Just a quick correction. Grand TRAVERSE is pronounced just like Traverse City Michigan. TRAV-ərs. It’s another connection to the developer families Michigan connection.

Hi Don, just finished watching and I think you touched on closing costs for new construction briefly. I'll be looking at the Moonstone and am wondering what I'll need to budget for closing costs. Is there any way to get a rough estimate on closing costs for the new construction?
We were informed by 2 different realtors that Closing costs are 2.5-3% of the purchase price. Yes that’s outrageous I know. We paid cash, closing costs were less then 1k.
Sounds about right, but don't forget there are also "prepay" that have to be added such as property taxes, insurance bond, and maintenance assessments. Yes, some costs only apply if you are getting a mortgage. For us on our investment property/2nd house the total was just over $22k of which 8K was for the loan costs and another 8k for initial escrow funding, and 3.6k for for prepaids on taxes and insurance. Looking at the closing statment, if there was no mortgage and escrow and did a strictly "cash" sale the closing costs would have been about $3K, the mortgage was a real killer for cost.

They are terminate bait traps that are put about 10-12 ft apart around the house into the ground. I don’t know much about them other than they have become very common over the last 20 years. They seem to work and they don’t drill holes into the foundation later on to continue to inject the insecticide into the ground with this method. Not much into bugs beyond what a good boot and a can of Raid can do.
Interesting question, it appears that the block/CMU and precast are similar as they use the same interior side insulation on both. They are both about the same thickness and are both basically just concrete. The advantage in R rating may go to the CMU wall due to being more gaps/air pockets in the wall itself, however the precast also has an advantage around all the windows as there are no air gaps like in the CMU walls due to the frames being built in and filled completely with concrete during fabrication. As for the stick & vinyl homes, I haven’t spent much time looking at these, of the nearly 200 homes I’ve photographed under construction in the last 5 years, less than 10 have been stick homes, so I really can’t comment without doing some additional research.
The foam insulation is attached to the wall the furring strips are attached then the drywall is attached. There’s about a 1 inch air gap between the insulation and the drywall.
Yes, I receive a donation from Mr. Morse, his wife, and his sister Jennifer Parr, as well as dozens of other business and community leaders and residents from throughout Sumter County. The real question is why would they donate to me, because they don't want to go through another period of turmoil for the business community that nearly recked the economy of Sumter County 3 years ago when the EMS idiots and their "I hate the developer" agenda. You cannot attack one part of our community without ultimately damaging off of it. I have promised the business community the same thing I promise all of the rest of Sumter County, to treat them fairly and honestly and without bias in my actions and decisions as County Commissioner as I have done for the last 2 years. If you think that a $1000 donation to my campaign (of which I receive no personal benefit from) is sufficient to buy some favor or my integrity, then that is a reflection of your moral values, not mine. I came from a world, where for over 20 years, each and every day 150 men trusted me with their lives, we trusted each other to have the highest possible level of integrity, that value has not changed in my life.
Don, is it ok (legal) for pedestrians to cross the Bexley Bridge (or any bridge for that matter)? Had some dirty looks when i jogged across it the other day.
I would like to know if and when the “junk trailers” will be removed. There used to be a for sale sign which is now gone and looks like someone is doing some clearing.
Hi Don. Thx for your videos. We are seniors living in The Villages and will be selling and building in Middleton. We notice you always do a great job of showing downtown Middleton, but you don’t show the continuing construction of the homes in Middleton. Is there a reason why you avoid showing the Middleton homes? It would be very helpful to many of us seniors moving into Middleton if you could include the homes there too. Thx much.
Not avoiding it, in fact I had some really good footage of the residential areas of Middleton for this video, but sometimes things need to be cut and that area doen't have a lot of interest for most viewers so hit generally hits the cutting room floor rather early. I'll see what I can do in #146.
Thx Don. I believe there is more interest than one might assume at first. There are actually many of us seniors moving to Middleton, so anything you can fit in will be appreciated. Plus it’s always nice to highlight areas designed for people who will be supporting our bubble of paradise. Those folks are certainly appreciated. 👍🏻
I haven't seen any yet, sometimes they'll do one or to in CYVs or Veranda units if the lot are right for it and some in the Designer Spec homes but it tends to raise the prices and cut down on the prospective buyers. So far I haven't seen any yet, that doesn't mean they won't happen.
They do them every now and then, if they have a big lot or a special view they will put one in, over the years I've seen them on CYVs, Veranda, and designer spec homes. It's rare and sometimes they get snapped up and others they are on the market for a while.
Don, I hear people say they feel your opponent’s campaign is based on he was wronged, an innocent victim?? REALLY?? Aren’t the residents (non-Villagers, Villagers and businesses) of Sumter County, including you, the surrounding counties, Central Florida the real innocent victims of Oren Miller’s intentionally disastrous anti-business agenda. Due to Miller’s agenda, Sumter County residents LOST OUR HOSPITAL- we lost out on having access medical services close by and we lost out on the jobs and tax revenues from all the businesses that spring up around hospitals. Due to Miller’s agenda, Sumter County residents are losing more of our hard earned money to fund the improved fire/ambulance services- Miller’s version won and is significantly more expensive version than than you backed/proposed. And if Miller and his Marxist vendetta against business wins, Sumter County residents could lose out on BILLIONS AND BILLIONS in tax revenue from Monarch Ranch industrial development- 12 MILLION acres along I75- the only industrial mega site in the southern United States and only one of 3 in the country. One just needs to imagine what quality life, property values and property taxes would be like if Miller kills Monarch Ranch, losing us BILLIONS AND BILLIONS OF DOLLARS- Sumter County would go back to being one of the poorest counties in the State and one of the highest property tax rates. Since the “orange man bad” The Villages Developer came to Sumter County- Sumter became one of the wealthiest counties in the State with the 4th lowest property tax rate. I would love to see Sumter County residents benefit the BILLIONS AND BILLIONS of dollars in tax revenues in the next 5,10,15,20 years - and this only comes from a vibrant and robust business environment - significantly lower property taxes, new and maintained infrastructure, new and better funded social services, improved schools, parks, events, police services. And I know you will work your hardest to make the lives of all those that reside in Sumter County better, more prosperous, safer, less expensive, more beautiful!! The only thing you are guilty of is being fiscally responsible, honest and transparent in all your dealings- personal and professional, having decades and decades of project management experience, being fair minded working collaboratively with everyone to benefit all of Sumter county and an attentive listener to all your constituents - non-Villagers, Villagers and businesses. Sumter County residents, including you, are the real innocent victims and Oren Miller was the victimizer.
Thank you for the informative videos. We just realized we are kind of your neighbors. Maybe you know the answer to my question. Will Moultrie Creek get a proper "Village" entrance? I feel like we are really lacking on the curb appeal of our entrance and we have nothing really to decorate like the other villages do. Did they just overlook that detail or is it still in the works?
@@GoldWingnut yes, but the sign is so small and plain compared to the other village entrances. I was hoping we would have a nice entrance like the other villages have. Waters Edge and Shady Brook, plus all the other villages have been nice entrances.
Great video! I’m blown away by all the different areas and new villages. Right now it all looks so foreign. Hoping to get used to visiting these areas, and learning my way around. Seems like The Villages is literally doubling in size.
