. I waited 2 years, waiting 10 is extreme. The government started a program of selling off these houses and offering units in multi complexes for some and rental assistance as replacements. This intentional disbandment of the housing sector for low income families has now obviously reached crisis levels. All governments have had a chance to change it but it’s been ignored and will continue to be until we look like the tent cities in America.😢

I find it hard to believe that any Government in Australia will ever do anything that will adversely effect the high price of realestate. There have been numerous articles over the years on MPs property portfolios. We really need to step up as a community and make this an issue - affordable housing for everyone, because if your earning $750 a week & can’t find rent , that’s frightening. We have the same situations here in 🇨🇦. And I believe one of the biggest issues is the short term rentals. Thats killed affordability and supply over the past 2-3 years. A couple of provinces here have banned and/or put regulations on Air bnb's to help with the problem. Maybe Australia needs to try the same?

It’s even worse here in Hervey Bay. Rents have gone up over $200 a week in the last 3 years. People are having to pay $250 a week for a room in a shared house. Elderly people are forced to sleep in tents at the beach. It’s a terrible situation. 😊

You have trouble paying your bills on time, here’s a late fee and higher interest rate. It only serves to keep people down and make them fall farther and farther behind. Then maybe you can afford the monthly rent but, well, you need to pay 3 months rent before you can get the keys.

They weren't acquaintances, they were strangers. It worked well but that may be a rare outcome. It is, however, possible.

I'am French born and became an Australian citizen in 2012 , I left Australia in 2018 because it became extremely expensive. I don't regret my choice , I miss my Australian friends but my quality of life has improved since i arrived in France. I might go back and live in OZ one day , will see what happens. @@user-qb7ms6vs7s Europe is so different, so much more you can do , you don't need to take a plane to go in Spain for instance ( I live near the Spanish border) or Italy etc You can have a good meal for cheap at the restaurant, houses are cheaper, food is cheaper, leisures are cheaper . In Australia you just have to pay and pay and pay . Obviously it's getting worse. I owned 2 houses in France , I couldn't owned one in Australia.... So no regrets even if i love Australia very much.

in the last 6months my rents gone from $330 to $400 per week but that's still lower than the areas average at $500-$600per week and I live in an undesirable suburb outside Brisbane. I wish I could escape elsewhere your lucky to have another option, but I think it's only going to get worse probably much worse so I doubt you'd want to ever come back. The prices are absolutely ridiculous and getting worse very quickly most have gone up by 150 dollars a week in only 6months. crazy and totally terrifying for those of us stuck here.

I watch something the US City are doing now it a great idea we could do it in AUS An NZ as well an it cheap to build but the goverment perfer to spend 500,000 on a home for 3 then spending the same amount an house 30 ++ This home ment to last 3-5 years until a home can be build but it will never happen with 75,000 new poeple arriving in NZ every year an just 6 new homes .

Housing was meant for families and people to have a roof over their heads but in Australia it's become the domain of greed with property investors and land lords constantly upping rents to milk every last dollar out of people and families renting. Young Australians have been priced out of the housing market by foreign and local property investors charging obscene rents where renters pay off their negatively geared property. Scott Morrison won an election on Labor wanting to scrap negative gearing and capital gains on property investors which highlights what sort of a country we live in where homelessness and inequality gets bigger by the day on the back of bad government policy which encourages the status quo greed now runs the property market welcome to Australia.

Biggest myth that homelessness is the result of not having a job. Sure, it can be... but living and working as a white collar professional in Hobart a few years ago, I seriously faced the prospect of sleeping in my car. I opened up to a co-worker about my struggle, thinking never in my life did I imagine I would have to start this conversation. It had a good outcome, through his connections my colleague helped me get an off-season holiday shack an hour's drive out of town, with an outdoor toilet... but I was over the moon! I could only stay there 7 months however, as it was let through Air bnb during the summer months. I moved back to the mainland. Yes, Tasmania is very beautiful but I have met several people who had to leave it for reasons identifical to mine. It's not a picnic on the mainland, mind! Am currently renting a dilapidated apartment in Sydney where the landlord wants to put rent up by 15%... And I'm hearing worse stories!

My aunties have spare rooms but no one offered to house me. I guess having two young children would disrupt their comfortable space at home. It's so isolating. Currently living in a woman's refuge and thankful for this opportunity but I've got only one month left and rentals are scarce and too expensive for a descent one without mold!

I was first homeless in Australia as kid with my mum, then as a teen and have lived on the brink for much of my life as a disabled person. The fear of being homeless lives with me daily as rents rise, food prices soar and the poor become more marginalised. I currently pay 60% of my income to rent and after losing my previous home to flood in March. i am unable to rebuild or start fresh, Since i am barely keeping my head above water without family support. AirBnB is one example where thousands of homes in what are limited housing slots allocated in cities are now being used as commercial spaces. Regulations and rent controls are simply needed rather than the free for all we are in of letting the middle classes up to prey on the bottom classes to get richer..

