Moving to Ghana takes time. I studied abroad and worked in Africa before I bought my cocoa farm in Ghana. Take your time folks. Try to get to know Africa before making big moves. Listen to the folks already on the ground. Good video.

@@wmMustafa I actually shipped majority of my items down there in December of 2013 and came back in March of 2014 to do my last tax for Uncle Sam b4 going down in Sept then Ebola hit hard and stopped me. But have since been going back every yr. Came back late March b4 airports got shutdown. Now just trying to tighten up some loose ends b4 making that final move

Yes infrastructure must be considered before you sell people.plots. if you do not have road planning, you can end up being landlocked and that can cause great feuds in the future. Like the idea need to see a plan with roads in it.

So 5000 acres for free; now look, if black people once again approach this proposed city with our usual individualistic ways then we will only end up with pockets of slums. What needs to happen is 5000 diasporans and Ghanaians need to agree to come to the table with $10,000 each annual contributions for 5 consecutive years. Ie forming an Asebu city development bank. That will equal $50million every year. With 250,000,000 the bank can swiftly move in to development of the land. An agreement may be signed as to what the 250,000,000 investment will cover, Example residential, schools, city electrification, water sewage, security. Commercial districts, factories, farms etc. folks the strategy for this proposed city should be devoid of mediocrity. Let’s canvas for 5000 diasporans and Ghanaians who can contribute $10,000 every year for 5 years or a one time contribution of $50,000 for the construction of an Asebu city for the future. That is how we’re going to build this city. Let’s not forget that the 5000 contributors will remain share holders of the city. They are part owners of all residential and commercial properties.

Best proposal I've heard thus far; it's doable if done in phases. Perhaps, the consecutive yearly amount could be set to $5000USD. And once the schools, farms, stores etc are in place, think of the jobs created. Love this idea a lot.

I would have thought the 700 Dollars would be simple part of the administration process and for that amount with the amount of land in question that is being given away that is a small drop in the ocean to fork out. the land isn't actually being "given away", the chief is granting you a right of possession to the land, but the land belongs to the chief. the ghanaian constitution does not allow a chief to convey a freehold interest in "stool lands"; regardless of whether you are a ghanaian citizen or not. but in exchange, you will have to invest your money to develop the land. it's like building a house where your primary costs are cost of building the structure. the video doesn't tell you this, but it appears that the chief will be looking for a "consideration"; i don't know whether it is a one-time "consideration" or whether it is intended to be an ongoing "consideration". so you don't want to invest the $700, if you're not able to build a house on it. it appears that it would be ok to obtain a plot of land, develop it, and remain in the US, but there does appear to be a minimum occupancy requirement. so you would have to spend some time there every year even if you aren't going to live there full time.

I wonder if they did preliminary zoning plans. Since using bore holes, they should look into permaculture and rain harvesting plans so that the water tables are replenished and not dried out

the best solution is to create an association = just to develop shared cost like paved roads inside. it will also be a shared guide to building and living on the land ie best way to get solar power, water solution, farming solution: the same way a village comes to gether in shared interest

That is a different location than from last year. They changed to site because it went from 100 plots to 5000 plots, this land is a little further down from where you went last year.

Thanks what a fantastic idea. The initial thing is to complete the demarcation and prepare the relevant documents so that acquisition and title processing should be stress free. Is it going to be 99 years or Freehold? What is the development criteria? Residential or agricultural?

