Another great video Gary. We saw big price drops on designer homes that have been sitting for a few months, but the taxes and bonds are high. I believe TV will keep the cottage home prices about the same, but the bonds will be considerably higher with higher interest rates.

These homes and homes around the nation will be selling for a third less next year. Don't buy a falling knife.

Thank you, Garry, for another informative video with usable information. Our Villages agent texted with some price drops in the last couple of weeks on about 30 homes. Middleton will be starting to build some more homes in phase 2 next week.

We've been watching the market for over a year. After our lifestyle visit we've been watching both cottage and patio villa homes. The cottage homes seem to go fast and the price seems to have moderated a bit. The problem with Lake Denham and Dabney is the high Lake County millage rate. Those homes are Lake County Leesburg. I believe that's the highest rate in the Villages. Then over in Moultrie creek, they've started to sell Cottage but not patio villas. Our Villages sales agent told us that the bonds will be 10k higher in that Eastport area and that the prices also will start 10k higher. However, I haven't yet seen patio villas come online there. That area is Sumter Wildwood which is a higher tax rate than Sumter but not nearly as high as Lake. Maybe closer to the rate in Marion. I definitely see why cash buyers are in a great position.

Not a good time. FL is going down much further. Unless you have cash, not a good move.

Short Answer: NO! The housing market in the U.S. has experienced a massive market distortion and will not level off at today's prices. The FED is pursuing a policy of price deflation and Congress is looking to divest investment firms from SFR properties. We will see massive price deflation of all real estate (SFR, Multi Family & Commercial) over the next two or more years returning prices to pre -covid levels. The party is over cash out you equity now if you can.

Thanks Gary, I really enjoy your content. It's really helpful for me here in Pa. I was looking when I was renting there in 2017 and 2018. Should have jumped on one then, but who new the prices would go up so fast as much as they did. I got priced out of the market. I'll keep watching for your updates. Thanks for posting!
