Excellent camera work! The apartment is lovely. Needs new windows (double panes with shutters), bathrooms (at least a second toilet), and wall to fix the stain (new paint won't cut it).
Just a suggestion that your maps are too hard to see. A closeup with less details might be better. Please give times in travel distance to Roma, skiing, Adriatric Sea, etc. Seeing a quick tour of the main area and the regular market day us helpful too. There are now new paints that can go over the dated wood interior walls without having to remove them by the way. It is a well locatedand spacious property for the orice too.

It's very cute! Love the exposed ceiling downstairs and that kitchen tile. Agree that toilet upstairs has to go to enlarge the stairwell if the place will be used as one unit. Otherwise maybe you could get rid of the internal stairs and use it as 2 small studio apartments?
I love this house. The wall tile in the kitchen is beautiful. The bathroom upstairs could be extended into the main bedroom. I could see myself living there, just don't want to do it alone. But I'm really ready to leave the U.S.
When you shoot your video with a white background the camera will underexpose the video. To correct this you need to manually compensate by 1 or 2 stops. That's why your video is too dark.

Great value for retirees! I’m blown away by the prices. On the flip side I wish better for Italy’s youngsters. It will be interesting to see how Italians will feel about the upcoming influx of foreigners.

Hello Rino, recent subscriber, and greetings from New York City! 🗽 The stats for the US are every bit as high as you've researched, especially here in NYC, where even a "regular" apartment for rent start at $2k, $3k, $4k per month and even much higher, and not to mention what it costs to buy! Luckily for me I have almost always owned my home in NYC from the time I went out on my own, 30+ years ago, and from time to time have "traded up", so I have been insulated from and have been a beneficiary of the huge run up in prices until now. Being a geophile since I was in grade school I've always known the name Abruzzo, but it was never a potential destination until about five years ago. But for now I have pressing personal commitments, and I don't expect to start seriously looking until probably 2026. And since I have no connection to Italy I will have to navigate residency visas from square one. Meanwhile I am continuing to enjoy these property videos, and if you are still "in business" at that time, you may just hear from me directly. Thanks for your videos and best wishes! 🙂
Rino thanks for the update. Please be realistic as i personal ask you many times “ how do we get there”. I am from Amsterdam as example how do i get to my second home you never follow up because its difficult. That’s the problem, to drive its to expensive as in Italy the toll roads are very expensive and no airports in the area you have homes for sale. Here you go my friend.

(1 in 4 Canadians are living in poverty, according to Statistics Canada.) Our far-left leaning government is the worst government in Canadian history. (Frazer Institute Jan. 2024 report.) My wife and I are leaving. We have been actively pouring over properties in Italy; in Abruzzo specifically where her parents were from - Pacentro. Luckily she had the foresight to get her Italian citizenship, which consequently lead to all of our kids and grandchildren to receive theirs. Never in our wildest dreams did we ever thing that her citizenship would act as a “lifeboat” to flee the insanity and financial crisis everyone is experiencing today. You are right about the prices in Canada! It’s next to impossible for this generation of young people to be able to afford to purchase a home. I’m ever so grateful to have gotten into the market in 80’s - albeit my first mortgage was at 16.75% interest- yikes!
Malta is the same --- its impossible to rent or buy, cost of living is getting higher by the minute and salaries remain the same. Young people are moving out of Malta while TCN immigrants are renting apartments in group of 10 people ! its crazy over here.
As a Canadian you are 100% correct. Young Canadians have given up. Even buying in rural areas is overpriced. Family will be coming to Italy soon. Maybe San Valentino Abruzzo. Speriamo
Italy has a large amount of properties that have been vacant for decades. The deals will be there for quite a while. I am quite confident that in 3-4 years when I will be a buyer that I will have little trouble finding a great deal on something. Cash is king! Rino or Sara would be my first choice to assist in this. ✌🏻

I'm just back from a trip to Abruzzo, where he was indeed a great asset---contacting agents to make house viewing appointments, even for some houses I hadn't seen vids or listings for, general advice on many things I had questions about---just all around awesome. I'm proud to be a subscriber here and on Patreon. With my savings it's IMPOSSIBLE for me to buy a home in the US, and very difficult to maintain same lifestyle in retirement...BUT same savings can easily purchase a home in Italy, and modest retirement allows one to live very well there. Yes we are struggling in Canada. Economy is a bit stagnant and cost of living is high. Italy's problem is bureaucracy. Italy is only attractive if you are retiring, but don't want to bother with residency. There is not enough incentives for establishing a business. Spain is much more attractive to set up a business and you can work and sell to the domestic Spanish market. In the future the foreign entrepreneurs will help the Spanish economy to grow. Italy is still protezionista and the world has become an international economy.

We are looking into buying a retirement home in Italy. Getting our financial ducks in a row to make it happen as soon as possible. We hope to retire in less than 3 years, but feel we need to buy now while prices are still low.
Prices are again a bit on the rise. My guess is that when the interest rates will decrease we will see a slight increase of prices. Currently properties are very cheap

My goal is to leave USA...but it may be necessary to buy as a 2nd home...so Im looking at properties in the 100K range. I love Italy. I love the warmth of Italian people..and believe the right place will be safer in Italy than in US in the coming months. I believe US is in for terrible hardship. So...I am looking for a peaceful country life in Italy with our dogs ❤
We purchased property as non-residents (and are selling and buying another) and the main difference is that you pay a higher tax on the cadastral value at purchase if you aren't planning on becoming a resident within 18 months, plus you pay twice a year property taxes (this is for any second home, whether you live in Italy or not). We're from the US, and property taxes in Italy are nothing compared to what we pay on our very average home in the US. Other than that, the process for purchasing is no different as a foreign buyer from our experience.
No surprise to anyone who's familiar with Italy, particularly Abruzzo. Since my parents passed away, we have been considering selling their apt in Abruzzo, as i have no desire to live in Italy. Already, since initially speaking with agent, the estimate has already dropped 3 times. In fact, we will just probably rent it out for the foreseeable future. If you want to buy to live, go for it. As investment....move along, nothing to see here. Cheers.

@@OneStopAbruzzo Ciao Rino, it's in Isola del Gran Sasso, at the foot of the Gran Sasso. The block has around 12 apts over 4 floors, and consist of a mix of 2 & 3 bed properties.
Wow!! stunning!!!.so many ideas for this house...I would put a bathtub in the bathroom...take away that blue tile flooring make it white...so much can be done...I would fix up the bottom part and perhaps make that downstairs an apartment to rent out for income
