"what if the rent is late?" Landlord: "Get out"

Don't ever ask if rent is late. That just paints a bad picture in their head

Dude, who cares. It's asking a specific and important question about the place you're going to live. Shit happens and it's good to know. They need your money and aren't going to decline your rent if you ask a simple question LOL. Ohhhh I care so much what my landlord thinks of me oohhhh nooooo

Fair housing laws require any questions not be used as a pre qualifier for renting to the prospect. During these times more than ever I get this question a lot as a leasing agent!

DEFINITELY don’t ask “what if the rent is late?” Landlords prioritize choosing to rent to someone who gives them confidence they’ll pay the rent each month. Before you sign the lease, it’ll specify something like how much they charge each day the rent late. Check that before you sign the lease, if you want to know.

That was the only one i didn't like. That already brings negative energy. Dont leave room for yourself to miss rent. You may not have air, electricity or water but rent should always be paid first

Here are the questions: 1. How do I pay rent? 2. What if rent is late? 3. What utility costs are there? 4. How would I lose my security deposit? 5. Can I go month to month? 6. What happens to tenants who break the lease? 7. What's the parking situation? 8. What's the pet policy? 9. Do you require renters insurance? 10. How can I contact the property manager and maintenance? 11. Are there any specific restrictions?

A small addendum to the renter's insurance: it also helps cover any costs if an employee of the apartment building or property management, like a maintenance person, is injured in your apartment.

Not allowing visitors after a certain time of day sounds weird to me, but I don't have much experience with apartments, lol. You'd think like, allowing people to have visitors is like, life? But eh, I dunno. The only time I've ever heard of people limiting times someone can visit is when I was staying in one hotel in London for a vacation, and visited a friend in another hotel around the corner. Apparently his hotel didn't allow anyone to stay beyond 11pm.

I think she meant time as in the legnth of time a guest stays. So a landlord might say that you can't have a guest stay more then a week or so
@LateBoomer1964
@LateBoomer1964 3 года назад
@@MISTEREPICTORNADO Yes this is what she meant. Every state has laws concerning people who stay in your home or apartment. A person who stays long enough and contributes to the rent could end up legally becoming a tenant and have "right of tenancy" without you even realizing it. It's an easy way for squatters to take over your home so be careful when allowing visitors to stay overnight for too long. You can look up "right of tenancy" and include your state to learn more.

Adding to what other people said. If moving abroad, you may actually have a guest curfew. My sister lived in the UAE for a while and men were only allowed in her appartment complex between certain times of day. Even male family members had to sleep in a hotel while mother and sisters were allowed to sleep over. The video referred to how many days one can stay over, but it can also be taken literally if working abroad.
@AddersOtter
@AddersOtter 3 года назад
@@naraferalina2308 that reminds me of the time I stayed in the Kensington district of London and a buddy of mine stayed at a hotel down the street. I had no curfew or guest limit, but his hotel only allowed a single guest to visit, and not past 11pm or something lol. It was weird.

I'm rental shopping again, now that we are gearing up to move finally, and I'm going to be bringing along an adultier adult with me, haha. My Papa, MIL, or more experienced sister. I tend to get too nervous or brain blocked when face to face with someone like a manager/landlord and turn myself into a floor mat.

I mean it's an important thing to know. Would you rather save face and seem nice or ask a reasonable question and risk and awkward situation.
@kairon156
@kairon156 4 года назад
Would asking about breaking the lease almost be a red flag from the landlords point of view? While a lot of these questions seem reasonable I wouldn't want to sound like a high maintenance tenant. Because I find people who are high maintenance hard to deal with.

So I just had an apartment tour a few days ago but I had to tour a different room with the same floor plan because the one that’s actually becoming available soon has a tenant in it that “won’t allow for tourings in his room”. Is that a red flag? Because although it’s the same layout, there could still be problems with the actual room..
@bunaynayslay
@bunaynayslay 2 года назад
not necessarily, they most likely showed you a showroom which is all furnished and clean. the tenant most likely just wanted their privacy or the room wasn't ready to be shown. you should still try and tour that specific room when the old tenant moves out though.
@triv4555
@triv4555 Год назад
Personally I'd see that as a huge red flag, for exactly the reason you stated. The actual unit could look completely different than the sample (in a bad way)
