"Co-Host" is a really dangerous term. It's a fancy way to say "Start a property mangement company". That's a full time, really involved job.

Love it! Started with arbitrage, scaled up, and still have a few arbitrage homes, but mostly co-hosting and ownership. Thanks for all the youtube video advice over the years, Rob!

You're funny Rob. I like that you just starting singing from the musical RENT while doing calculations. You're great. Thank you for all you do.

Could you make a video about the types of automated messages you utilize? For instance, how to leverage arrival forms, how you offer discounts to upcoming/current guests to book additional open days and extend their trip, etc. Also, do you keep a log of guests emails to send them offers? If so, what does that look like?

One thing I do is secure leases spanning 3 to 5 years to establish a stable and enduring foundation for my business.

How do you give guests an experience when you cohost and the owner is in charge of the unit and furnishings?

Do you use LLC for arbitrage contracts ? It’s way harder to talk to an owner when you suggest to rent it out to your LLC rather than your own name.

How do i go about getting in touch with the landlord if the place is listed through a property management company?

of course you get bonus depreciation for the expenses use financing arbitrage is far superior! to ownership

So you should go to high end bars and ask people to put their property up on air BandB, and they say sure man when their drunk. Might get to use their car also, never know?😲🤔

Me rn: 1 house owned. 5 houses arbitraged. 2 co-hosting. I want to double down on co-hosting! (Hate pitching for more arbitrage units)

This is a pretty cool little journey. Is your plan to ever buy more houses? Any chance you'd be willing to discuss your point-of-view on arbitrage vs. co-hosting? Thanks!

Isn't this a dangerous ratio? If 3 or more of your 5 Arbys struggle they will cannibalize your 2 co host properties?

Love your material in all the videos. Allow me to say that your worst enemy might be You, a bit too silly and a bit too pushy, if you tone it down I predict you will double your success! - if I didn't appreciate all you do I would have just moved on, but I do.

I like personality I don't like sterile no personality feel like I'm in the library to learn I rather be in a warm inviting funny 😅 but serious I want to know that the person on the other side is a human and not an AI 😮 or someone that just stands there with a whiteboard I don't learn very well that way. 😂 You were obviously attracted to the warm funniness. Otherwise, you wouldn't be on his channel, and you would be with the guy that is standing in front of a whiteboard talking like a professor. 😂😂

This kind of business is pathetically stupid. You have to put in so much work and capital, and still carry such high risk. You could have just put money in index fund or bitcoin, and forget about it, you'd be better off than grinding your ass on running airbnb or any kind of landlord business.

I'm still new to this. I haven't gotten my Arbitrage yet partly because I'm getting my LLC getting my business bank accounts getting my short-term rental license. I make sure I get all my paperwork in first while learning. However with all that said I don't know if it's worth co-hosting yes you don't have to decorate with your own money and put as much of your own money into it but it just seems like it would be more work in the long run I mean I guess if you were only co-hosting one person's property and it was only one say Arbitrage it might work out you'll make a little money and that could be what a person needs to just get to the next level they need to be. However, when I think about co-hosts and the things I do know about it so far... it feels like I would be working backwards working for someone else I do understand that when you are doing Airbnb Arbitrage do you have to follow Airbnb rules some are there to protect you and some of their are very annoying based on what I've learned. I was trying to do this myself fully however I have come to the conclusion I need to get on Facebook which I have left a long time ago but I need it for support in a way where I can ask questions to other Airbnb host to help bounce ideas off they can help me make my success and I can help them with maybe different ideas they never thought of... I'm sorry for getting chatty it's just a lot on my mind about this whole thing.😅 And to be honest, I'm a little scared but a good scary. I'm excited to do what I've always been wanting to do, and that feels good to me. ❤