Is it free or is it owned by a chief, if so than it ain't free, does it comes with a contract/policy and a renew than it ain't free, we all know contract/policy can be changed at the end of its term, who is to say when the chief dies the next chief or family member may not draw up a new contract/policy at the end of the term agreement, or charge more making harder to renew or canceling the contract altogether, what if one of the so-called rules are broken according to the chief contract/policy, and you lose your land before the term is up what happens with your business or home, investments you made, why are the lease buyer is not allowed to use their own contractors, can they get their own property lawyers or business lawyers, why are you asking people to send money for land without them ever visiting the land ahead of time lol send the money and they get to so call papers in the mail or email, this is retarted lol wow this is a legal hustle going on in Ghana for a fool to fall for, I believe it's mostly directed at black Americans more than any diaspoa because they are being pursued more than any other diasproa, it looks like they are working hard to make it easier for other diaspora and African, but int he end they will get the short end of the stick. Anyone who wants to buy land needs to go and live in Ghana first and take your time to investigate in what is all needed to own your own land without any attachment for any family or chiefs, so you can leave something behind for your children without any attachment, contact the local government on buying property have them come out with you to do a check on the land to see it, and run a check to see if is on record if it has an owner first if is so are the person is looking to selling without any attachment, so you would be to the only owner of that land, get your papers in your hand after your lawyer overlook them for you, the right way don't be hustled because you are so excited people will take advantage of you that way take your time and do things right investment without investigation leads to bankruptcy, you are in a new continent/country that has scammers just like anywhere else do it yourself the legal way don't take anyones word for it, no matter how excited you are, this is trash don't fall for it.. I tell you what if you are going to send money without even coming to Ghana first or moving where your money is going send it to me lol .....ASK YOURSELF A QUESTION WHY ARE AFRICANS PURSUING BLACK AMERICANS SO HARD AND NOT THE OTHER DIASPORA, WHY ARE THEY REALLY KING ON BLACK AMERICANS SPENDING THEIR MONEY IN A RICH LAND, WHY NOT INVEST INTO BLACK AMERICAN WHEN THEY MOVE TO GHANA, WHAT HAPPEN TO OUR ANCESTORS LAND, WHY CAN WE GET AUTOMATIC CITIZENSHIP IF IT'S OUR ANCESTORS HOMELAND, NO ONE IS A FOREIGNER OR LABEL AS AN IMMIGRANT IN THEIR OWN HOME, WHY to WAIT FIVE TO TEN YEARS, BUT YET WE CAN START BUILDING AND INVESTING WITHOUT BEING A CITIZEN HUMMM SOMETHING ISN'T RIGHT ABOUT THAT, I JUST SAYING PEOPLE PLEASE THINK, LOOK BESIDE YOU WHEN YOU DO MOVE TO GHANA, HOW MANY OTHER DIASPORAS ARE RUNNING BACK OR ARE THEY WAITING UNTIL YOU TO DO YOUR SERVITUDE TO MAKE LIFE EASY FOR THEM FIRST....I JUST SAYING

Could you do a follow up video on the additional fees that have to be paid to develop this raw land? Do you need more that 1 “plot” of land to build a house?

The number of plot of land you need largely depends on the size of building you have in mind. But 1 plot is enough to put up a decent 3-4 bedroom house. More rooms could be derived if it is a storey.

You're welcome. I thought it was important to physically go there and see because I also had not seen it for myself either. Unfortunately their team is very bad at communicating. They are slow to respond to emails and I think they should hire someone to help them facilitate it. Best to contact them by phone. There's a number on their website.

Wow.. this is great. I am just seeing this. I think the group or new owners of the lands, can decide and plan with an Estate developer to get things done for them easily if really they want to have the roads, water systems, and other infra done properly. It only takes a great Real Estate Developer to develop the whole area including drainage systems, roads, electricity, pedestrian walks, etc.. it can be a small/big estate with open or parapet walls from the entrance... If this is really planned well, with great investment, the owners will enjoy the area... It is a collective effort. Those with bigger lands or more can plan with the developers though..

Can you please address the issues that The Black Unicorn raised on her video concerning the land "FREE LAND in GHANA Africa for the Diaspora | Let's Break it Down in 2020". Basically what is being said is that there are hidden costs that are not being disclosed but will be dropped on you when you are basically wrapping up the deal. Supposedly the land will actually come to more like $2,700 for an 80 x 80 when the smoke clears. Can you please clarify if any of what the Black Unicorn states is true. Thank you Ivy.

