My sister lives in Frisco. Everytime I visit Frisco, it keeps changing very quickly. Frisco is a lot more commercialized than a lot of average suburbs in the nation.

Like most places in Texas, Frisco was nice 25 years ago. Same with Austin, San Antonio, Lewisville, etc. Not nice places to live now. Crime and congestion plus air pollution.

You haven't seen Plano if you say this. If you drive on Preston Road, you get that feel. I think Preston road was meant to be commercialized. Things changing quickly is sign of demand and development.

It's not an avg. suburb, and with 225k residents, it is more of a city, a master planned residential and commercial utopia for many.

Not really. Texas doesn’t have state income taxes. If you live in California, in addition to property tax, you are subject to a 6% state income tax if you’re married & filing jointly with income of >~$78K.

I’m still in Frisco but I would like to move. I’m tired of the traffic and mish mash of retail and fast food and toll roads and high taxes. I hoped that the city would control growth a little better than it has and I was looking forward to more parks. I’m still waiting for those.

I lived in Allen for 22 years and seen the city explode in population and entire neighborhoods and shopping centers being built on what was once farmland. We moved out of state last year because it was killing us financially. We are actually able to save money now and it's wonderful!

We moved to Frisco in 1991 when housing was inexpensive but little infrastructure. Under 4K people if I remember correctly. We moved to a small community north of Ft Worth (in 2017) on acreage to escape the nightmare traffic, high taxes and houses crammed into small lots.

If home price, taxes, and HOA, concern you as a home buyer, be aware… Prosper is higher, and Celina is catching up. Also, due to location, Prosper will likely feel the impact of Universal Studios as much as Frisco.

Most of the new communities in Prosper and Celina that she is advertising/recommending may have PID, MUD taxes and like Ted mentioned same problems with Traffic exist in prosper and Celina like Frisco. Also, depends on where you buy in Celina and Prosper it is not any cheaper than Frisco. If you really want to buy for less go to Melissa, Anna, Justin, etc. so the comparison of Celina and Prosper with Frisco is not really any different :)

Thank you for the video. I used to be working in Frisco. The traffic was horrendous, and those tollways. I own home in McKinney. So blessed to be 3 minutes away from work, now.

Moved to frisco as a kid in 06 graduated from wakeland in 2010 i want to say my parents bought their home for a little over 200 grand ..now its worth 600 thousand ..so much has changed in 17 years..currently living in tampa fl cant say i miss frisco much lol

I just moved out of Allen TX last year because of the horrific traffic and expense. I have friends that live in Frisco and they are already see the population and traffic growing even without that theme park. And who decided it was a good idea to build a theme park in the middle of a suburban residential city anyway? Greedy local government. You forgot to mention most big homes in North Texas cities like Frisco, Allen and McKinney have 2 a/c and heating units which makes the utilities also very expensive. In the hot summer months it would cost $600-$700 in just electric alone. $300-$400 electric in the winter. We moved out of state and it's the best financial decision we've made!

Oh wow, you said goodbye to Texas and moved on! You’re right though, all the cities you mentioned are super crowded and densely populated. Allen is actually more densely populated than Frisco! It’s a shame you didn’t get to experience the south side of town. Cities in Ellis County are blissfully uncrowded!

Katy and Fulshear (west of Houston) are getting that way. Increase crime, air pollution alert almost every day, and very congested roads. The result of thousands of new apartments and houses and moving into the area by the thousands. Literally thousands.

The idea of no Income Tax is an illusion. My property tax goes up every year, I retired, my property tax continues to go up every year. If we had a 3% income tax then as I retire I would pay less tax. My property tax now equals two months of retirement pay. So as your house goes up in value you think thats a good thing. Then you get your annual revaluation and adjusted tax bill. Then you realize you are facing the possibility of not being able to live in your overpriced home.

I completely agree that property taxes are ridiculously burdensome. Have you heard good news is on the horizon though? Property taxes are seeing a huge cut. I’m releasing a video on it this week! It cuts the school tax portion by 43%! Property taxes are still so hard on the wallet but this will help!

Good information but you need to correct the math error... going up from $387,500 to $650,000 is a difference of $262,500 that is 67.7%, not 40%. You always have to calculate the percentage from the original amount and not from the final amount, meaning, if you were paying for a candy bar at $1 and it became $2, that is 100% increase from the original amount, not 50% (if you were to calculate backwards like what you did), but again, good info, gave my thumbs up :)

TX property taxes on $650K would be reason enough to move. Add some homeowners insurance and I smell a foreclosure... As a current Frisco resident that has been here 20+ years, can't wait to move out. Too expensive, too crowded...y'all can have it!

