The housing downturn that began at the start of the year has accelerated and broadened over the last three months, driven by a rapid series of large rate rises from the RBA. Markets are now clearly hostage to the tightening cycle. Developments since May point to a more aggressive, front-loaded cycle with the cash rate now expected to rise a further 1.5ppts to 3.35% by Feb 2023. Risk-wise, signs of easing inflation abroad are balanced against an extremely tight labour market and the potential for a rise in inflation expectations.

A fall of 10% in a year is hardly a crash. I was in New Zealand during the GFC and I saw the Auckland property market to fell down by 30% in one year. That is a crash.

The correct phrase would be; "After a spike of 70% in housing price during 2021 and 2022, we're seeing a slight drop of 10-20% in some areas!"

One of the things I learn't about a Sydney Property is that a house can be part of an estate, and have estate fees $350 p/Qtr and Council Rates $350 p/Qtr which doesn't really exist in regional nsw properties. I am hoping to buy a house, but like Units are even more scary cause its harder to predict the costs... but lesser loan hopefully to help cover those costs. Very important to inquire of the property agent about a property to find the hidden costs not put on advertisements.

It's not going to crash but the prices do have to come down to meet the buyer's considering inflation the cost of living and other factors of life's challenges with money people that are just trying to sell their house right now will have to come down in price to meet the buyer the longer you take to sell your house unless you're going to get for it

I can't see people coming to Australia in their droves again. Back in 2010 the international students were dissatisfied with the quality of university education. They were telling their family and friends not to come here.

@@reswobiandreaming3644 I thought about that too, however I still believe that the Australian brand when it comes to studying is still very competitive, no doubt other western countries will be advocating and pressing their instituations, but there will be people in India/China/Nepal etc. who may have not first got a look into by Australian Universities, but now will.

@@sheikhzayed2594 When I was living in the uni dorms of University of New South Wales, I assure you that they all believed they had a bad deal. The academics they studied under had no real life experience, so the quality of the education was poor, not to mention the caustic office politics. Unlike USA, you get no assistance to find a place to live or settle in, the locals tend to treat you like a wog and the healthcare system bleeds you of your money.

I can't see it crashing 40-50% plus it''s not great if housing crashes as it has a flow on affect - you may be able to buy but you may not have a job to pay for the mortgage

Yea, like banks get predictions right.....there is still a massive problem with this analysis, building a house isnt going to come down, it will go up. Land will also not go down, so this will get people looking more at existing homes, particularly those that do not need renovation. Yes will as it should have a slight correction and a slow down at least till buyers realise all this doom and gloom isnt happening, followed by the RBA realising the economy has stalled.

Drive around Mosman, Whale beach and Isle of Capri. Hardly a for sale sign. Rental vacancy rates Gold Coast .7% Sunshine Coast .4% with the borders shut. So where are all these new immigrants going to sleep???????????????

I don't know what is going on with the rest of the market but my area is still making record sales. Just had a 3/1/1 sell for over 850k. I'm in NSW and semi close to the new western Sydney airport so i would say this has a large impact on the price growth but i have been hearing lots of doom and gloom around the housing market and im just not seeing it.

I wouldn't hold your breathe - in the long term house prices rise - I had no choice I had to buy at the peak as I couldn't get a rental BUT I could get a mortgage...
