Hello Rino - you are right, you will have to make use of the outside space to extend the property in order to realise its potential. As it stands you would have to find room for a bathroom, kitchen etc. But let's be positive- the double front, the brickwork and the outlook from the rear of the property are all great! I'm not sure about this one. It's a pretty fine line between it's present condition and a ruin. Considering how much you would have to spend to make it liveable, I think a potential buyer would have to carefully consider looking elsewhere. Also, assuming you spent all that money, you would end up with the nicest house on that street.

If authorities permit, this will be nice layout. I know you said on the back of the house where walls exist on the main floor, anyone who buy it will be able to rebuild that floor. On top of that huge balcony for two upper bedroom. Well, if authorities permit, split the balcony by one bathroom, so both room have separate balconies and access from both bedrooms to bathroom in the middle. I mean, authorities should consider modern way of living and permit just bathroom on the second floor between two balconies. So, by my calculation house across is around 8 meters, big balcony should have dimension 8x4 meters. Now split 8 metters on 2.8 meters on each side, dept is still 4 meters, and new owner is left with 2.4 meters for new bathroom. take it 0.2 by each side for the wall and bathroom in the middle will have dimension 2x3.8 meters, which is great size for bath. Two balconies are 2.8x4 meters, secluded for each bedrooms. So, what I saw from your video, one bedroom has a small space over the stairs. If a new owner is allowed to build a bathroom on second floor, same opening should be open from other bedroom and through that opening both rooms have access to the bath. Of course, both openings will have doors for each room. On the main floor, entrance will leave it as is, huge hallway/reception room. In the old fireplace will set up a mini bar, couple shelves to hold some bottles and glasses. Through door on the left access to the rebuilded site, will combine both rooms on the main floor in one open space, on one side kitchen, in the middle dining table and other side lounge area. There is small room on the left side to access the backyard, well, that room will convert to downstairs bathroom and in the front of new build on the main floor put 8 meters wide terrace, 3 metres out, almost to the fig tree, and then stairs to backyard. it can be a gem.