@@kennethso6811 Property taxes and insurance are high in Frisco and part of this video is about that. As to a foreclosure wave...we don't have anything cataclysmic that would trigger that right now. Instead we have people leaving and home prices stagnant and down. Right now home prices in Frisco are down 9.8% year over year.

@@HappyPenguin75034 Thanks for the feedback! The data I sourced in the video was about HOAs, not pids or puds. On the home price front…the median sales price dropped between Jan-Feb, rose Feb-Mar and has been dropping since - not a crash mind you, but from 700 to 665 to 650.

I never understood why someone would want to move farther away from the city of Dallas to get less traffic when you will be stuck in more traffic when you move farther away from the city. I absolutely love Frisco, I’m in the Southern part of Frisco, more developed area, barely any construction right by the Star. The more north you go… the more traffic you will get if you live in Frisco, even more traffic in Prosper and even more if you move to Celina.

Because not everyone works in Dallas anymore. Frisco/West Plano corridor have become giant tech, financial and healthcare hubs. 25+ years ago there was barely anything there, just farms and ranches. So people had to commute to downtown Dallas and areas like Las Colinas, Richardson, Addison and Irving to work in tech, financial and other industries. But now that's not necessary. I have family in tech field that live in far west Frisco and commute 25min to Coppell for work. And people I know in healthcare that work in Plano, Frisco and McKinney because these cities have numerous large medical centers not to mention gobs of clinics and medical offices. Collin county has grown tremendously in the last 30 years. I sometimes miss the old and quaint Collin County and driving through small winding roads with picturesque prairies, ranches and farms.😞

If you want to see traffic chaos go to Frisco during morning rush hour and during the school year. I've lost count of the number of high schools; but I think we're up to 11! Early this year, the PGA had a Seniors PGA Event and some genius at the PGA decided it would be a good idea to have auxiliary parking at Lone Star High School. My God! Normal school traffic is like 3 miles long. The PGA event caused unbelievable chaos. Like many in my neighborhood, we are waiting for the right time to sell our homes at hopefully lower interest rates. UGH x UGH

We were seeing similar videos for Plano when it was getting fully built out, now Frisco. After few years , it would be Prosper/Celina that will get built out. You can always head farther up north, it will only worsen up your commute time if you travel down south. My best bet is to visit these towns and see what they offer and if its worth buying there.

Wonderful information! We ended up buying a house in Prosper when we were looking for a house in Frisco. I think Frisco is shifting to be a big city right now, and no longer suburb. Prosper has a real suburb feel and more houses suitable for families with children. I think more young single professionals will move to Frisco and thus more condos will be built.

Everything you said was correct! We moved from the Frisco area to go more north for more land. Couldn't imagine spending that much money for a patio with no yard. I do disagree with the school ratings, its only gone down hill in the last 4years.. The schools are simply horrible and over crowded.

McKinney resident here. Lived in home for over five years. If you look hard for them, you can find newer homes which have more than a postage-stamp back yard. All the houses on my side of the street back up to a greenbelt, which is nice. But even if part of that greenbelt is flood zone where they can't build houses, various entities will still plan things for it, and you have to fight hard, very hard to keep that greenbelt! So far so good. I grew up in the country in South Central Texas. If you are about 1.5 hours away from a major city, and are not near a major freeway, you will be fine. I think 1 hour away from the city gets to be "iffy." Anyway, this is my experience of life if you want to avoid all the sprawling development.

My Uncle Ralph just died at 97. My cousins sold the family farm. About three hundred pristine acres smack in the middle of Frisco. Been going there since I was a kid. Sad to see it developed within an inch of its life, which it will be.

For me, moving north is not an option. Those new homes in Prosper are pricey! From what I recently saw, new homes are $100K more than existing ones, and significantly smaller. Since school has started, Prosper ISD is struggling with the larger than expected influx of new students. Also, many employers are making workers return to the office, and Prosper adds a significant increase to most commutes. I agree that the Universal Studios park is going to bring massive amounts of tourists, with little benefit to residents. The east side of Frisco has been better for traffic, but with the development of Brinkmann Ranch and massive apartment buildings at Main and Custer, I expect it will get much worse there too. Still, there are many benefits to the city, and I prefer it to the surrounding areas.

