Heard "electrical", and figured I could tune out for a bit since I can't do most electrical except for like ceiling fans... then I heard "outlet cover", and realized that I can now retire a millionaire.

Look into the laws in your state and county. Most of the time "electrical" means any electrical job that requires a permit. For example, you can swap an outlet without a license in most places, but you can't move the outlet to a new location on the wall because swapping an outlet doesn't require a permit but moving one does.

Yeah it sucks my county says I cant do any electrical or plumbing. There goes about half my jobs. Might as well become a carpenter.

That GFCI tip is solid. In my old house the outside outlet, where the sprinkler control box was plugged into, was controlled by a GFCI outlet buried in the Furnace and Water Softener room. That was fun when the lawn was half dead before figuring it out.

Love all your videos where you wear a cowboy hat. It really adds to your online persona! Yes to the surface cleaner attachment for pressure washing. I have my own professional grade 4 GPM/4000 PSI pressure washer, keep renting the surface cleaner attachment from HD when needed, have been charging $70 per hour and this will change thanks to you!

Very informative. Thank you so much for sharing. I would suggest everyone check in their area about what they are "legally" able to do concerning electrical and even plumbing. I do some minor electrical work because I've helped my electrician brother-in-law for a couple of years, but I'm pretty quick to defer to a professional electrician or plumber.

I imagine there will be some pretty distinct differences between the Northeast and the Southwest, and Florida or Seattle in materials used but most of the issues will probably be in the same classes.

This is perfect and reflects the broad range of skills a successful handyman needs. Covers so many specialist skills - plumbing, electrical, drywall repair and all the miscellaneous. Any specialist for each job would cost them more... Do you ever do appliance repair? It is kind of my favorite because I love to diagnose, analyze and resolve. Lately, a "nuisance client" referred me to someone who asked for a certified electrician to replace the electric heating coil in a glass top range. Real simple, have done it several times before and no need for electrical license. I told him to find someone else.

I've fixed a few ice makers and ranges but appliance repair gets expensive and often the home owner decides to buy a new cheap appliance rather than to fix the old one.

Yes, I encounter these cases and do my best to give an assessment of whether a repair is worth it and still recover at least a trip fee for the diagnostics. Obviously this is different for you as you maintain rental properties while I also serve a lot of homeowners.

As far as taxes, I'm just going to say get an accountant. I learned the hard way years ago when I had a food truck that I need to leave stuff like that to the professionals. My accountant has access to my job or account and my bank account and he takes care of everything

I can't think of any jobs that I refuse outright because I'll do quite a few things that I don't want to do for the right property manager, but generally I don't do much tile or for that matter I don't do much flooring. Typically if a house needs something like that done, they're going to hire a specialist who does all their floors really cheap.

For items like door locks that there are many different types, do you keep them in-stock or go to the hardware store and pick them up after seeing the first hand (from a picture or in person)?

I keep gold kwikset, smart key deadbolts and door knobs on inventory. I also keep gold and silver standard interior round knobs. Those are the two that I use frequently enough that it's definitely worth it to keep them in inventory. Sometimes I'll buy a couple spares of other things but not usually.

On the patio door latch you've mentioned in a few videos, are they just broken handles?

I would say roughly half the time it's just an issue of adjustment of the latching mechanisms. The other half the time it's going to be something physically broken or bent beyond repair requiring a new handle or at least some new parts to the existing handle.

I did a job that a plumber would've charged 350 and I did it for 170. She called me back for a second under the house plumbing job that a plumber in my area would've charged 430 for and I did it for 200. Plumbing pays exceptionally well but I have claustrophobia, so I'm not sure if I should except anymore plumbing jobs under the house without a standing crawl space or basement.

If anyone is having the issue where their latch or deadbolt is loose or falling out due to the screws stripping out the inside of the door. I have invented a new door hardware that solves this problem, ReSecure Latch. No more glue, sticks, puddy, or that ugly metal sleeve that ruins the look of your door. @@BlkFireHawk427 The metal sleeve that is available at most hardware store does hold in a door latch or deadbolt but at the cost of changing the look of your door. ReSecure Latch, sits inside the door alongside the latch. Once installed, you would be the only one knowing it's in there.

