Introduction
This is the Populous Hotel, one of the most unique hotels you will ever see, thanks to its distinctive design. Located in Denver, it stands out as the first-ever carbon-positive hotel in the United States, promising to deliver on this ambitious goal. The hotel employed practical construction methods in challenging conditions. Today, we’re exploring one of the most intriguing hotels in the country, known as Populous.
Origin
Jeanne Gang, founder of Studio Gang, drew inspiration from aspen trees during a hiking trip in Colorado. Urban Villages, a Denver real estate developer, approached Studio Gang for a building design, leading to a structure inspired by the patterns found in aspen trees.
Design
The unique window shapes of Populous are inspired by the eye-shaped marks on aspen trunks, shedding lower branches. These windows are designed for efficiency in Denver’s climate, providing shade and channeling rainwater. The vertical scallops match the width of guest rooms, with large windows at the base for the lobby, restaurant, and amenities. Higher floors offer views of the State Capitol, Civic Center Park, and the mountains through occupiable windows that double as seating.
The hotel's name, derived from the Latin name for aspen trees, Populus tremuloides, reflects its inspiration. Populous features 265 guest rooms across 13 floors, a restaurant, and a signature rooftop bar and restaurant with unobstructed views. The design promotes density downtown, utilizing its compact, triangular footprint. Notably, the hotel has no parking structure, encouraging greener transportation options.
The green roof will provide habitats for local wildlife and insects, and solar panels will supply part of the hotel's energy needs.
Construction
The 10,000-square-foot project area is bounded by 14th Street, Court Place, and Colfax Avenue, near the Colorado State Capitol. Construction began in early 2022 with the demolition of the existing building and foundation pouring. The 13-story structure topped out in August 2023. The weatherproof wall allowed interior work to proceed while exterior paneling continued. Glass fiber reinforced concrete (GFRC) panels, produced in Salt Lake City, were used for their strength, durability, and design flexibility.
Thanks to Ryan Dravitz from DenverInfill.com, we have a sneak peek at the construction progress as of May 2024. Most panels are installed, with interior work ongoing. The hotel is set to open in mid-October.
Carbon Positive
Buildings account for around 45% of greenhouse gas emissions. Populous aims to be carbon-positive, removing more carbon from the atmosphere than it adds. Urban Villages is offsetting carbon emissions by planting over 70,000 trees in Gunnison County. Using recycled materials and prefabricated panels, along with Holcim’s EcoPact low-carbon concrete, reduces total emissions.
The nightly rate starts at $339, reflecting its high-end status. Populous will likely become a standout hotel in Denver, representing the future of sustainable commercial infrastructure.

I hate that they are calling this building 'Carbon Positive' because that is the exact opposite language everyone else uses to talk about this concept. The building is Carbon Negative because it removes more Carbon than it generates.

If the hotel’s goal is to capture high end business travelers and convention goers than the need for parking will be lessened. There is also a free shuttle up and down Denver’s 16th st to assist in getting around. Also, there are several train options to get around town and the airport. Hypothetically, the lack of parking spaces can work out for everyone.

Let’s see here… the “A train” to the airport, never works. The free shuttles on 16th st mall are great for muggers. And let’s not forget the buses filled with teenagers that are packing with itching trigger fingers…

No onsite parking will actually improve traffic congestion. More parking = more induced vehicle trips

this could be true but it would not be used by people who actually live in Denver, but rather by visitors. therefore, if the visitors have rented a car (which might be necessary in a city like denver) they would need to park it somewhere. If it was somewhere that denver residents would go to on a regular basis, like a grocery store without parking, that would most likely improve traffic around the area

i guess that because of the resturant, and because visitors dont have to rent a car, it might, but it wouldnt make as muchh of an impact as if it was a grocery store or something without parking

I love Jeanne Gang's designs, and even thought this isn't my favorite, it's quite playful for an American structure. The lack of onsite parking seems problematic, although I assume they know what they're doing beyond saving the associated costs involved.

Lol an aspen tree!?? Lolol umm no! Damn hippies can tell you people anything and you will believe it! This is actually a copied design from ancient Muslim buildings for the desert! For the Olympics a few years ago Dubai built an entire city for Olympians no AC perfect air flow to keep place cold or hot! Look it up! This building is a sad copy really!
