I watched a similarly titled video that was fifteen minutes long and didn't have nearly as much info as yours. Clearly defining the bad areas of each district is especially helpful. Well done.

Thanks for the info. Wife and I are planning to buy and found some cheap places in the Newton area but man… definitely worried about those crime rates. I am seeing the comments that it isn’t happening every day and it doesn’t happen to the general public but still worrisome

the weather is almost as good as it gets in canada in surrey - u can have decent/good weather from like march - october and longer days too!

Glad you enjoyed! Something to keep in mind is that sometimes some of the worst areas to live can be some of the best areas to invest in. I think that would be the appeal with that building but Surrey City Centre pre-sales were out of control this past year at close to $1200/sqft which is too much IMO vs. what you can get elsewhere. Plus would rather be further south, closer to King George Hub as I find Gateway to be the worst area

Whalley here …..lived here since 2013 …many exciting changes , we have noticed an amazing evolution and the gentrification of the GETTO into luxury we never had imagined . The new downtown skyline is fantastic and will be overtaking Burnaby Brentwood for densification . We have more diversity than ever. Atop one of those new skyline towers we need a revolving roof restaurant please 🌸🌸🌸🌸🌸🌸🌸🌸🌸

Yes! It's definitely come a long way. I grew up playing baseball for Whalley Little League so I spent a lot of time in the area in the early 2000's and it's come leaps and bounds I think a revolving restaurant would be an awesome idea!

This is incredibly accurate! I used to live in whalley and there was WAY to many homeless people. Now i live in the guildford town center area and it has a gang problem. Someone was shot dead not too long ago. But thanks for the information!

Whalley has definitely come a long way though. I used to play baseball there as a kid so I’ve seen it change over the past 20-25 years but the homelessness seems to have been spread elsewhere. Glad you enjoyed the video!

Thank you for telling the truth. Surrey has to find a way to fix the homeless problem. I don't know about anyone else, but I am afraid to buy in or near a bad neighborhood. It is like buying near a place that has a Bubonic plague or the Spanish flu, It does not stay in one place and it will kill you and your children.

It's becoming a major issue pretty much everywhere. I'm not sure if you're from the area or not, but parts of east Vancouver are almost unrecognizable and the homeless population has grown significantly over the past couple of years. There are good and bad parts in every city. So it's important to make sure you have someone on your side that can help you identify them and make the right decision!

There was crack house a few blocks away Guildford mall. That whole two blocks between 150th and 148th is sketchy. Surrey central by the Surrey central sky train station is super sketchy, and Walley around King George Hwy is the absolute worst. Former Surrey girl.

I lived in Surrey from 2006-2022. Surrey has a bad rep when it comes to crime and gangs. Yes these things exist there but they dont in general bother the general public. As mentioned, a lot of the rif raf was pushed into Newton, and petty crime rose for a while. We would see a lot of (we assume) homeless people in our townhouse complex going through our recycling bins at all hours of the night and so on. But overall we felt safe.

Yes, you nailed it. Lots of great areas in Surrey. I lived there for over 20 years. Unfortunately people give it it’s reputation based on a few bad areas

Thanks! It's alright, not my favourite area personally as I prefer the areas bordering the North, East and South. I also don't often use public transit or head into Vancouver a whole lot. But it keeps you close to the skytrain and away from some of the more troublesome areas mentioned in the video.

@@livinginthelowermainland thanks...also offered a place in lynn valley..sure is 700/mo more but you also 'get what you pay for'....i could save 8k/yr at that surrey location but whenever i've been in the area i just feel a bit emotional weight downwards and I want to get the fk out of there as fast as i can.....need to find a place in the middle, like goldilocks as both are extremes: that surrey local: great price but blah area....lynn valley fab area/local but $$ price.

only thing with surrey that really deters me is the lack of a 'buzz' and nightlife/entertainment that other neighbouring cities have, unfortunately.

I feel like outside of Vancouver itself, there isn't really much of a nightlife scene in the Lower Mainland! And some would probably argue that even Vancouver doesn't have the greatest nightlife compared to other places.

What do you think about bolivar heights? Around 110 Ave? We currently live near lougheed mall, but want to upgrade to a house. North surrey seem to be more affordable yet not too far from where we currently live.

