The government is once again stepping in to "save" this housing market through a new white house initiative to support homeownership, though with a nod to the market’s current difficulties and a request for Congress to appropriate $16 billion for the Neighborhood Homes Tax Credit, which it says will build or rehabilitate more than 400,000 homes.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets

Personally, I can connect to that. When I began working with "Julie Anne Hoover," a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

As a former realtor having been through the last crash, it's like deja vu. People I talk to think I'm being overly negative about market conditions. Exactly like 2007 when I would talk my clients out of buying. Needless to say , I didn't earn much that year.

Thanks, Michael! Kelly and I live right on the beach for 8 years in Melbourne. The salt air ate everything...cars, electronics, furniture. There's no escaping it. Now we live on the mainland, but can still get to our favorite surf spots within 45 minutes.....and we love it.

We have ours in Canada called the accelerator fund which has been around for 3 years and has built 0 homes so far.. yet the PM shows up with $$ to throw at the city and builders. The mess never stops.

Yes Alabama and Arkansas have low property taxes BUT they also have a state income tax that washes it out versus Florida without the NO state income taxes.

With all out war looming over our heads, I wouldn't make any huge purchases right now anyway. I've been stocking up instead. I'm also amazed but not surprised by many new listings of homes that are completely EMPTY. How long have these homes been kept on the down low so to speak. Very shady business practices if you ask me. Thanks for speaking truth Michael. I share your videos all the time. 👍

Welcome back home Michael & Lizzy to the Sunshine State! I do love California too and over the past 7 years have worked there a lot as a travel nurse. Love my time out there but they have too many issues & high taxes. Florida will always be my home until the good Lord calls me to my eternal home. Check out Viera in the Melbourne area! Michael, you're not that far from the beach in St. Augustine. Arkansas is beautiful, but it gets cold and the roads get dangerous black ice. I've been to Arkansas three times, different seasonal trips. Palm Coast was cited online as a hidden gem area. Flagler Beach is great, lots of dining.

There is soooooo much new housing being constructed between St. Augustine and Jacksonville right now. A subdivision build 10k homes and are building another 10k homes now. Plus many others building a ton of homes. I drive around that area all the time for work and see it first hand.

I was talking with a senior loan officer at a local bank a couple years ago. One point that came up were adu rentals. I asked if they consider potential rental income toward the mortgage. The response was yes, but with conditions. The conditions I recall were the rental must be a separate dwelling (i.e., separate waste water system) and the rental must be long term.

I would not count on these new insurance companies to stay around long. They are gambling on the homeowners, coming in charging 2x 3x the premiums, collecting a few rounds premium from everyone, and getting out. They did the math, and if there is cash flow, they are in to grab money and get out. Watch, homeowners are going to see a huge turnover in insurance companies.

Seriously? Honest question: How can you determine a mean and a median in a distribution (house prices in FL, for example) by picking up a a couple of outliers (and from Zillow!!) ? Let alone get a trend in time (his bold predictions about FL prices) as this youtuber does in every other video... Just curious.

When you mentioned the government giving money for home renovations, I just laughed. I’ve said this on your channel before when you mentioned FL giving people money to pay their mortgage or rent. It’s just another way for the government to provide a type of bail out / assistance to banks , insurance companies and builders. The way I see it, the money for renovations allows banks to keep handing out loans ( that means they keep making money ). It also allows for insurance companies to possibly offer coverage to more homes ( that means they keep making money ). It allows those in building in construction to make money , because people need contractors. It also allows the home buyer to go more and more into debt . In the case of FL, it might* allow for insurance companies to lower prices if the older homes are renovated. However, I wouldn’t count on that, because I’ve also mentioned how our old insurance broker/insurer sent us a bill for over $6,000 this year for our old house. We had many necessary renovations done between 2018- now, including an entire new roof, and the broker absolutely did NOT care or take those renovations into consideration. Luckily , when we shopped around , other insurers did take that into consideration. Prices they quoted were still around $3000, or they just said our house couldn’t be covered due to age . In the end , we did go with Citizens insurance ( insurer of last resort in FL ) , because we would only pay $1800 and it covered our house. We were ONLY able to do that, because our house was paid . If we had a mortgage on the house we would have had to pay the $6k for the home insurance or whatever the brokerage and bank decided. So, no , I don’t believe the money is to help people renovate the home they purchase. It’s to help prop up the banks, insurance companies, and builders.

