I bought my mobile home and 5.5 acres of land for 44k dollars. That’s less than people pay for a new car!! Who cares about value going down if it’s HOME and your going to live there until you die . No it’s not a good investment for short term. But if you own nice property and want a home for cheap to live out your life then go for it!! The snobbery of some people is hilarious. Bogged down in debt till they die just to keep up with the Jones’s. Sorry but a big house doesn’t bring me happiness. I’d rather have money for fun and toys. All I need is somewhere to sleep that’s dry. My mobile home sits down in a valley alongside a small creek. It’s like living in a permanent camp site. I love it !

@Paul Muggins no it's a spring fed Creek and is only about a foot deep. There's fish in there but they are small minnows ext. To shallow for larger fish they would freeze in the winter. Has some big crawfish though

Buying a double-wide it’s a 1995, and 3 acres of land for $300 a month, 83 months. It needed/still needs a lot of work... but yeah....better than huge rent.

Long term. Once your land is paid off you could but a prefabricated house to install on the land. That is what I am hoping to do..

My first home was a used 1974 Tall Oaks mobile home 2 bedroom 2 bath it had a expanded living room. We lived in it for 20 years it was well built, nice and cozy, it was nicely decorated, lost it in a fire. Miss it and the all the good memories we had living there. Home is where the heart is ❤️ that is so true.

My husband and I have raised 8 children in a mobile home 14x66 3 bedroom 2 bath. When we bought the mobile it was in a park we had more space between our neighbors and ourselves than you do in cookie cutter homes. We eventually moved it onto 2.5 acres and the mortgage was less than what the mortgage and rent was in the park I don't see any cons to living in a mobile home I prefer living in one over a stick built house

Just sold my paid off stick home, cashed out, bought a new car and bough a 1978 Monte Carlo mobile home. Best decision I have ever made. And I still have a good amount left over to pay for school.

Oh honey I live in a stick built home and we get critters too so don't feel bad it happens. We are looking to sell our home and get a small mobile home. Thank you for sharing your experience, it is appreciated

Fortunately for me I live in the city so most of my critters are scorpions and spiders. But if you live outside the city you'll get all sorts of critters big and small whether you live in a stick house or a mobile home. Critters don't care what you live in, they just like to come visit you. LOL

Just saw mouse issues -- check for small holes around plumbing pipes and lines -- remember to check your HVAC closet as well. Seal up any holes. Sliding up the skirting and placing moth balls around the edging will help to keep away mice. If there are any holes in the skirting you can use duck tape to cover them until you replace the panel where the holes are found.

I just moved in one rent to own but I noticed a lot of mice drippings. I looked under the sink looked like they patched up a lot of stuff. I have not seen any yet is there a special time of year they come in? However, I was almost homeless before this I am greatful my rent was 1,100.00 a moth know I pay 350.00 for lot rent 218.00 for rent. I don't Know very much about this but I am not stress as I was before reading the comments helps me a lot.

We had to replace the underbelly after the 2016 flood and after using the FlexMend tape, I would suggest to anyone living in a mobile home to get a roll, go under your home and patch up any holes where your plumbing, drainage or ductwork come through. This will help with rodents and air leaks. One con I might add is with the floor vents, it makes it more difficult to rearrange your furniture at will. 😊 I think part of the issue with rising costs, is with all the recent floods, more people, especially the elderly, are not wanting to go through the rebuilding process and opt for mobile home living. With all that said, I can not believe the trailer you are in is only 13' wide! Your decor and the light colors make it seem way bigger!

I live in trailer in Florida..We downsized 2 yrs ago..we decided our children were grown we didn't really need all the room we had in our home.. Trailer made perfect sense for our situation.. it's a two bedroom two bath but I do have a screened-in front porch, screened in back porch with an attached carport...It feels so big..I wish I had done it yrs ago.. The only thing that bothers me is hurricane season..but the rest of the yr I don't have to worry about constantly cleaning. I can enjoy the Florida Sunshine and springs. I'm with you I've lived in Mobil homes off and on ive also lived in stick built homes the insurance is very cheap the up keep is cheap I'm back in a Mobil home and I'm living very good keep it up clean it will serve its purpose

Opsossums and cats destroyed our installation underneath plus we had 4 major water leaks that we had a pumber to fix, at $400 each repair. The trailer had the grey pipe (quest pipe) that leaked all the time. We lived there 25 years until we bought a house this summer. No more worries!

