Hi, how do you calculate unemployment income ? If you are required to submit documents towards the end of the unemployment benefits.ex: at the time youre asked to submit documents benefits left will end in 3 weeks. Thank you for this very informative video

This is SO helpful. I've been selected for a Mitchell-Lama and fall within the income limits but I have changed restaurant server jobs within the last month so I'm wondering what happens when you switch jobs right before you're selected for the lottery? I should be making about the same amount of money as before...its a tip-based job.

I am so glad I watched this. I don't know if I did this right, but my employer reimbursed me $1500 for a laptop to continue working from home. The reimbursement shows up on the paystubs as "LapTop Reimburs" under the "earnings tap. I submitted my application online and I forgot to mention this so I sent an email. The $1500 is included in my gross pay for that pay period. Will they include that reimbursement in my gross pay or subtract it?

I have heard of it before, but I didn't really take it seriously because I thought it was just a rumor. Until I landed upon your channel. I do have a question. I currently live in long island ny would that prevent me from applying? Must I be living in the city already or it doesn't matter. Hi Talz, I have watched this video 3x lol, since I was a little bit confused regarding the whole thing about the total income that we are supposed to submit ? Now that you’ve mentioned that it’s about the total gross income not the net? Wow , i did not calculate it that way in my application profile. Is it ok for me to change it in my profile? What about the 401 k and 403b and TDA benefit would that supposed to be put in ur asset? Thank you.

You should definitely update your profile to reflect your current income. Yes, those are assets and should be listed - even if you do not have access to them right now! .06% of your total asset is counted towards your household income.

I waited 20 years before I got my house on Belcher Christmas Eve. They gave it to me. That was a nice Christmas present. Now my landlord is writing receipts crazy. I don’t understand why Houston program is paying 500 and we’re paying 700 of the rent it was only $96 a month.

Also! Sorry last question! I received a Venmo for 2,500 one month because I sold an old bike my father gave me. its a one time deposit on my bank statement on not reoccurring. will they use this as part of my income? Its hard to believe this would count as income. Thanks!

No, it would not be considered income. However, you would have to sign an affidavit affirming that this was a one-time payment for a bike that you sold.

I have a question I know that cash deposits can be counted as income if it is recurring amount. What about in terms of how much you can have in your bank account in liquid. There is asset cap (maximum amount of asset you can have) for the program, however, there is no minimum amount required. The asset cap is the maximum income amount for a 4 person household that is shown in that AMI. So, for example, if you are applying for a 50% AMI unit and the total allowable income for a household of 4 for that AMI is $50,000 - then the asset cap is $50,000.

How is NYCHA section 8 recipients calculated and what If the rent amount is more than the voucher amount? Then there is a notice at the bottom that says minimum income listed may not apply to applicants with Section 8. Can you tell me how this works for section 8 recipients?

S8 is different from what is explained in these videos are these videos relates to Tax Credit units. Depending on the program, if the rent is more than the voucher, then you have to pay the different and you also have to meet the income requirements. The footnote may be due to the fact that with some programs, once the voucher covers the rent, applicant does not have to meet the income requirement. I recommend that you read HUD 4350 to learn more about S8.

My situation is complicated. I have 1099 work and W2 work. Both jobs are paid through an hourly rate and these hours vary depending on the month or week. Housing Connect did a projection of my W2 work using my most recent paystubs. However, I work in education and there are many weeks or even months where my hours are reduced due to holidays or being sick. For example, there are 3-4 weeks in the summer where there are no available hours (in my W2 or 1099 work) for me because the students are on break. However, HC estimated that I would be paid during those weeks. How can I show a more accurate depiction of my potential earnings given this information?

Ok, so it looks like I was approved. I just have to have the property manager complete the RFTA packet. My question is when do I find out how much the housing authority will actually pay. I am more on the higher end of the income spectrum. (Like 80% of the AMI)

There's a lot of steps and paperwork involved and oftentimes one Agent is working on multiple files, so they are reviewed in log number order. I would say send them an email and put a read receipt of the email. Just do a polite check in and ask them to confirm that they have all the documents needed on your end.