Well it just came out that San Diego is the most expensive place in the US to live with the average house topping over a million dollars. It used to be more affordable than my neck of the woods, Dana Point CA. Friends of mine who are realtors in San Diego told me highly paid people from San Francisco and the Bay Area were buying houses and renting within the last few years because it was less expensive and and people worked remote, could take an hour flight to the Bay Area when needed etc. Now it has driven up prices and it’s more expensive due to a shortage of real estate. So annoying because San Diego is where I considered moving to. Regarding insurance companies we are going through the same thing that Florida is 😡

Welcome back home. Hope you had a nice trip. I’m not sure if we’ve turned a corner or just the cycle for the time of year, but the market in Vegas has obviously shifted. It’s possible that rates have finally done what is needed. Happy to talk you through it, but it’s much more important to keep an eye on what the fed is doing with their balance sheet than short term rates. They don’t need to raise rates if they sell 10 year, 30 year and mortgage backed securities to push the yield curve to uninvert. Bank of America was showing 8.375 with almost a 1 point cost on a 30 year

Agreed! I went to School on Miami Beach in 2008 and it was sooooo much better than. Its completely ruined now in my opinion. Not even the same city. A-lot of classic Miami establishments and culture ripped down by soulless corporations and too much development now and too expensive. I was paying $1200 a month for a brand new condo in 2008 on South Beach.

My husband and I hate HOA's as well. Hard pass on legalized harassment. The historical homes is an HOA on cracks, so those are out. That's what has been really annoying about the out of state companies that built here, they put in HOA's. People here rail against HOA's. Currently all the housing prices are beyond ridiculous. I've seen a lot of out of state people trying to flip prices here not understanding how brutal it is here. They come during the summer not realize that only lasts about 8 weeks. Then you get cold. You also have a limited build period because the ground freezes. Then top that off with you can't even hire people. We can't even get a quote for an expansion.

No alligators?🤣 Maybe standing water from lawn irrigation? Washing car?……..having no mortgage, we can handle Florida residency now. Taxes are still less than what we paid in NY. Hey Mike, I’m sure you’re already familiar but definitely keep Northport on your radar, most properties are a zero or one on the FEMA flood scale, you can get acreage, lower taxes, still in Sarasota County, Mostly no HOA’s, Close to Wellen park etc. And close to the beaches, that’s where I’m making my purchase at the moment! Plenty of new construction at good prices. Great video, keep up the good work

News outlets announced today that the median price of houses in Los Angeles county is way up from last year and is over $900,000. The city of Los Angeles has about 4,000,000 and the county has about 10,000,000. L.A. county has many blighted ghetto areas so the new statistics are terrible for people looking to buy. I don't know if condos are included. Some economists say inflation is the only way the government can avoid default on debt.

It’s very rare to get snow in North Carolina and when we do it is usually all melted by mid day. Raleigh and Charlotte areas. We also have pretty short Winters. Maybe 3-4 Weeks below freezing.

Great advice on checking flood levels etc. Being "stuck" in fla during hurricane is not for me. Fla doesnt really support the expenses for most people. Outside money and transportable jobs did that. I like 4 seasons and that the bugs die in colder areas. Fla is Jurassic Park! I have a rental property in Fla and Id like more but Im very concerned for future

I moved from Broward county Dania Beach fla to Alabama I LOVE IT HERE! Bought a modest home on a lake. remodeled it No mortage, vehicle payments or credit card debt. Homeowner and car insurance minimal property tax totally affordable. Sleep so much hetter being in a good place financially. I live in a beautiful quiet area. not far from beautiful gulf baches I hook up my camper and off i go. The weather is great chilly on January not unberable. Alabama is a great state people are super nice too! Great video!

Real estate has always been cyclical. It is no surprise to me that it is coming down from its peak. There will be some good deals out there if you are willing to wait.

That street that you are on is a huge rental community of World Golf Village. It looks way better on camera than in person. That whole area was filled in swamp hence the standing water. That area is quickly becoming a nightmare with over building and traffic galore. The brand new H.S. that services that community now has trailers to relieve classroom space because of all the kids and it's not stopping. Builders have to build; that's what they do. Prices will plummet in that area because of all the new construction. The builders will have to have a liquidation sale soon. Once they could no longer afford the gimmicks, mortgage buy downs, and incentives and when it just becomes feasible to drastically cut prices and take the write off.

I got to experience gridlock in northern S.C. and Atlanta, GA during Irma! I was 750 mi from home and found it mind boggling how many FL refugees sought refuge in SC. My vacation got extended an extra 3-days when we lost power.