We lived in a '95 for years and had a critter problem. We sprayfoamed our new double wide ( 28x70) for $3400. It is worth it in electric bill savings.

My first home when I was married in 1968 . It was a Star mobil home 10 by 50ft. I just loved it. Lived there 4 years then sold it for what we paid for it so no investment loss for four years.

Great video! Mobile home living allows you to save a lot of money! Also when u plan to live in one on land that u plan to buy various hardware stores can/will install an underground storm shelter (prices range)that is extremely safe and used by some brick and mortar home owners. My friends got their shelter(after income tax time) years ago for 600 & they love it!

Living in a mobile is great! I pretty much have to agree with all of these pros and cons, especially living in a fixer upper mobile home.

I just started watching your channel and I gotta say I like it so far. I’m a stay at home mom and together with my husband we have 7 children. We bought a double wide 1970’s trailer for 3000. It requires a lot of work. Needed new central a/c unit, new oven, new stove, new water heater, and I was uneducated on what to look for so we had an issue with raccoons getting into our master bath as there was a tiny crack in the bathtub and it had rotted the floor and sub floor under the master bathroom. That entire room is now brand new. We’ve replaced outdated insulation in the walls. One of our vents do not get heat or air and I’m not sure why yet but it’s coming up in the list. We converted the 3 bedroom 1 1/2 bath to a 4 bedroom 1 1/2 bath. We’ve done all of the work ourselves because my husband got separated from the military and pay in my area is not great. It’s helpful that you have budget friendly tips that help finish off the rooms as so far we’ve been rebuilding/replacing.

There is nothing more rewarding than getting things done yourself ! You will be so proud and love that home so much more knowing you put the hard work in. I miss my old trailer so much sometimes but I am so happy to be closer to my family now. Make sure you take before and afters so you can show-off your hard work💕

If u have a mobile home on land and it’s tied down into the foundation then it’s considered a home and u can get FHA funding.

Correct. Plus the land value goes up with time and if the home is well kept and maintained the combo home and land go up if the area is good.

For a new mobile home in CA it's about $220K which is very affordable near L.A area where run down houses are minimum $600K that have all sorts of problems.

I’ve got news for you; my hubby and I bought a brand new mobile home when we got married. We had a mouse problem pretty quick, and several other problems which were covered a by warranty. But the mouse problem stayed. Lots of trouble with the furnace also. We live way up north, so don’t have to worry about hurricanes, but long before the temp got down to -40 all the windows freeze over till you get a really closed in feeling. Surrounded by outside walls the home cooled off very quickly if the power went off or the furnace broke down. Now we’re in a 50 year old bungalow with a basement and it feels so much more secure. The big pro for us on the farm was that it was so quick to set up rather than build a house.

I’ve lived in several mobile homes. The older ones had less insulation and cheap windows that were like double storm windows. New ones have 2x6s in the walls and floors meaning they have more insulation. And we have regular house insulated windows

Yes yes yes to all the above!! I can attest to everything you listed! Isn’t amazing how you can transform the home for so little money?! We gutted a couple rooms along with the reno and still spent way less than some people spend on one room! I 1000000% agree with the storm con!!! That is my biggest con of mobile home living!! I am going to do a video discussing the insulation! It has made a huge difference! Great video as always!!!

I’m thinking about this now. The mobile home needs work inside. I could sell my home now and make a 100k profit and buy the trailer for 55-65 fix it up. What I feel in love with was its is set on a beautiful forested end lot. It’s a co op so I would own 1/6 of 13 acres it sits on. This one sits all the way on top of the hill no one around and it’s all wooded in back and around.