For Low Income Tax Credit units, once you move in, the rent is not based on your income. Therefore it will not decrease if you lose your job nor will it increase will your salary increased. You would need to continue to pay the rent on your lease.

Hi Tal! Very helpful, thank you for this video. I have combination income, W2 wages with self employment, along with sporadic unemployment income throughout the year. I submitted my income using the GROSS for the W2 employment and unemployment income (my unemployment gets taxed) and my self employment I used the NET profit income. I am worried because in 2019 my W2 employment combined with my other employment I made the bracket to be eligible for a room. However, in 2018 I did NOT have self employment income. Therefore, when calculating my income, will they use the 2018 earned income for my W2 job (since its obviously higher because I wasn't also self employed, I had more time to work my W2 job in 2018) combined with my recent self employed income from 2019? I know my question is confusing, I appreciate any response and I can clarify anything! Thank you!!

Hi Michael, based off the above, it sounds like the best way to project your income would be to use the last 3 years of your tax returns to identify the patterns of your earnings (this is if it has been a pattern to receive sporadic unemployment income). Is your w2 earnings sporadic? Is your w2 income on a contract assignment ?

Yes, my W2 employment looks a lot like self employment. I’m contracted for just the day, get paid by the day, and I’m essentially hired and fired the same day. I have 11 different W2 employers that all sent me W2’s for days worked. Some for up to 11,000 dollars some W2’s for as little as 200 dollars. My unemployment is mixed in throughout the year as I can collect it on a weekly basis. And my seasonal business lasts two months during the summer and 2019 was my first year doing it, and I plan to do it every summer. So do you still think the best way to determine income is tax returns? I only have 2017 and 2018 tax returns as it’s still early and I did not receive my W2’s yet for 2019 tax filing. My agent had me submit all bank statements, pay stubs, and he said all the numbers match up and everything looks good. I find out today if he sends it to compliance. But I’m losing hope! I know I made income within the bracket but I feel like it will be a miracle if they calculate my income correctly after hearing about the horror storys on here.. anyway thank you for such informative videos and helping people like myself that need guidance in this process! :)

@@michaelsutton8783 The best and most accurate way that they may likely calculate your income is by looking at your history (especially if some of the W2 contracts are the same as the previous year). I am assuming that they may have asked you to have the W2 employers indicate if it is likely that you will earn income from them within the next 12 months (this question really depends on the line of work you are receiving these multiple W2'S for). Based on your scenario, the best way is likely by reviewing your previous year tax returns and comparing it to your current year earnings. Don't lose hope. Your type of income is very difficult to calculate as it challenging to get an accurate projection of what your income will be within the next 12 months. Let me know how things go. For any reason, if they do not approve your application, I am more than happy to review and help you put together an appeal. Don't throw in the towels as yet. I did total the last 6 months gross statement divided by 6 x frequency of 26 which is bi weekly? Then you said ytd? Should i use divided or times between frequency and ytd? For social security 12 months is applicable to you, so multiple your monthly Social Security amount by 12 (12 is the number of months in the year). 24 is semi-monthly and 26 is bi-weekly periods.

Yes, the income guidelines can change, however, there is a certain amount of time that the developer have to implement that change.

For w2, it is your gross income that is counted and yes, if you one is receiving SS - it should be noted on your application.

No, just hang tight! In the same email I recommend that you send to the agent in my previous comment, I recommend that you also include a line letting them know if they need any further clarification please feel free to call or email you. Trust them to do their jobs. You don't want it to look like you are telling them how to calculate your income.

@@AffordableHousingWaitingRoom Thank you! I submitted all of the additional documents last Friday. My agent said he will work on my file and re-submit it to compliance with the additional documents.. I am keeping my fingers crossed.. I have so many different streams of income. I am just worried because one of the streams of income (my w2 employment) I made significantly less money from this year than the prior two years.. I made the income bracket with that lower amount, I am worried they will use my two prior year amount as it is more money and then I will go over the bracket income allowed for applicants.. (However, the reason I made less is because I started a seasonal business in 2019 which lasts two months, so instead of working at my w2 employment job I was self employed working at my seasonal business, which is why I made less at my w2 employment.) I am hoping they realize this and factor it into the calculations.. I obviously cant be in two places at once, all my income streams are "sea-sawed" on each other, when I work in one stream of income, I make less money in the other streams of income. So to throw the highest amount I made in the last 3 years of each income source on top of each-other, isn't logical or realistic.. So worried I will have to go through the appeal process.. I need this housing so bad. Ive been staying on a friends couch for the last 9 months. I really want a place of my own. Thank you for all of your wise tips and suggestions, I really appreciate it.

