Watch your work over the villages - thanks so much for keeping us informed. Hope you get a chance to fly over all the new construction and fields in Eastport and its surrounds after this storm comes thru from Helene. Keep up the good work.

Every winter when I visit friends in TV, I’m more and more amazed at how this place is evolving. There’s nothing like it that compares. Wish I liked the heat, I’d be living there by now. I love TV. Thanks for all the updates!

I find it interesting that both Middleton and Eastport are both building new grocery stores, I just hope they are not both the same store so there will be some variety!

I was also thinking they are so close together, but then I realized this happens more than once in TV. The neighborhood Walmart and Publix are across from each other at 466A and Heald. Also, Winn Dixie and Publix at the west end of 466A. Up in Spanish Springs Winn Dixie and Publix are in the same plaza. Just would be nice to build a supermarket down by Meggison and 470 before 2 over in the more central area of Eastport and Middleton. Middleton seems more important for the convenience of the families that have been already living there a year. Must be frustrating.

@@jennifermizrahi2933By 470 and Meggison just go towards 27 and in 3 minutes you’re in South Leesburg. Winn Dixie and Publix there plus some restaurants. Very convenient actually.

Thank you Don. Regarding 7-11's. The Magnolia store has been open a year or less and it's already a dump. Drink machines are out of order more often than not. Floors are dirty, and they can't seem to keep up. Drink cooler doors broken and covered by black plastic for over a week. I want this store to be successful, but management needs to try harder.

Hi Don, my wife and I have noticed that tv is working diligently trying to reduce the ponds water levels after the storm. Many trees are submerged and golf courses impassable. Why doesn’t tv allow homeowners to temporarily irrigate their property for free to help alleviate the water issue more efficiently, hopefully saving the trees and drying out the courses faster?

It is 2 different systems for the reclaimed water used for residential yards and the storm water system used for golf courses and other public properties.

@@carolapostolos8929 Storm water comes directly from the retention ponds and reclaimed water comes from the water treatment plant or the aquafer if water isn't available.

Hello - love your videos. Is there really a Chipotle going up next to Mc Donald’s on 44 and Powell Rd. I would love that to happening but I have only heard it from you. I have not read it anywhere else.

You always reference "Powell Rd. and Hwy 301". I looked on Google Maps, and Bing maps. Both of them show "Powell Rd." ends at 466a . And north of there it is called county Rd, E 462 or 462 E. What map would show it as Powell Rd?

Do you think any chance the cleared area east of the turnpike on the south side of 470 will be a rec center? Or, you think definitely shopping? It seems logical it might be a gas station and supermarket. When I first looked at zoning a long time ago it seemed like it could be an independent living facility possibly also, but I wasn’t sure I was looking at the correct lot of land.

Pretty confident that it will be commercial, it is very much a prime location with Turnpike exit immediately adjacent to it. As far as a Rec Center goes, it would not be unreasonable to see one a little farther south of there in the adjacent/southern property assuming it is developed residential, but it would not be a regional rec center, more likely a village rec center like Franklin or Homestead.

Don, you made a comment about a 30 foot fence for $3k, I purchased a lot in Shady Brook and yesterday my realtor called me and offered me a 30 foot fence in the backyard for $12k. Is inflation hitting the Villages ?💲💲

My comment was based on the information that was provided by viewers during that broadcast, I am looking into this new offering this week and hope to have more information on Sunday for the broadcast. The amount quoted was $30K (not 3K). And yes, inflation hits The Villages just like everywhere else, you would be surprised at how many residents have forgotten that reality after moving into the bubble.

The Eastport commercial area is still a major construction zone and is not accessible, however the communities of Shady Brook and Moultrie Creek which are just south of the Eastport area are accessible by taking either the Bexley Bridge from Sawgrass Grove area or by coming down Corbin Trial and McNeill from the Monarch Grove area, and then following Bexley Trial south to Central Parkway west to Marsh Bend Trail. In your travels you will pass by the construction area for Eastport and be able to see much of the progress that is being made.

With TV building out the Middleton area, I'm a little perplexed by all the other home & apartment construction near TV. If you're older, and want to be in the area, sure you can go to the squares, but all of the other TV amenities are not available to you. So, what's the point of being close? If you're younger and don't have kids, sure maybe you work in/around/for TV, and some of those housing options work for you. If you've got kids, the whole point of being in the area is to get your kids into the charter schools, so if you're going to be in the charter school, and need to work for TV to get your kids into the charter school, why live anywhere else except Middleton or Oxford? I just don't understand the incentive of builders to build in the area or buyers to buy given the options and benefits provided by TV.