Yep, they're a pain in the ass. Of course they pay my bills too, but they're always ever so slightly out of adjustment or not working properly. Especially in Tucson, wood doors swell and change shape during monsoons and then after monsoons. Some houses I've recommended a new door and instead they just pay me twice a year to readjust everything so that it latches again.

GFCI outlets are looking for shorts to ground and/or dramatic spikes in amperage.

Nice video! What type of vehicle do you recommend for a 1-man handyman business that will hold all your tools and spare parts? Also, what do you do when the cost of a job exceeds the limit for an unlicensed handyman? Here in California cost of parts and labor for a job can not exceed $500 which seems awfully low!

Wow that does seem low. Is there some creative accounting methods of making one job into two or more jobs? Break a job down into two different parts? I have no idea how that stuff works because I am in the UK and we don't have a licensing system or limits on the value of jobs.

I haven't tried the battery operated one, just the corded one. It's good for just doing a once over on a garage floor but will not penetrate down into the cement very much. I also have the larger corded version and I'm not unhappy with that one either. No matter how you look at it, corded 120v is always going to be limited to the amps of a circuit breaker. They're good for 90% of jobs.

That's a question you'll have to find the answer to for your market, but I'm the end hopefully you're not billing $100 per hour for hours spent on the job.

Sadly can't touch any electrical in Canada without a license. I touch my own home's electrical for minor switch and outlet swaps, but can't legally touch anybody elses on a job without an electrician.

When I send the estimate I send the invoice for the estimate with it, if I do charge for it. The work and the estimate are not invoiced together.

If someones bathroom snells like piss really bad, check and see if the toilet is caulked. If not its probably piss that ran down the bowl over time and went under the toilet

Given that you’re doing work for commercial property managers, I assume you have insurance. And since one of the jobs you mention here is roof leaks, did you spring for the VERY costly roofing coverage as part of your policy?

Yes my insurance coverage encompasses all work that I do. I really don't mess around with that stuff. A lot of guys cut corners on that to save a few bucks but I want it to actually be there if and when I need it. I also never do work that I'm not legal to do here in Arizona as a handyman.

I don't know what the cost difference would be without it since I had it on there from day one. All I can say for sure is that I'm paying somewhere in the $250 range last time I looked.

If you look through my videos here, you'll find that probably 25% of them revolve around pricing. I have multiple videos dedicated solely to that one subject as well as most other videos touching on it somewhere within the video. The short answer is don't charge less than $100 to show up at anyone's front door and try not to charge less than $100 an hour for your time on the job if you live in an area that will support that rate. Many other areas will support $200 an hour or more, but I don't live in one of those areas.

In Arizona you can do any work that is under $1,000 and doesn't require a permit.

I have a playlist called how much to charge. I actually have a video covering all of the facets of toilets. For smoke detectors. If that's the only thing I'm doing then I charge $125 trip fee plus materials to change up to six smoke detectors. If I'm doing them as part of a larger punch list then I charge either 10 or $15 per smoke detector, I can't remember at the moment, plus materials.

I'm confused because majority of the stuff you're saying you have to be licensed in my state in order to do that scope of work. Do you not have to be licensed in your state or are you a licensed contractor?

In Arizona you can do any work that does not require a permit if the cost is less than $1,000. Example: You can replace a faulty outlet because it's under $1,000 and does not require a permit. You cannot move an outlet to a new location or add an outlet to a new location because that does require a permit.

I disagree you should charge the same as a plumber for certain plumbing jobs. The plumber had to go to school and then be licensed and is why they justify a premium. The point of a handyman is a do it all that will do it all for much less. That's the entire point.

@@edwilliams4793 Yes, or you can choose to be fair. A handyman should not make the same as a licensed contractor, plumber, etc. If that was the case, why not get a true professional. Some people are greedy and take advantage of others. I hire people who don't.