We live in a 800 ADU and we pay our rent $1,975 with water and sewer included in Vancouver,WA and our electric bill is like $40. We love it here

A similar rule applies for regular multi-family rentable units However the 80% rule applies which means you can only count 80% of market-value rent for each rentable unit to add to your income. This will lower DTI for mortgage applicant by a considerable amount

The importance of advisors cannot be contested, only disregarded. So glad I found your channel! I'm currently looking at houses in the California Fresno/Tulare area (looking to buy by 2025) and now that I know what to look out for it's very interesting to keep an eye on the market and notice the little (and sometimes not so little) hints. Estimated home values for almost all the houses I'm looking at have gone down recently, many many listings are seeing price cuts, some sellers are openly offering sellers concessions. Such a great field to be educated on! Plus I'm really enjoying all the cool neighborhoods you're showing us. Makes me wish I didn't have to look in California lol

The question that needs to be asked is ‘Why does the real estate taxes have to be so high’? Can’t the local governments keep from gouging their citizens? The answer is no. They need to over pay the county workers, their retirement programs etc. Problem is they get fat off the income and when values drop the are forced to increase the mileage to keep the taxes high. To get around the maximum tax ceiling the institute SBU’s which is an additional gouge. A SBU is a separate tax annex to your tax bill to pay for services that the tax they already should pay for, like garbage tax, water board tax, tax tax etc

Welcome to Saint Augustine, my home town. Sadly it is not the same anymore. So many people have moved here its become crazy over crowded. I would not recommend moving here. I was born here and i can no longer afford to live here anymore 😢

I think it's slowing, we have a rental property in heart of Sarasota, we've owned for 12 yrs, this is the first time we are getting hardly any showings, last time it was rented 2 yrs ago, there were 3 other homes for rent, now 57. Not so many moving down, its shifting.

Glad to hear you are considering other areas beside Miami! I think anywhere you go in Florida you will pay thru the nose. The Southeast is def a better value with beaches not too far away!

Check out Baldwin county Alabama which is located in Southwest Alabama . They have beaches there and you're close to the Florida panhandle. Much warmer than the Carolina's

I have slide Insurance on the home I purchased back in August. I live in the villages and paid $308K for my house. My insurance policy is $1800 annually. Not bad, although I came from Minnesota so that's the only thing I have to compare it to. I don't know what's gonna happen in the future with that though...

Miami is so far S that it would make sense to get some heat relief up N in the St. Aug. area. My Dad lives in Port Orange & is not having severe HOI issues. Taxes r high in FL ($1.35+ per $100 valuation) b/c of homesteading, increase caps & so many exemptions for reasons besides very low income. If u stay out of the city limits (live in county) in NC, taxes are generally < $0.80 per $100 of tax value & values are revised by the tax office every 4 years. We r looking at moving to Brunswick County, NC & would b < 3 miles to the beach & taxes r $0.57 per $100. $5700 per yr on a mil home. Bob S.

The realtor website has layers built in that you can select that shows the flood zones. I don’t even click on a listing that is in the purple areas.

I used to live in FL and moved to the Midwest. My decision wasn’t based because of cost of living but because of my significant other. She was here in the Midwest and I decided to move here because I could work remotely and she couldn’t. Also she is a doctor so she’s the bread winner. I owned my house is St. Pete and have no mortgage so I am renting my house in FL and doing well. My significant other already owned the house we live here in Missouri. Honestly it took me a few months to adapt from FL to MO but even though I miss the beach and some other perks of living in FL , I am financially way better now and also now appreciate the four seasons that you get to experience here. I still go to FL often as I have to deal with things as a landlord but I stay with friends so I still enjoy the FL life every two or three months. There’s pros and cons in everything but I am enjoying the pros of living here in the Midwest including the lower cost of living and being with my partner. Thanks for your videos and hope to see you out here one of these days.

You guys would like north carolina. Just left. Murrells inlet, or Southport. NC. We go to hendersonville nc in the summer months. 2000 elevation. Beautiful.

Can't stand the high heat, cold is what heaters and warm clothes are for. I'll take the $100/year property tax, $800 insurance (I've never collected on it), $0 health insurance, $0 income tax, $0 mortgage, $0 rent, $0 auto costs.

Michael I lived over 66 years in NYS and 41 years in the same house .My taxes were 4500 for school and land. The current owner I am sure pays 7000 a year for school and land taxes. We were 3 counties directly north of NYC. Westchester county pays over 15000 a year and Putnam over 12000. You have to deal with snow , sleet freezing rain. I also dealt with cat 3 hurricanes and tornados. Not ideal in my book.

I’ve been in NC since I was a kid, spent almost 30 years here… stay away from Central NC. Were WAY overcrowded with people, no public works projects to keep up with the population and property taxes are 30% higher than national average. Central NC is also very boring, I know people say you’re halfway between the beach and mountains but you have to drive 3 hours to get to either of those things and it’s not convenient.

It’s terrible. I heard many complaining about condo maintenance fees doubling because of insurance. Another home owner was sent insurance premium quote of $17,000.00 . This is Florida!

Been in the market to buy for nearly 2 years now. Homes in the area where I want to buy are selling for much more than they were just 3 years ago. Back then a house would hit the market at 130k. Today that same house would sell for 210ish and with nearly a 8% interest rate. I carry a 760 and make slightly over 6 figures a year and i cannot find a house to buy.
