Thanks, Skip. Our villages sales agent has been pushing DeLuna. Sometimes that neighborhood reminds me of an army barracks. This is a very nice home in an older neighborhood. I’ll be asking my sales agent to show more pre-owned homes.

I bought a home in the southern section (Citrus Grove) . It's a designer model, spec home and it wasn't cheapened out. It came with medicine cabinet, knobs on the cabinets and pull-out kitchen drawers, etc. My neighbors homes also came with these specifications.

The Villages is too crowed for me. Plus if there is a HOA that makes it even worst. I just don't like paying people telling me what I can and can't do when it is my house.
The price reductions are just starting. It’s because we are in a recession that is picking up speed with runaway inflation and outrageous skyrocketing Insurance costs. Hold on to your hat!
FWIW here is my take. I've been watching the TV market since January since we were interested in relocating here. MLS listings (zillow) averaged around 210 in the spring, 230 in the summer and are now over 300. VLS pre-owned listings are over 500. VLS new listings went from a few available to over 160. There has been a roughly 50/50 split of cash or financed purchases. With interest rates I think the numbers of people financing are way down and probably some people no longer qualify when they go to close. I keep seeing what I think are high starting prices given the lowered demand. Maybe people are hoping for the winter season sales to take off but we'll see. I kind of doubt it. We did a lot of work before in figuring out what models we would consider and where. We we able to find and buy a house cash for about 65k (at asking price) under the average of what we were seeing them for. We got lucky but we were also prepared to act fast. I think what we paid was appropriate and fair to both parties. I guess we'll see what happens over time.
John, not to mention. taxes, ammenity fees, crime,drugs, snow birds,traffic,food,gas etc,, Always thought of buying in TV, Not anymore, OTOTW is more appealing or Ocala area. Wait another year.
@@lenguindon5019 The problem with the villages is that it’s not a gated community with a lack of needed security while having those same type of costs.