@@AffordableHousingWaitingRoom Hey there! So they came back with the decision, and they denied me.. I cant even begin to tell you how wrong they calculated my income.. Their calculation had me making over 15,000 than what I actually make.. What is the best way to structure an appeal? Should I just restate their calculations and explain how they are wrong and show documents to show how they were wrong? I feel so cheated. I understand I have multiple sources of income, but to be THAT off when calculating my income is just absurd.

@@michaelsutton8783 Hi Michael, Sorry to hear this. As explained, it is tricky when calculating multiple income and or freelancer's income. Definitely put together an appeal and breakdown the calculation of your income separately. You must treat w2 different from 1099 income. Hello, If the OT is paid at a different frequency, then calculate your salary at the actual frequency (semi-monthly) then calculate the OT times 12 since it is paid once a month. Side note, that is a bit strange as I have never seen OT paid separately.

Tomorrow I have an appointment for a development. When I first filled the application out I moved 2 months later. Will that be a problem. I really want this apartment. I live in nycha and you know what goes on in nycha. Also t development I'm having the appointment about is not to far from my school, so when I went to look at it recently I can't tell what's going on in the inside. But from the outside they are far from being finish. Does that mean that I have to wait a long time to get a call back from. They did send me an email six months after the deadline for the application

The fact that you moved will not affect your application. You mentioned school, are you a FT student or part-time? It is possible that the building in not completed as yet. It is also possible that the building may have certification of occupancy for some units but not all. Either way, definitely go to the interview. Be sure that you have all of the requested documents and arrive on time.

@@neishagemini852 If you are applying for Low Income housing, being a full-time student may affect your eligibility unless you meet one of the 5 exceptions. In the video I listed the five exceptions. Nevertheless, still attend the appointment and let me know how it goes.

In the case of a single parent with children, the legislative history explains that none of the tenants (parent or children) can be a dependent of a third party;

My monthly rent is I am currently on Section 236, Micha/Lama housing. My monthly rent is $ 1,575.00. I was told by management that I would be processed for Section-8 rental assistance. However, they are unable to tell me how long it will take. My savings are limited so I need to know how long is the waiting period so that I can decide to move now before my savings are depleted or to wait for the Section 8 subsidy. Since you are a W2 employee, only income that you are receiving now and will be receiving within the next 12 months will be counted. What is your current income? That income would need to qualify you for the unit. However, since your income was higher in 2019, you would need to explain the decrees in your income. You noted that you are only working one job now, so they are going to ask what happened to the other job as they need to determine if you are reducing your income to make yourself eligible for the program.

Hello, that income will be counted as well - so long as you are still working the job. Working a part-time job cannot make you ineligible, however, if the income puts you over the limit - and then you would be rejected for being over income.

Hello Tyiara, in order to be eligible, you must meet the requirements. If your income is close, it is possible that if your application is selected you will be contacted for further processing. However, you will not be approved if you do not meet the income and other eligibility requirements.

Do you have any tips on how I can accelerate the process of getting an apt that's in my income range? (1200 or less). I'm looking for at least a 1-2br. Hi John, you just have to ensure that you are consistent with applying on Housing Connect. Brooklyn actually do have a lot of low income apartment - it just that most of the lotteries are closed at this time. Based on the amount of your current income, you would likely qualify for a 40% AMI unit. Target those units. The size of the unit you will get to choose from will be based on your household size. Your credit score is great. You will get selected - just keep applying.

Align your income with your household size. If you make 60k and the max for your household size is 64k - then you would be eligible (granted there is no one else in your household earning income). Your income falls in the middle of Low & Middle income - but it really depends how many people are in your household. For example, if it is just you, then you would likely qualify for 80/100/120% AMI - which are technically classified as middle to moderate income.