@@rebekahkenyon1302 yes . I was told I can cut as many as I can . I really wanna move there and be debt free not tied to a mortgage for 25 yrs. I would have so much flexibility and save allot more. The 3 Bdr 1.5 bath has a stick addition. Even tho we all would own the 13 acres my lot is the only one at the top of the hill all woods. He says none comes up threw here to bother . The Hoa would be 175.

I live in a brick house right now and critters get in. Mice and Snakes. For us it seems to be seasonal. As soon as it starts getting colder they find a way in.

You're so cute! And I agree with all your mobile home issues. Worked overtime putting out the mouse traps in the fall. Had them in my heating ducts. Had a huge oak tree nearby that I was sure it was going to kill me when it fell over during a storm. 2 foot of snow on the roof, it starts to sag and the front door is hard to open. If I buy one again I won't pay more than 20K max and no big trees nearby. I would sure rent one for $380 per mo. Rent is insane nowadays and most areas have jacked up the rent so cheap is hard to find.

Our new mobile with all the perks and taxes and moving it and setting it up cost $95,000. We placed a lot down plus qualified for some discounts so now we owe $65,000 for the home

I would have loved to have found a cheaper trailer but when I looked in my area I couldn't find any due to hurricane Harvey was a few years ago and there was none that was decent. Definitely liked the caulking idea. I did do that when we first moved in but honestly didn't think about looking on top of the ceilings... Tomorrow morning I'll have to examine them. Oh and just because this is a new mobile home didn't make it better. I have noticed most things now aren't manufactured with skill and love but rather just thrown together.

The biggest problem we have is the plastic water pipes cracking and needing replaced. We have a 1987 Fleetwood.

Girl, we live in a house from 1908. It has been completely remodeled and we still get field mice. I grew up in a 90s model trailer and we only got mice a couple of times. I feel like that is an issue anywhere .

I live in a brick house, we had a terrible issue...huge rats somehow got in our attic and ate through our water lines and flooded the house...part of the ceiling fell through...it was a mess and a chore to get rid of them!

My sister rented a single-wide many years ago. It was much cheaper than her apartment had been. She did have a tough time with mice, they kept coming up under the kitchen sink where there were holes for pipes.

You are right to be concerned about storms. I live in tornado alley. They tell you to abandon trailers when a storm is coming. That is why I don't consider them shelter. I also don't consider them a good appreciating investment, although if you put them on enough land, the land might be investment enough. I suspect you may live in an area where the cost of housing is high. We've owned two homes, this one free and clear now. Our monthly mortgage on a three bedroom ranch on two acres was $400. That was 15 year conventional with good down payment, but even a first home with a longer mortgage here would not have to have a payment as high as the rent you quoted, unless it were new and fancy. Tell your husband not all brick homes have a good attic, not that we're able to go up messing around in one. Ours is just a crawl space big enough to fill with a lot of insulation.

In my area mobile homes cost 1/4 of the price of a house. I live in California where the average price of a house in 600,000 and thats a fixer upper. Its outrageous out here 😥

Years ago my cousin, who lives in Los Angeles was renting a small little house. My aunt told me that if that house was going to be sold, it would have been sold for around 1 million dollars. I almost fell over when she told me that. This house was probably about 1500 sq ft in a crappy neighborhood. Yes, California is priced so high. I don't know how anyone can live there unless they make at least 6 figures a year.

If you buy the home from the park It can be more expensive because they stack ur trailer payment on top of ur lot rent but at least for my area I can buy a mobile home from a manufacturer and the parks here will pay to have it put in