Definitely not my favourite neighbourhood. Keep in mind that if you are near the highway in other parts of the city, even though it may be slightly further away it's only a few minutes longer of a drive

I disagree with you saying you shouldn’t be out at night in Surrey…lived here my whole life and I feel completely fine being outside at night. I assume it Would be a different case for women but nothing different from other cities in the LM like Vancouver, Metrotown, poco, etc.

I was referring to very specific neighbourhoods, not Surrey as a whole. I lived in Surrey for over 25 years and I felt safe being outside at night in MOST places. I’m sure if I grew up in these specific neighbourhoods it may be different. Again, just my opinion.

I moved to the guildford area near Holly park last June and have experienced more druggies tryna start shit than I ever have before. Would not recommend.

I lived in Cedarhills aera for 20 years and I've never been threatened at any point while out and about, but I spent one year in Guilford recently (not too far from the mall) and it was bad, ive been attacked multiple times.. it was horrible but now I Live off the main drag in Fleetwood and it's a lot safer.. The closer you move to Delta the safer it gets. I would say stick to Cedarhills, strawberry hills, scottsdale, North Delta, Cloverdale, Clayton Heights, some parts of Langley like Murryville, South Surrey (closer to White rock), and Aldergrove. skip Newton and Guildford for sure.

It's not the worst area. But typically malls/shopping/commercial space tend to bring a bit more crime to the area

Surrey is like any other city with crime - I was inside the Vancouver Downtown library one day when someone showed up with a gun and snatched a phone....every city has its own issues.

Seems to be higher crime everywhere lately. There’s definitely lots of great areas in Surrey so I wouldn’t let the few bad areas turn you off from the entire city

I live in newton its a decent area I think, some shootings occasionally but its nothing compared to American standards. White people might find it a little tough to live here but surrey is huge. Places like cloverdale are safe and great to live if you have the budget

There definitely good and bad pockets in every city and community. That's why I highlighted pretty specific neighbourhoods. Cloverdale is my personal favourite in Surrey!

I'm so sorry for Canada. Most things about a good Canada are not true, Including clean cities - beaches, and forests. It's a big lie. The first time I arrived in Vancouver in 2018, I was shocked. As soon as I left the airport door, I saw tissue, disposable glasses, and other garbage left in the city. The further I went, the more I saw them. Before I moved to Canada, I lived in Georgia, Armenia, Turkey, Serbia, The United States, and for a short time in Singapore, Malaysia, Indonesia, Turkmenistan, Azerbaijan, Netherland, Australia, New Zeland, Germany, and England, but I have never seen the amount of garbage that people leave in different Canadian cities. Toronto, Montreal, Ottawa, and Quebec are no less than Vancouver. I'm so sorry for Canada. Canadian and Canadian Governments don't care about this tragedy. I think everything that says about Canada as a clean and powerful culture is not true. You don't need to travel to Canada to see this. Just watch some videos about walking in downtown Vancouver, Toronto, Montreal, Ottawa, and Quebec. You will find the truth. Impossible for you to walk in a Canadian city and you don't see the dark side of that. Everywhere you will see garbage. You will never see this in Europe or the United States. This amount of waste is not even seen in Malaysian-Indonesian or Thailand cities. It is impossible for you to use public transport and not see a lot of garbage at stations or on the route. You will be surprised to find a lot of garbage even in the woods - by the rivers and on the beach. I wish the Canadians woke up and had no enmity with their country. I wish the respectable people of Canada would wake up

Guilford town center area is a great place unless u like surrey Jack's who only fight in groups of 50 against one but they top scared to 1 on 1 yea it's great

You are an full.of it there is no crime ect where live i have for 20 years Yes the homeless e has moved to king George areas on king george gateway station is slated for redevelopment.. i would do my own research some inccurcyies some bias like purchase for rental.but dont live there'🤣nes flash some cnnot fford to.urchase in some guilford walley and most of all Panorama area not even some condos thats why multigenerational families occupy some of those homes or some homes have illegal suites.seniors being bothered by realtors to sel their homes relocate the new owners arrives demolish es the home eretct a struture double thesize or more fwarfs the home nexdoor therefore affecting sunlight ect resulting in.parking isues. I know its not your fault just had to get it off my chest they need to stop harassing seniors we wil find them.if needed thankd