Love that perspective! I was looking up median sales prices for a new video and the median sales price in Prosper is 800k. That's the median. I can't believe how expensive it's become!

I lived there in 2009 and my rent was $600, That same apartment now is $1400 last I looked. It was cute seeing little bunnies hopping around though. I wondered if the price increase was due to the Cowboys HQ or the CA residents from Toyota that came over.

Grew up in frisco, now live in Boulder, Colorado. Couldn’t be happier about that transition. Frisco is a great place to raise a kid in my opinion, but beyond that there isn’t much to do. Sad to see frisco allow universal to build a little kids park in addition to all the other things in the city.

Imagine being a Frisco native! When I was working at the EDS campus in 2000, I remember one evening shift venturing across the border from Plano into Frisco to see if I could find me a different spot to grab something to eat, and thought "wow, nothing in this sleepy little town" so headed back into Plano. The population then was only about 35K, spread out into fields as far as you could see. I can't imagine being a Frisco native and seeing the absolute devastation that has occurred to their previously comfortable and happy little town.

Prosper and Celina are just barely getting started. Remember when Frisco was a small little town? As soon as Stonebriar mall opened it exploded with growth. Prosper and Celina will have the same fate as Frisco. Don’t kid yourselves

It does have that strong side of it for sure. It’s part of what’s driving growth to the northern areas. For Celina, a commute to Frisco is realistic whereas a commute to downtown Dallas - not so much.

Prosper is going to be another Frisco in few years if that what you’re escaping from. Their schools are not as good either. I think you can’t skip traffic issues anywhere frankly if you’re looking at thriving suburb close to major city (which is what Frisco).

Even though prosper & Celina have lower density, they’re building as far as the eye can see. Those areas will be just as crowded in 10 years. Frisco will be even more crowded. The tollway will go to Oklahoma at some point

Frisco had so much potential to really have its own identity and some actual culture. But they let the developers do whatever they want. Frisco is just another upper middle class corporate suburb now.

Prosper is far more expensive than Frisco. Back in the early to late 2000's Frisco was an affordable surburb for new families. Prosper was expensive then with several athletes owning mansions there. Realtors always feared newcomers to Frisco which is why it is so overcrowded. Every new company, restaurant that comes to Texas automatically goes to Frisco disregarding the open spaces south of downtown dallas.

You’re completely right on that! It’s frustrating that people don’t give the south side a try. Ellis County is lovely! I understand the reasoning though, the school ratings are higher in the northern areas and most offices/technology hubs are on the north side. It’s definitely crowded though!

Thanks for the insight! Another way you can look at it is how much home can I get for a certain price. You probably can find a 400k home in Frisco but it would be quite different than what you could get in other cities. You may see similar prices but it’s more a bang for your buck situation!

If you were to compare Frisco to say, the south side of town (Ellis County) there is definitely a big difference. Faster lifestyle, homes closer together, more walkable. Some people love it, some don’t!

I'm very glad to buy in North Plano, the Rice school is still good, and I feel the discipline is much better and the school is more academically demanding then Cobb middle school in Frisco. Houses in Plano are older and have larger lots, which means fewer drainage problems between houses. Its way easier to get from here to shopping you need, run errands, get doctor appointments done etc, get to do some weekend things without dealing with a bunch of cars in Frisco. And it will get worse since all Prosper, and Celina people drive through Frisco. In general, Plano feels much calmer, and since there are fewer new families and more retirees - fewer people drive to work, so much less cars in peak hours. I’d rather do Keller, Hurst, Plano, Mckinney - I noticed though they’ve been building wayyy to many 2 story large homes to juice profits when we need more 1 story 3-4 bedroom basic houses.

Believe it or not Dallas is saturated with affordable 3-4 basic houses right now, they’re just not in the higher demand locations. Places like Princeton, Royse City, Forney, Haslet and west Fort Worth are flooded with discounted affordable homes. They’ve overbuilt there, yet in the higher demand areas, you’re right, they putting in 2-story huge houses with an equally huge price tag!

Excellent lecture. House prices across the nation have skyrocketed in the last two years esp due to inflation. However, 2.18% property tax in Texas ain't bad when you consider some new suburbs of Houston (like Cross Creek Ranch in Fulshear, Tx) have a prop tax of 3.5%. On a $600k house, that's more then $20,000/year, just for prop taxes! That does not include the HOA, insurance, etc. Katy and Fulshear are also overcrowded and polluted. Crazy!

