This is exactly how much it costs to build a house in Mexico.
This is a 3,300 square foot two story home with 6 rooms, 2.5 bathrooms, 2 living rooms, two balconies and garage.
Land is 39 feet by 59 feet.

Your house looks super nice! The inside stairs to the second floor look amazing! Building a house is a big deal (especially over the pandemic) you lost either years off your life or the hair off your head!

In USA, the issue is a house chains you for 30 years (mortgage). And even after you paid that. You get taxed a ton for property taxes for life!. Mexico has something similar to property tax but its around 15 bucks a year. And house tooke 3 years of saving money. USA means you can never really retire .

Unfortunately when they see you are not from Mexico, they will charge you way more. They are experts at getting every cent from the foreigners just like everywhere. If they see you are a gringo, that automatically increases the price. But good luck to you.

are you in a big city or a small town? if you're in a big city it's possible labor might be a little more expensive or land values could be higher due to scarcity of lots.

Can you explain a little better what you mean by contractors charging more if you want them to buy the materials instead of you? are they just pocketing more money then what you agreed to pay them for labor or what is it?

I only wished Americanized Mexicans would remember to make sidewalks that are usable for the disabled or elderly. Take the best of the US street planning with them and spread knowledge. Look at that garage entry.