I have a 1974 Ritz Craft single-wide. It's 14X75, which gives us 1050 sq. ft. Being older, it's had it's ups and downs, but with sons that work with fixing up houses, HVAC, as well as plumbing and such, I've been slowly making this trailer like new. I still need to do the wiring, but I don't have an electrician. I do have the equipment to do it, so hopefully I find someone who can do the work. I got the trailer for free when my father, who lived here for 18 years, for free. I have spent a total of $2,000 on this trailer (replacing bathroom floor, repairing toilet, flooring for bathroom and hall, new furnace and AC, insulation above and below, remodeling, replaced hot water heater and switched all plumbing to PEX and added valves, and caulking for windows) and now we only need to replace a back door, electrical, and flooring (floors themselves are fine and replaced the bathroom floor already). I would say the worst thing about living in a trailer is having to live in a park for us as the city and county will not allow trailers anywhere else but parks and freezing pipes in the winter. Even with heat tape, insulation and perfect skirting, it still freezes every year. As for pests, we never had mice or roaches or anything, but we do get ants every year. You can move lighting even if there is no attic space. It's not easy and might have to replace a ceiling depending on what kind of ceiling you have, but it's still possible. We have space above ours, but not for storage, only for insulation and wiring. Still, after living in rental properties and in regular houses, it's a better option if you want to keep money for other things.

Did you put insulation tubing around your heat taped pipes???. I think we are seeing freezing pipes more because of the drastic climate change. Winters are definitely colder and summers are definitely warmer!!!!

We put a 2-inch foam board around the skirting and sealed up most of the skirting with it and spray foam for affixing it and filling in the corrugated part. We insulated the pipes with US Energy Products (AD5) Reflective Foam Insulation, Heat-Cold Shield, Radiant Barrier, and Thermal Insulation 16''X50ft (62.5sqft 1/4 Thick). After we insulated all of the pipes, we cut into the Tyvek and pushed the insulated pipes into the sprayed insulation, and then sealed the split in the Tyvek with WOD SPPWTB10 Heavy Duty SPVC Black Pipe Wrap Tape 2 inch x 100 Feet (10-Mil). We don't even need heat tape now. We left part of the skirting at the end of the trailer that has no plumbing at all for ventilation and there's another ventilation port that goes out at the opposite end where there is no plumbing, only sewage drainage pipe that runs to the septic tank. That is wrapped with the same insulation wrap and tapped up. We went all last winter, even down to -20 degrees and it didn't freeze up. We're so happy, finally! Thank you for your reply and yes, the climate is changing and making it difficult. We are finding new ways around old problems lol

And you know there is 0 guarantee that will hold because it gets so ice cold anymore. And what's worse forest is what about when the power goes out. That has happened in past years. All that you did sounds absolutely worth it. I'm totally impressed. Thanks for giving me ideas for possibly in the future. I'm hoping in the next year or so to have my mobilehome again. Frozen pipes is always the worry come winter.

I have a field so I get field mice and snakes. I get the rat killer think its d con that dries them up so it dont stink my cat shes a good mouser just gets to be to much. For palmeto bugs aka water bugs. I put boric acid out.

I know this video is 4 years but a con is depending on where you live and when the home was put in it can heat up very quickly. I live in Florida and there were times it got to 84 degrees in here and I’m trying to sleep during the day and it’s hard to sleep when it’s 84 degrees. I’m to the point that I’m thinking about buying a portable ac that vents out the window to cool my bedroom off which is the hottest room in the place.

Thanks I looking at 500 to 800 sq but some of them have ugly bath room lol I need small room cause only going to sleep in there I want the nice master bathroom soak tub an cool shower lol An nice kitchen I love to cook an food family room. I found one but family room small like were u put the tv but I think it’s the winner so far . Lol

Mice can get into anything. But if you have to suffer 'diggers', nothing beats laying a 12 - 16" wide swath of concrete under the lower skirting support channel. This seems to help keep the diggers from easily tunneling under your home. Believe me you do NOT want raccoons, cats armadillos and the like under your home.. Bad news. Also, the builders of mobil homes seem to cut gigantic holes in the floor for any and all plumbing, leaving huge points of egress for mice and bugs. This needs to be sealed. I am still doing a couple more places like this in my home. I have only had a mouse in the house twice in over 10 years and in each case, they got in via a hole surrounding the drain from a sink. If you, no, WHEN you need a new roof, because you will need one within 10 - 12 years even if the home is new, make sure to use steel!!!!!!! Do NOT waste your money on those crappy asphalt shingles. I had a standing seam metal roof put on my double wide and never looked back. In fact every house I have ever owned got a steel roof when it needed to be re-roofed. Asphalt shingles are crap. As for storage, build a small out building. I have a garage I built and an outbuilding. Both are site built on slabs and both have AC and heat. You can NOT store stuff in a non climate controlled area and expect it to survive if you live int he south.