I have no idea what additional fees she is talking about. I have not heard anything about that personally. Also she claims you have to use their contractors when you develop the land. That is not true. They will recommend someone, but you are free to use your own contractor to build. I think it's important for people to really think about the fact that this is virgin land. Meaning nothing has been done there. Not everyone wants to start from scratch when building and it's not for everyone. If you have nowhere to live in Ghana, that is also something to consider. I say this because you're getting land and want to develop it, where are you staying while doing the development? For people with family or close friends to stay with it's helpful. But imagine paying for hotel for several months while you are building on virgin land. Something for people to think about. Also, after you spend the $700, common sense is that's not the only money you're going to spend. Because you have to build! You need to spend money to build your property. Nobody is taking care of that for anyone for free. That's common sense. This is why some people prefer to just buy a property that's already finished and move in then search for land while they are already in the country. That's a preference of some. Or some people rent and apartment or house and look for land while renting.

So who is responsible for paying for the land title transfer to the names of the individuals who receive the free land at the Land Commission? Is that cost included in $700? He did mentioned that the $700 is for Site plan and indenture preparation but what about the title transfer at Land Commission in Cape Coast? So according to the gentleman, first 100 acres have been demarcated for people to acquire. My guess is that this 100 acres doesn't have individual land title certification because it is very expensive to do it that way. It will cost around $75k - $85k in Cape Coast to issue land certification to all the individual plots within the 100 acres. Chances are there is only one title certification for the entire 100 acres. So, when they go and try to transfer the land into their names i.e. title transfer, they may incur additional cost because their particular plots does not have a land title certificate, only the entire acreage do. It is important people understand if there are any out of pocket expenses with respect to true acquisition of the land so they can plan accordingly.

Grateful for your expertise and advice. With the approximate figures you provided for Cape Coast I divided $75,000 by 100 plots to equal $750 per 1 acre. I do wonder if this is possibly what the $700 figure is accounting for. Love and Light ❤️

@@HoneyBunches100 It is 100 acres and depending on the plot sizes you can get from 4-6 plots in an acre. So there are definitely more plots in 100 acres. 1-acre pillared land, a barcoded Site Plan, Indenture document for 99 yrs, and also land registration or land title certification transfer to a new buyer for even $750 is mind-boggling. Land title transfer for one plot i.e. 100 x 70 ft in Cape Coast is ~ $350-450. If it is a 1-acre it is more. Then you have to pay for a licensed surveyor to produce a Site Plan. In Accra, a licensed surveyor work for one plot 100 x 70 ft is $265-$300, an acre is ~ $700. Granted Cape Coast will be less. Then you have to pay for indenture documentation. I hope you are beginning to get the picture here. I'm just asking questions for clarification because a lot of people want to know.

They should have made it clear to buyers from the very beginning that the second phase involves clearing farmland that local people have been farming for a living. What does that do to relations between the locals and the newcomers? The whole return plan should include a plan for local people to thrive and prosper too.

That's a pretty general question. It's like me asking how much is a house in the United States? There is no straight answer. Cost varies depending on the city/region and of course the size. Also materials, land, which contractors you use etc. There is no straight answer. Figure out your location first before looking for someone to consult on all your needs to build.

I think everyone has what they like and it's okay to choose your own. There is another person I know of selling land in areas that will be developed soon. He is demarcating the roads and naming the streets after significant black people in history. Check him out, his website is www.asarci.com The land is in the Greater Accra Region (But outside the actual city of Accra).

A person in the US is not able to open a savings account in Ghana. You need to become a resident in Ghana to open a bank account. Or open a business and have a business account. But each bank has their own policies with how they manage foreign accounts.

there was an interesting program on joy news last weekend in which there was a fairly comprehensive discussion of land rights in ghana. it is definitely relevant to the subject of this video. i'm not sure that url's work so well on these postings but if you search on the hashtag #covidandthelaw (the name of the program) and check for the program dated september 1, 2020 that has the title "covid and land security". it is worth watching as they discussed a number of scenarios. none of the discussion is really specific to covid-19. the guest was veronica frimpong, who was a legal officer with the ghana lands commission.