Actually, it's a valid (chosen) option for a dozen good reasons. That's probably why so many are CHOOSING to hit the road (eg The Grey Nomads.) I lived 'on the road' albeit in a van and with plenty of cash for 18 months recently whilst deciding what to do with my life ahead (house was torched). While I could feel sympathy for those street-dwellers who had no choices (due mainly to their brainwashed-in 'need' for a 'Dream-home of their own' I came to realise that we are, BY NATURE and GENETICALLY a nomadic species. Almost ALL of our 'ambitions' are engineered by people who are looking to make a profit off us.( a nd in the process produce NOTHING of value themselves. Try a mental exercise: Imagine yourself as a mountain-goat. And THEN imagine yourself as a dairy-cow. 🙃

As a renter in Melbourne over the last few decades I’ve been evicted from places for nothing because it’s for “sale” BS it is! Rent hike more than 10% never advertised for sale uprooted me for expenses to move after living there for close to 5 years. Always paid in full every month. Happened 3 times to myself. Same excuses. Also one said landlord wants to move in. Few weeks later I had moved and saw the same place on rent ads new increased rent asking price. End of day it is still not your property. Atleast I was given once a 90day period to find a new place. And I have 2 disabilities. If anything it’s a nuisance. On top of that reporting of stuff to be fixed at routine inspections were never fixed. Even now the house I’m renting double garage doesn’t operate automatically well reported it with first agent as landlord has 1 year ago changed agents still with the new agent even reported it and still not fixed. Motor needs a maintenance job etc Still nothing yet agent and landlord expect full rent to be paid every month. Even one day over due date I get calls texts emails. How is this possible like it’s normal to accept something mechanical to be not fixed when it should be fixed under the maintenance reporting. Total BS

Before turning 30 I can say I've been homeless 3 times and live through sheer anxiety and panic every year when my lease renewal comes up. I’m on $120,000 a year and have had to move back with my Dad with my disable fiancé and our daughter. We where living on the Sunshine Coast and with a completely clean & perfect rental record, we’d applied for over 450 houses, 6months of applying, and unable to secure a property. And I’m talking each day, following up applications, categorising them in email folders. Attending property inspections, contacting agents, sometimes hearing back, sometimes not. Daily applications, absolute determination & focus, with nothing eventuating. After speaking to some agents who would speak to me in person off the record (not in writing via email etc) they explained to me that house owners are now being afforded the luxury of high end talent pools, with the likes of executives and senior leadership with salaries of half a million dollars, offering up to 6 and 12months rent up front, on the spot. Due to COVID, a lot of high end executives and people on amazingly high salaries with companies who have adapted to having senior leadership roles being able to work effectively from home, what’s happening is places like Sunshine Coast, Coffs Harbour, basically anywhere with nice coastal beautiful beach views & surroundings are now highly sort after areas. If you could work from home, would you rather live in the hustle & bustle of Melbourne , Sydney , Brisbane CBD or after the day of works finished working from home, walking along the beach with your family? The problem now becomes, how do people compete with that? Don’t get me wrong, I consider my family and I blessed to be on the salary I am on, and with a roof over our heads compared to some peoples circumstances, but even people on my salaries aren’t able to secure properties. How do you compete with someone on half a million dollars, willing to pay a house owner $35,000 plus up front on the spot? You can’t… So house owners can choose between someone like me, who can pay the bond and upfront costs, comfortably afford the property OR Someone that’s on half a million dollars, and offering them up to $35,000 on the spot. Who would you choose?

A friend of mine came to me with a contract not long ago about a real estate agent who wanted to claim a break fee when it was the owners intention to sell. We approached the agent and highlighted the sections of the Act and they still wanted to go to the tribunal. They lost their case. But one of their managers said we’ve been doing this for a decade now it’s normal practice. Ripping off renters is their normal practice! I couldn’t believe it

​@@alNange There are good and bad real estate agents, landlords and renters/tenants. However, landlords/real estates have lots of advantages that tenants/renters don't have. For starters, when a renter applies to be a tenant, they have to give all sorts of highly personal information, and references, which the real estate / landlord use to weed out bad tenants. But the reverse is not true. Renters have no way of knowing whether a real estate agent or landlord are good or bad. Landlords don't have to give references to be a landlord. Additionally if a landlord ends up with a bad tenant, the worse case scenario is that they kick out the bad tenant (which can take a while) and it costs them some money in repairs. Whereas if you are a renter and get a bad real estate agent/landlord, you can end up homeless or broke or both. So the stakes are much higher for renters.

The other lady with the 9 year old has a sister living in a 1 room place above the pub - why not try and get a place together? Sadly we have the same problem here in Canada. The cost of rent and home prices are through the roof since Covid. We have homeless encampments in the cities big and small. There doesn't seem to be an end to it. My rent for a 2 bedroom is just under 1900.00 a month. Nothing but problems and the property management does NOTHING about it! There is no end in sight. EVERYTHING is so expensive and wages never increase to meet the demand. My heart goes out to all the families, especially the single mums. 💔

It is the same in the US. Many are being "priced out" where I live. If I don't live like a complete miser I will be one of them. I have been looking to see where I could go but it is really the same in the other states I have been looking at as well. I am retired. I guess I should have kept working forever but I couldn't.

I live in a bush because i cant pay rent, rely on food banks for stale bread, rotten fruit and 2min noodles, just waiting for it to be over, cant get a doctor or see a dentist, no support, whats the point of anything.

it depends on the zoning laws in each state and local permission of the land usage. The more complicated it is, the less house will be. Including the strict size of the housing. In state like Victoria there are 30 standardized zoning, Japan nationally has 12 and it's much simpler. An apartment in Tokyo can be cheaper than in Brisbane, because the zoning and building code size isn't so large.

@@Coolsomeone234 Of course doing so would coach the housing market and make everyone’s “investment” worth 40% less. And because most of the politicians have investment property’s they all have a lot of money to loose if this happens but we can only hope. Not to mention most voters feel happy with the way the economy is being run when there home is worth 20% more so there is that too.