If you have a mobile home and put it on perminent foundation it's considered a house and the value will go up over time but not much. I live in a mobile home the only two cons I have is that they don't use the best quality of building materials and it does move very slightly were sometime my front door will shut good and other time I'll have to slam it real hard to make sure it's shut. But it don't matter what you live in house, mobile home depending where you live you'll still get mice.

I think it depends on where you go, the price of new mobile homes at Clayton are ridiculous!! I went to a independent dealer and their price was almost 35,000 dollars cheaper for the same exact house. I would never buy from Clayton! They mark up like crazy!!

I understand that but i don’t have to go to a Clayton dealer to buy a Clayton home. The Clayton dealers mark up the prices so much. I found the same two houses both Clayton and the dealers price was so much higher!

Annie Tolly yes definitely try somewhere else not a dealer when I bought my home I was told a few years later that my home was special order made thank goodness I didn’t pay for any of the special order lol I bought mine used at $15k

Mobile homes lose value as soon as u move them new. And they are hard to insure..in my area Ga. And yes everyone wants bigger and more. But keep it simple and enjoy ur life, u can't take it with u when u go.

I'm 65 and I have a single wide. The ONLY reason I want a house is because of tornadoes. I'm petrified in bad weather. We had a small tornado in my hometown a few months ago. One man's single wide was literally lifted up and set back down about 3 ft. away. He wasn't hurt but it did throw him out of the bed into the wall. In a mobile home you have to get out you cannot stay inside. I own my mobile home but I rent the farmland that it's on. I have absolutely no place to run. I either go in the ditch, in the woods or out in the road. There are no nearby buildings for me to run to. Sometimes the weather just happens even though you watch the weather. They can call for rain but then suddenly it can turn into a bad storm. Like what happened 3 months ago.

I think they all get them in my opinion. I've had internet friends admit they have had them at one point. I think it's just easier access . Rodents can get in any home though so I would let that deter anyone it's just something I've had to deal with in the country.

Hi Karrie I really enjoyed watching this video. Please help us change the stigma of manufactured/mobile homes. They are not trailers, and it does us all a disservice as well as the industry to call them that. Trailers are what haul furniture and other things behind a truck or car. Manufactured homes/Mobile Homes are what people live in, and they're a super way to live. Over 43 million Americans live in mobile/manufactured homes! Everyone needs to make sure the home they pick is right for them and should not be pre HUD. Six inch side walls versus 4 inch side walls is the way to go if possible. This type of housing is built in a temperature controlled factory where the outside elements of rain, snow, etc can't deteriorate the wood. These homes sit on an iron base - how many on site stick built homes can say they have a strong iron base and their wood 2x4's aren't damaged by the weather - None! This is why so many new stick built homes have mold and mildew issues the first year of home ownership. When purchasing a used mobile/manufactured home please check the water heater folks, and also all plumbing - make sure all sinks, and toilets have shut off valves. These are the most important interior areas of the manufactured home. Also, make sure the washer hot and cold valves/spigets operate efficiently with no leaks before adding the washer. Also, with all manufactured/mobile homes make sure to purchase a plumbing snake - and not a plunger - in case you have a toilet clog. Plungers and manufactured home flooring do not go well together. Plungers always create a vacuum. The vacuum being caused during the attempt to dislodge the clog will loosen the wax ORing at the base of the toilet. Over a short time of using a plunger the O Ring breaks down, and small amounts of toilet water slowly dips into the pressed wood underlayment. Eventually, the flooring becomes mushie. If this happens the toilet has to be pulled, and the flooring replaced. One of the things that has amazed me regarding manufactured homes, especially the existing homes from the 80's, 90's, and early 2000s, are the multiple interior switches and outlets. Also, the interior cabinets are quite often solid wood. Many of these homes are extremely well designed and have many different options that would cost a small fortune these days. Yes, manufactured homes can be moved off sight to new locations, but it is expensive to do so and permits are required to transport the home, and also to hook up electricity and gas. Also, before you purchase an existing home have someone crawl under the home with a flashlight to check the plumbing pipes, and the flooring under toilets, showers, and sink areas. EVERY home should have working heat tape around the plumbing pipes for winter months - many times this stays on year round. Make sure to check it each fall, and replace where needed. Manufactured homes are super and well worth the money, but as with any purchase of existing or new housing be smart - take the time to inspect what you purchase. If you like what you see, and there are a couple of fixable issues than fix them and enjoy the home. Good manufactured homes have a nice long life span! Also, check out the manufactured home community just as you would any neighborhood.

