Phenomenal. 2021 and this is still so relevant, straight forward and eye opening. The landscape has changed immensely since 2016 I'm sure but these principals are still critical. I look forward to implementing them over the next 6 to 24 months
Your directive to talk within 2 minutes is 100% correct. I just had a lead assigned to me by our brokerage. Got in touch immediately. But in the time that elapsed between them entering their details on the website and me getting the lead, they had visited the property and got the listing agent's phone number off the sign and set an appointment with him. Unfortunately, my experience with web leads is that most of them aren't even interested in talking to an agent; they are just trying to get information, and may already be working with someone. Most won't even take phone calls; they are filtering and won't pick up. Largely a waste of time for me so far. Agents who pay $2,000/mth for these leads tell me that they only convert about 3%.

Thank you for the free infor. I have a problem getting expires phone numbers. Most people now a days have cell phones and that is not public. How do I get this done? Also do you have scripts for us to practice on once we get the prospect on the phone? Thanks, Again. Bonnie

Well done Kevin. I have found that those who lack a system are going to have Boom and Bust cycles in their sales which is extremely frustrating. Understanding the concept of a pipeline and the difference between Prospects and Leads is also critical. Great job covering that. I will be on the lookout for more material from you.