@@WendyPannell So true. That's why with the recent run up in house appraisal values, many retired people in those areas are moving out so we suddenly see more houses for sale then usual. Retired folks do not care about the zero Texas income tax as you know; they are hit hard by the high prop tax, however. Thanks for your informative lecture. I subscribed to learn more.

Tax RATE means nothing in texas because the counties overappraise every house and everyone gets the maximum allowable 10% tax increase regardless. For instance in Massachusetts the tax rate is higher but the appraisal is so far behind that its actually cheaper. Other states require a real appraiser not someone using make believe numbers without ever laying eyes on your house.

People maybe moving out but new people are moving in to replaces them. The average number of days a house spend on the market is 84 days which is down 37%. Plus The Fields are building large number of houses. The traffic on 380 is the worst in DFW. It will be years before that is corrected. Prosper/Celina has it's problems for sure and it seems like you didn't mention any of these.

Everything u said was spot on fr esp the traffic i stay right off 380 in Denton right next to Prosper n the traffic is crazy i remember when we came down here 3 years ago i was shocked cuz who expects so much traffic on a small 2 lane hwy, its a great spot with a lot of new stuff coming along like the Velvet Taco, HEB coming soon, the Costco, or the slims chicken that just opened 2 days ago, but once they expand the fwy and finish up 380 i think its gon look a lot better and hopefully helps the traffic even if it takes off 5 minutes😅

Oh, it’s awful and overcrowded! I moved here in 2000 and now I can’t wait to move. Looking at East Texas area or West Texas area ( originally from West Texas ).I love the hill country area but to many people from California moving there. Lord help Texas. My state is being ruined 😥

I live in Frisco. My neighborhood is near a big park and homes sell here without listing. A house got sold in my lane just 2 lots away and I came to know after 3 months. No 'for sale' sign, no listing on Zillow, nothing. That how Frisco is. I agree with traffic, its getting crazier by the day. Frisco is going to become most prestigious city in whole of Texas, thanks to its mayor's efforts. It's out of reach for most people looking for homes though. Those who bought pre-covid got extremely lucky.

I just moved to Frisco (renting) I used to kick myself for not buying here earlier but I must say now that I’m here I’m glad I didn’t buy. I’m in north Frisco so it’s a little less crowded up here I’m practically in proper and I really do love the area. The high school situation is crazy here too btw.

Ill be honest.. I am a California transplant. If I had to pay $650k for a home here, I would just go back to Orange County and buy a house.. I left because of the home affordability. If your homes are worth the same as where I used to be from, best believe I will have better weather, the beach, and GREAT food for the same price. Plus OC is its own country in California.

Frisco's ISD is definitely better than Prosper ISD. Not only the small size private school style school, but the ranking. From US news high school ranking which is considered major , fair ranking by most US top universities. You can see how good is Frisco high schools which will lead your kids to great university. The driving distance from Frisco to Dallas, airport being reasonable. How about Prosper, Celina? Please do not use a small community next to Universal Studio misrepresent all Frisco communities. Also, Universal Studio has done the best that they can to maintain that small community not being influenced. Everybody knows that some people in that small community being not honest misrepresenting all Frisco residents' will. Also, without Frisco and Plano, Prosper and Celina are boring cities. How far are Prosper/Celina to Dallas and airport. How about highway 380? Is it not extremely crowded? ( In collin county, only lovejoy ISD is better than Frisco ISD .)

Well being one of the pesky neighbors living close to the proposed site for Universal, I hate the idea beyond measure! It is all well and good to brag about all the great things in Frisco when you don't have to deal with the congestion, the noise (constant construction), construction trash and debris in your yard, torn up roads from all the normal traffic and now ungodly construction. I've lived in Frisco for 14 plus years and I've seen the quality of life decline. So sad ... Oh so very sad.

Traffic north of 121 (frisco, prosper, little elm, etc, is in serious trouble with infrastructure. The developers dont care. Traffic is actually worse than in dallas proper, and only getting worse. Once universal studios goes up, you're going to see an influx of problems and traffic.

