It and it's asking price tells the story of a fraud agent+owner duo that took the original price of this old as* apartment, brought it to more than double it's levels, and are currently looking for someone gullible enough to sell at a negotiated price only to book lifelong profits from just this one transaction. And then move to a much newer and much more luxurious gated apartment, for less than half the price they sold it at, and live out the rest of their days using the interest from the rest of the amount.

@@rchak64 They're absolutely right. These levels of prices for a single unit residential property are as absurd as it gets in Kolkata. Even in other Indian cities (that isn't Mumbai), this would've been downright absurd for a flat in a 45+ years old building.
Buildings, Houses, Flats constructed in the 70'S or early eighties normally have a lifespan of 40 to 45 years. During that period of time the quality starts degenerating and the lifespan are on the verge of expiry. Owners can't mortgage their property in case of any needs, neither prospective buyers can avail loans from any financial institutions. It's a bad investment for any individual to put their hard earned money in such Flats. If only it is available @ a discounted price, then one can go ahead considering the location of the flat.
@@mch4735 it appears to me that u r mesmerized by the interiors of the present owners , who incidentally are planning to relocate themselves for whatsoever reasons. But u really failed to understand the valuations of the property for which they are asking about 12,500/- per sft. At this price one can buy a new property in the same location. In case u have inherited a fortune from ur predecessors and want to burn the cash giving a darnn to market dynamics, then surely u can go ahead. My best wishes will always remain with you.
We can a get a villa in Barasat as well. Maybe a village in bongaon at that price. How was the Bangalore reference relevant! Not justifying the asking price for this apartment though,which is absurd. Right valuation will be 1.2-1.5crore considering the age and location.
That too in south Delhi, I know because I've lived in Delhi for a substantial period of time. And own a flat in Noida. With this kind of money you can easily get a decently large independent house in south Delhi for a medium sized family.
@@Debanjanepiskey actually not. I am a new delhi voter and prices have gone up substantially in the last 20 years. Problem is number of houses in good neigbourhoods are limited. There is always someone to pay a premium. And builders often fill the gap as they have ready money and get credit easily. Actually unscrupulous brokers are responsible for these inflated prices. They hold on to such absurd amounts hoping that some clueless person will arrrive with sackful of black money. I lived in Noida too. You are lucky to own property there.

I've made my own two storied independent house in proper North Kolkata in a fairly educated and progressive place on 2 cottah 15 chatak land with all A+ grade materials, by hiring an architect, and a civil engineer, and including land, materials, construction, labour architect civil engineer fees, even including the plot's brokerage stamp duty and registration charges, including interiors and appliances, including paint and finishing, including furnitures, and especially including my large off grid solar system, the total cost did not touch the 1CR mark. So surely the kind of independent house you described above can be had for much less compared to even what you quoted.
And I'm pretty sure someone would buy this flat. As it's owners are clearly trying to get rid of it due to its age. It's just that, it won't sell for anywhere near even half it's asking price, that's all.
@ Debanjan, plsbdont compare Ballygunge Circular Road with North Kolkata, however progressive and educated it might be. This place has great market value and per sq. ft. is really high.
