Thank you for sharing :-) The location near the BTS and EmQuartier and Co. are okay, but not the best in the City. The embassy of Japan and australia have a good location. If there would buy the house near buy and build the highest really green Tower with a park around the Tower it would be the best location in Bangkok, because you are beetween to big parks, good restaurants etc. with Metro in the near. The other best location would be a big house with big garden on the Island Bang Krachao. Because the rare thinks in Bangkok are not Towers / skyscrapers. The rare thinks are green against the heat, clean water (i hope one day the clean the river), air quality and quiet areas in central areas. There are some soi how are quiet. But if the can hold Bang Krachao green, it would be the best place near Bangkok central. Specially with covid every idiot know what is mean to have a big garden for our family and you can grow thinks are the best food quality level and also chill our live. Great garden library and other public space, but the design, the room layout and the weird not link windows and to fit to the other great parts of the Building. A lot of potential was wasted. Also a big disadvantage in Thailand is that you cannot own a country alone as a foreigner. Unlike Malaysia and some other Asian countries. Good plots are a very limited resource that can never be multiplied. Greetings from Germany
Wow oh Wow! An amazing property showpiece for sure! One of the best tours of a luxury condo hi-rise buildings in downtown Bangkok I've seen. Great amenities and impressive design throughout. Would love to see how the penthouse looks a year later now that its finished. But one thing I really don't get about some of these luxury condos is they seem to have everything except a balcony (besides the penthouse in this case it seems) Even plenty cheap apartments in Bangkok have a balcony, they might be tiny, but its better than nothing. Not everyone wants to go the common areas every time they want to step outside for a few minutes for some "fresh" air
There’s usually options within the condo of balcony or no balcony. Some people are like you and prefer one while some rather have larger living room space.
First I want to say love the video! Good job ... second that is way to much money lol there are so many nice condos in Bangkok that you can get 95% of what this condos has for MUCH cheaper lol
But Jett, no offense I'm trying to learn and understand here, it's not in NY. You can't pay NY prices in Bangkok. Not because there's anything less or wrong with Bangkok. I love Bangkok. But you pay market rate for the market you're in with real estate, right? Also real estate reflects local costs. I might've misheard but did you mention the master in the 2 bedroom didn't have a walk in? For over 1M USD? 😢 I love the presentation of this building and the facilities are really wonderful. But I'm not sure about what you get in the apartment for the price. I'd need to spend time looking to work that out, but it's high local pricing for my market in NZ and we are told we are one of the most expensive markets in the world. I am a bit taken aback.
EDIT: I mean no offense either. This rather stern response is aimed at this line of question in general, which I get a lot, and not you personally. Here's the thing...when people say "this condo in Bkk charges [insert Western city] prices". Does it really though? Sure, you can buy A condo in NY for 1M USD, but would it be spec-for-spec comparable with the condo in this video? If this exact condo were in Manhattan, on 5th avenue, ultra prime land plot, brand new build, same exact premium materials, with a 360 degree sky pool with an unblocked panoramic view, with a concierge service, state of the art gym, golf simulator, catering service, do you think they would charge ONLY 1M USD for a unit there? Last I checked, the highest penthouse in NYC's Billionaire's Row was asking for around 250M USD. Meanwhile, the highest penthouse currently for sale in Bangkok at the Ritz Carlton is asking 250M BAHT. I repeat: 250M USD vs 250M BAHT My point is people make comparisons when you really can't. It's not a fair comparison when you take any random 1M USD condo in NY and say it's comparable with the very top ultra luxury condos in BKK, and therefore these ultra top BKK condos are overpriced.
Genuine question and hoping for a genuine answer... how often do these type of condos come around? Is there a premium on this condo because its targeting foreigners? will i be able to get a better deal on same size properties with similar amenities with developers who don't have quite as good of a marketing team? @@JettGunther
If i purchase in the building, as an owner, can i use the facilities like the library, dining room, massage room etc. free of charge? Is it simply just a matter of reserving the "room" in a calender app
It's "free" when you physically walk in and use it, yes, but all the residents pay for its upkeep via the condo maintenance fee, which is 100 baht (~$3) per square meter of your condo per month.
Luxury is starting to be used too loosely. I'm leasing a unit in a "luxury" condo. It's even advertised as luxury. And yet, I can hear people above me and beside me. I'm convinced luxury just means amenities and looks...not build quality.