I remember back in the late 1970s when Frisco was a small town consisting mostly of Hispanic and black residents. I don't want to cast aspersions, but the place was mostly old farm homes and shacks up until the 1990s when developers came along and offered pennies on the dollar for property that had been in those people's families for generations. Of course, eminent domain helped with the land grab. That whole melded area, Lewisville, The Colony, Frisco, Plano is an overrated, overdeveloped, and overpriced development on the plains of North Texas, it's definitely not worth the price of admission.

I remember Frisco being mostly Latino and White. I rarely saw black people in Frisco until the late 1990s. And yes, it was mostly Farms & Ranches predominantly owned by Whites with Latinos owning some farms...same thing with McKinney and Plano. Mass development didn't begin until late 90s early 2000s when Stonebriar mall was built and at that time there were maybe 2 or 3 developed neighborhoods. Everything else were farms/ranches much of it owned by 4 or 5 large families (Brinkmann Ranch comes to mind as they owned alot of acreage). The rest owned by farmers and ranchers with less acreage. I lived in Plano bordering Frisco at the time. Most of Frisco was not developed through eminent domain (though some of it was to build or extend highways such as Dallas tollway, 121 and the like.) Most Farmers and Ranchers were offered either market value for that time or quite a bit of money for their land if it was especially in a desirable area. Thus ranches and farms were sold to the developers.

Rent was like $1100 for a 1 bedroom back in 09. Born and raised in north texas, didnt stay, moved to oklahoma and now Amarillo. Its as expensive here but not close to as much of the population crowding and the Californians stay away which is a blessing.

Yes, the traffic is getting more and more horrible, and the tourist attractions will make it worse, especially the Universal Studio Park, but there are still much more people coming to Frisco, than leaving. The affordability part of the video is not exactly accurate, the prices and taxes in Prosper, for example are even higher, and the taxes in Frisco are between 1.6% to 1.8% not 2.1% as it stated in the video. Frisco taxes are one of the lowest in Collin and Denton County. It's very easy to verify going to the Appraisal Districts websites. Frisco is still desirable destination.

Excellent input! Thank you for sharing! Property taxes are a formula of county + city + school + taxes you may or may not see depending on county and location. These include college, hospital, water district and pid. They will definitely vary from neighborhood to neighborhood and even street to street. Some Frisco homeowners could pay in the 3% range depending on their neighborhood. The tax estimator is an absolute must!

Frisco has been and probably still is the fastest growing city in the nation. So not sure where she gets this "people are leaving it" from. People are always unhappy in some ways. If you live and work in Frisco - traffic is not a problem. Now if you are commuting to Dallas or Fort Worth - it's not worth it. Its not a suburb. It's a smallish city. Actually at 200k its a decent size city..but I digress.

Texas used to have low property taxes 40 years ago because the Texans we had were descended from the old pioneer stock who lived here without air conditioning. We did not demand gold plated rec centers. City officials would not have dared to spend a fortune on signs that said "Downtown Frisco" or other parts of Frisco. We would have figured out we were in downtown Frisco. Also, Dallas used to be an engineering town back in the 1950s and 1960s. Engineers who wear pocket protectors don't wear designer ties.

You are correct that we need to change the design of the city but there is a better solution. Rather than lowering the density, we should build walkable cities that are currently illegal to build in the US and Canada. Me and my wife are planning to move to North Texas soon and we initially considered Frisco because of their school system, but with the current market, we are considering McKinney within Frisco ISD. McKinney has so many beautiful areas and lots of choices with new construction. It's great that way! McKinney within Frisco ISD is a good idea, and you might consider within Prosper ISD as well. Prosper schools are outranking Frisco right now. In some ways McKinney is like a giant bedroom community so even though it's big you won't find the shopping malls like you will in Frisco. That may be a consideration for you. I would say yes to McKinney, no to McKinney schools and it sounds like that's exactly what you're doing!

People moving to Prosper, Celina, anything north of 380 and near DNT and 289 north. Let me restate--380. This growth will all come your way, but you will have to ensure all the new construction inconveniences and challenges that come with. Many "con" omitted about moving north in this video. Perhaps have shown more accurate depiction as well as side by side taxes comps.

And the ONE highway we have, the North South Tollway, has closed entrances and exits between Panther Creek and PGA pkwy. we just got that entrance about a year and a half ago and were able to enjoy it for 4 months, and its been closed ever since. Claiming construction on the tollway, but you can clearly see the blocked entrance lane is clearly about a half mile long but BLOCKED.

