Yup that's smart to open escrow right away so you can verify it has a clean title before you begin marketing the deal. So many wholesalers used to tell me I'm doing it wrong and I should open escrow after I have a buyer in case you can't find a buyer. Well, first I have cash buyers lined up first before making offers and 2nd it's not smart to market the deal when you don't know if it has a marketable title.
This was great! Any chance you could make one about how to close with a Hard Money Lender? I'm frustrated being told that the lender won't Underwrite the deal until a week or two before closing, and ive already put EMD down.
Jerry, if the closing day is on a Friday should I request a check or a wire transfer? The reason I ask is because if the wire takes 24 hours I likely won't see the money hit my bank account until Monday being banks don't do wires on weekends. Thanks!

I know you're asking Jerry, not me, but when he was on the phone with the title company, Patty said send the paperwork over and she would get started on it. I've watched this video twice and I never heard Patty request payment up front. So it sounds like {a} payment is due only upon successful completion of the closing. Jerry shared the link to some investor friendly lawyers/title companies. Start giving them and whomever you can find on your favorite search engine a call on Monday and ask them flat out if they require payment up front. Maybe also ask if there's a payment due if the deal cannot be completed. Good luck! [Edit Notes: Added "a" in brackets for clarity in response to Jerry's response below. Tyler asked if there's a fee to open escrow. In this day of companies charging all sorts of fees to be able to post a profit, I think Tyler's question is reasonable.
