I am totally appalled by every single thing this guy said. I would NEVER, EVER knowingly show a home to a buyer that was not aware the home was under contract in advance. I did not learn anything from the "buyers presentation"...your answer sounded very winged and as if you do not normally even do those. If you are talking about being prepared for your showings, why aren't you prepared for this video? Lastly, I would NEVER, EVER insinuate to a buyer that making an offer to go under contract is not a big deal. This is the type of guy that would never hear from me again after the first meeting.
