The Villages is at Peak occupancy with an extra 86,000 people during high season but that slowly ends beginning February 1st and as those renters fly back to El Norte landlords unhappy cause rents go bye - bye, landlord calls listing agent, "Sell my failed short term rental, please." Inventory increases February, March, April, May as the economy weakens and lay offs soar. The month of January is the top month to list & sell homes in The Villages it won't get better than last month. If you are selling lower you expectations, fix that deferred maintenance and remember real estate agents cannot sell your home today at the peak Cufu $prices of yesterday.
One of my saved homes went from listing in Oct at 600k to sale this week at 460k. With so many homes on the market, many sellers are seeing blood in the street.

Median listing time is false in many ways. Realtors playing games with new listing numbers, pending and then removing…. I found many homes in the last week that have been trying to sell for 3 months with a DOM of 3 -14 days. Realtors need to stop playing games with listings.
Hello! It is not as easy to reset the "Days on Market" as you think. You cannot just change listing agents to have the time reset, nor can you take it off the market, and then immediately relist it.