@@putgodfirst3315 What you might look for in your area are manufactured home service companies - some towns have them and some don't. Try finding a certified home inspector that has experience in manufactured housing. Do you attend a church or other group that may have knowledgeable contractors or certified technicians that might look the home over for you. You'll want someone who gives good common sense practical observations. Watch out for anyone that would come in and tell you that anything that doesn't work needs to be totally replaced because I've learned that many times the issue is something small and can be resolved easily. What I mentioned above will give you a good start as to what to look at. Sure hope this helps!

I co-signed a note so my daughter could buy a used 14x70 3 bedroom trailer in 2002 ... 1995 model ... 10,000 ... she had $2,500 to put down... had it moved out to a small farm land .. put in a water well & septic tank ... the note was for 12 yrs and she paid it off in 8 yrs ... in 2016 her current husband built a house and referb that trailer then rented it for $500/mo ... this past mo her renter has moved and we are referb’n again from those rental monies ($14,500) Yes trailers and good renters will pay you back... We also have 3 other trailer homes we rent out too ... we try to keep them in top shape and a fair rent with good renters ... every one wins ...

We bought our last trailer brand spanking new, had it built to order. STILL had problems with mice getting into the underbelly 😡😡 I hated being woken up at night by little scratching mice!! That would have to be the number one most annoying con of living in a mobile home for me. Other than that I didn’t have any issues with it. It was definitely a lot harder to sell than a house though. (We have sold 2 houses and the 1 (brand new) trailer) After we sold the new trailer on .5 acre we tried to buy a 1995 completely remodeled trailer on 2 acres with a pond BUT it had been moved TWICE which to the bank is a BIG no no, and they would not budge on the loan. They would only go 10 years at a much higher interest rate which put our mortgage at the same price as a $300k house 😂 so unfortunately we couldn’t go with that property.. we ultimately decided this time to go with a new built house on .6 acres this time instead. At least it will have the resale value.. P.S. the area we love in is SOOO extremely expensive due to the amazing school district which is obviously why we are here! So it’s definitely a struggle finding an affordable place to buy around here. Unless you can afford a $400k place you really have to settle in one aspect or another

I used to sell mobile homes and owning a mobile home is so much more expensive than owning a traditional house. Everything in a mobile home cost a lot more than a standard house and the specs are different so you will have to go to a shop who carry parts such as plumbing, millwork etc.

Yes, but that's a little cost here and there over time. We are looking at a new 5 bedroom double wide for $30,000 less than just the home with no land that is a 60 year old 3 bedroom with less sq footage. It would take a lot in electrical bills and upkeep to make up the difference.

Why not make sure that you are truly saved by Jesus Christ and practice this way. Remorsefully confess with your heart your sins to Jesus Christ who is God and tell Him that you right now are repenting of your sins and you want to be born again of the Spirit from above. Tell Jesus that you are remorsefully sorry for breaking His commandments and that you are begging for forgiveness from Him. Allow His blood from the cross to wash away your sins. After this is done with your heart successfully the Holy Spirit will come to live within you and He will rebuild you from the inside out. Look for signs that you are saved. Things like spreading the good news from Jesus, getting other people saved, a craving for the word of God, reading the Bible, etc… These things are known as a calling and fruit bearing. If you're not bearing fruit then keep doing it. Sometimes it takes time to get saved. Read Matthew chapter 13 from the King James Bible. God bless!!!