I was on the side of the tollway on the access road for 45 minutes watching the cars coming down the tollway from prosper fly by. The PGA entrance was closed so I couldn't get on there, the U-turn under the tollway was closed so I couldn't turn around and go back and maybe chose to take Preston south instead, and the two lane access road was cut down to one lane. It's so insane that even tho we are going South, we started just taking the access road going North and making a turn and getting on to go South from there. Just absolutely ridiculous! @@WendyPannell

You're funny! The average household income in Frisco is $165K but everyone I know is in the $250k-500K range there. They CAN afford to live in Frisco. You could make your same argument about Beverly Hills. I can't afford a Belaire mansion...so I don't live there.

Frisco/West Plano corridor have become giant tech, financial and healthcare hubs. 25+ years ago there was barely anything there, just farms and ranches. So people had to commute to downtown Dallas and areas like Las Colinas, Richardson, Addison and Irving to work in tech, financial and other industries. But now that's not necessary. I have family in tech field that live in far west Frisco and commute 25min to Coppell for work or less if working in Frisco/Plano. And people I know of in healthcare that work in Plano, Frisco and McKinney because these cities have numerous large medical centers not to mention gobs of clinics and medical offices. Collin county has grown tremendously in the last 30 years. I sometimes miss the old and quaint Collin County and driving through small winding roads with picturesque prairies, ranches and farms. 😞

If by North Texas you mean north of Dallas (Collin County), there’s a lot of truth to that! If you mean the general north Texas area, there are actually many areas with low population density and wide open spaces.

Some good information; however, not a balanced report. If people are moving out of Frisco in large numbers, how do you explain the continued population growth? The city of Frisco has an estimated population of 220,000 (up 10% from 2020). Even though there are a host of smaller properties, there are several properties with large yards. Yes, the population is approaching 3,000 people per square mile, other communities with a much older infrastructure are over 6,000 people per square mile in the Dallas Forth Worth Metroplex. I would enjoy an updated video from "Home in Dallas Texas" with a more fully developed report.

Hi Chuck, great insights. Thank you! I’m a very data driven person and of course, it all depends on the data source. There are numerous communities in the 4-4,500 range for population density, though I’ve not observed many in the 6k range. Frisco is at 3,339/sq mi. University Park takes the cake at 6,642. I welcome your insights and always welcome additional data sources. Thanks for sharing!

It's called transplants Chuck and social engineering. There is a native and local perspective vs. a transplant perspective. Insider / Outsider view. These audiences differ a bit.

Wow! Those are some amazing property taxes. I guess they are high because of no state income tax, and they have to find the money somewhere.

Great info! Looking to move to TX. and had Frisco at the top but will scratch it . What are your thoughts about Sherman and Dennison from a price, appreciation and quality of life point of view?

These are great questions! Thanks for asking them! Denison has a pretty low median sales price of $240,000. Sherman's is similarly low at $288,995. These are completely different dynamics than what you'll see in Frisco. One thing we always advise our buyers is to look at the median sales price and try not to be at the high end of it. You always want there to be nicer homes than yours that will bring your home up in value. In Denison and Sherman that would be tough because your median sales price is so low. Also, both of these suburbs have moderately low rates of home ownership (Denison 60% and Sherman 54.9%) From a quality of life standpoint you may find your neighbors may not put down the deep roots you'd like them to.

I would never in life move in Frisco I wouldn’t even if the price was $2.55 I was working in the area literally helping people in need and this lady came out asking why was I even in there neighborhood. Not high not nothing just racist 😢

There is a reason Frisco has decided not to participate in DART...(Dallas Area Rapid Transit). They've had the opportunity to plug into the rapid transit system, including light rail, and it's citizens have rejected it.

Thank you for this info... Im moving to Tx next yr and Frisco was on the top of my list next to plano... what are your thoughts on Plano? Im single with 2 kids (9 &11). I would like a country like feel with city feels if that makes sense.. with lots of nice parks like Frisco and really kid/family oriented.

If you want upscale housing and best schools....... ar a huge price tag..... the northern suburbs of Dallas ( first came Plano, then Frisco, McKinney, Allen, Prosper ) Are where the most desirable neighborhoods are. Now the northward sprawl is going all the way up to the Oklahoma border.... a 90 minute commute into Dallas.

Great question! There is massive growth in Celina and Prosper and I think a lot of the migration is there. McKinney and Melissa are common choices as well!
