Excellent video, demand just went back up in Tempe and Scottsdale as of 1st week of June, which is weird considering seasonality, I am hearing some buyers are trying to time a possible rate cut next week. However I agree that a rate cut will happen before elections start towards end of year.

@@flauze The thing is that prices aren't going to see 50% price drops... therefore interest rates make a big deal.

@@flauze wrong, let me help you understand. Let’s say you want to purchase a $450,000 home with a 5% down payment. If you were to get a mortgage at 4% interest rate your payment would be $2,041 but let’s say you had an 8% interest rate, your payment jumps to $3,137. When people barely qualify from a debt to income ratio standpoint, the interest rate literally kills the deal.