Thanks for the information Ivy. This is a very good initiative and I would have been very interested but the idea of leasehold is a turn off. I don't know how leasehold work in Ghana but elsewhere it generally means that you do not own the land despite any developments that you make on the land. Before I get very angry and pour scorn on this arrangement, may I confirm whether there is any opportunity at all to secure the freehold? Land is a economic power and those who possess land possess power over those who occupy rather than own. If there is no opportunity to buy the freehold, then your caption is misleading.

@@antseif You're right, you can't own anything but you can have freehold rights that remove any third party claims against your children or grandchildren who inherit the property. Land is economic power as proved by recent announcements in Zimbabwe where the government has reached a settlement of 3.5bUS$ with white farmers to compensate for lands which blacks were previously dispossessed. In other African countries, there has been attempts to remove villagers from tribal lands to make way for foreign investors because according to tradition, these villagers had no freehold rights to the land despite settling in these places for centuries. Look at Namibia where 85% of all arable lands are owned by colonialist who give themselves freehold rights. Intra-generational wealth transfer through property ownership is how we restore family power, community power and African power and that is only possible through property ownership. If there is any risk that your children or grandchildren can be dispossessed of their inheritance due to leasehold agreements, then you have not been diligent as their ancestors. I know there are Ghanaian villages where illegal mining for gold is happening by outside interests and guess what, villagers are powerless to act in the absence of any freehold rights.

An 80x80 plot is very small. About all you can put on it is a small house. Forget about having a garden or animals. That tallies out to about $4900/acre for totally undeveloped land if the administrative costs are applied for each of the 7 plots comprising one acre.

I have also seen listings for land in the Cape Coast area that ranges from $1500 - 45,000 USD depending on the area and if it's commercial or residential. Bottom line is everyone needs to do their research and go with what they feel most comfortable with. The most ideal situation would be if a person could come to Ghana and see it in person. But I know the pandemic and closed borders has really made that impossible right now. I think nobody should make an impulse decision when it comes to land. @Strive For greatness Two plots would be 80x160. Of course this all depends on the unit of measure. Since Ghana uses metric system, the plots could be 80m x 80m. This would be a good size. If the plots are 80 ft. x 80 ft. then the plots are tiny. The average lot size in a crowded city is larger than that.

That size is just slightly larger than the minimum permissible size of a Los Angeles city lot (6000 square feet). I hope there is going to be properly organised plots not one with diversities & different entrances to the individual plots, some with their backs to one another. A plan for roads to be constructed avoiding encroachment into peoples plots as well as distancing electricity cables away from houses. Properly planned, I believe this will be an envy of those poorly organised places, which to me, is an eyesore.

The city of Prampram is known for beachfront properties but I do not know if there is land still available. You would have to do your research. I know that Asarci is selling land in that area but I don't know if any are beachfront. www.asarci.com

If you're worried about mosquito bites, then perhaps moving to an African country is not for you. It's not something that can be avoided unless you decide to stay home in the evenings and at night. Even in some cases, people get mosquitos coming in the house. It's the nature of a tropical environment. To answer your question, I don't get bitten as often as I used to.

William, you make the most sense here. Buy a house where everybody lives in a town or city and THEN make plans to buy a land in the bush. Some of these people are living in some type of utopian fantasy. Since the late 80's they've been talking about buying land in the bushes,yet till date none of them lives in the bush. They want to go to Africa and create their colony because they don't want to live amongst Africans. Some are very good returnees but I am wary of these land grabbers.

@Java Konjo the infrastructure is not built yet so you would have to use the bushes to use the restroom. It takes time to build a house or whatever your building on your plot. That's not a hand out that's sanitary thinking. People will be coming there from all parts of the world if possible and the houses are not built so without a restroom or portapottie the only option would be the bushes. Now if that's how your COMFORTIBLE using the restroom then that's you but not everybody is comfortible squatting to poop in the bushes.