@@dibari22 by most standards, Middleton is considered an upscale community and the homes are more expensive here than other areas of Sumter County. No everyone can or wants to afford living in Middleton. The developer knows this and recognizes the need so plans are in place for less expensive options in Middleton (apartments, etc). The plan for Middleton is approximately 8000+ homes, of which only about 1000 are currently plotted for construction or have been constructed.

@@GoldWingnut do you know if they anticipate most of the home/apartment construction outside of Middleton to be filled with families working for (or in) TV with kids attending the charter schools? I just don't understand the draw to the area if you're not retiring in TV or getting your kids into the charter schools.

I think it is sad that the developer has decided to go for higher density with smaller homes, like cottages, veranda and villas, and very few premier homes. I have heard of a few people who have purchased new homes, have complained about shoddy workmanship. The high school is having so many repairs done-windows, air conditioning, etc. Is it true that homes are now being built in 30-60 days?

"I have heard". It's not true. Homes are as good as ever. Cottages, verandas, and villas are being built because people want to buy them. That should make you glad, not sad. Besides, unless you live there, why be concerned?

Does to me...I'd want answers also, and I am considering moving to The Villages (TV) myself (in due time). ;-) I hope you're right that the quality/workmanship is not declining due to the speed the Developers are moving...not just here but elsewhere in TV. As for all that glass being replaced in the high school, that's not something that normally happens (for whatever reason). -- BR

The work at the High School on the windows is due to a bad design by the window manufacturer (they leak) and are being replaced by the manufacturer, it had nothing to do with the construction of the buildings. What they are building is a mix, just like they have done for decades now, patio/CYVs have traditionally been about 25-30% of the mix, cottage homes about 10-15%, premier 3-5%, and the balance being designer homes, of which 10-20% are custom builds depending on the location. The CYV/patio homes have always been some of the first built in every villages. They listen and respond to market demands and the economy. In this case Veranda homes are very hot on the market, for 2 reasons - privacy and pets, the same 2 that have driven CYV sales for years. The Veranda series meets these 2 demands while giving you a designer home floor plan. Veranda homes are the same density as designer homes. 30-60 days is incorrect, the typical build cycle is about 75 days from ground breaking to closing. This timeline is achieved through very careful planning and organization (they have an app for that that all the contractors use) that eliminates nearly all of the wasted time that is seen in a typical home build. All the contractors know when they are supposed to be at each home to do their job and how much time they have to do it. They are not rushed to complete their tasks and most complete their jobs ahead of schedule, not because they take shortcuts, but because they are well prepared and efficient at what they are doing because of the volume of work they are doing. The reality is that it has taken home building to the next level that has perfected by Henry Ford, assembly line, as each contractor is very specialized in the tasks they do. The complaints you see are actually very few and far between based on the number of homes being built. This is the age of social media where everyone bitches about everything online and the noisy get all the attention. While there are sometimes disagreements between the Warranty Department and the new homeowners that get aired in social media, what you don’t hear about is the issues that are addressed very quickly and without disagreement. The developer holds the contractor’s feet to the fire on warranty issues and has very high standards. The contractors that do lesser quality work and have high warranty rates quickly find themselves doing less and less work for the developer (yes, they are punished for doing crappy work) and their competitors who do deliver quality work getting more work. From my own personal experience on the home I purchased in May, I had about a page and a half of discrepancies that were all addressed within a week of being submitted. I will admit openly that the majority of the issues I submitted were trivial and could have been resolved by 5 minutes of effort by myself, but I am a picky A.H. that went looking for issues in search of the smoking gun of poor workmanship. This is the king of looking I did while in the Navy for 20 years and in construction for another 20 years, it was my job to be the picky A.H. I didn’t find any quality issues. The term “shoddy workmanship” is an open insult to the thousands of men and women working to build the homes and communities of The Villages that is undeserved and unwarranted.

@@GoldWingnut Two points: 1. Thanks for clarifying the building process and the Developer's standards contractors are expected to follow. It seems someone IS minding the store (but you might understand why potential buyers are still concerned as it's common practice in the industry) and problems/issues a new homeowner in The Villages (TV) might find should be minor, nothing major. That's encouraging for those seeking to buy a new-build home there. 2. Given your "inspection experiences," please come by and inspect my new house before I move in. TIA... ;-) Seriously though, due to my not wanting any Bond pay't each month, I'll be looking for an older home (so likely in the northern half of TV) or, a "less-older" home w/o a Bond on it. But for sure, even as I would with a NEW house, I'll be hiring a hose-inspector to go over it thoroughly. BTW, I wasn't in the Navy, but was in the Army & Coast Guard. "It's not just a job, it's an adventure." ;-) -- BR
