Listing Description:
Comprising the entire 76th and 77th floors for an impressive 7,973 square feet, Penthouse 76 stands out atop Jean Nouvel’s iconic crystalline tower, 53 West 53. The penthouse offers four bedrooms, three-and-a-half bathrooms, a private interior elevator, a dedicated service entrance, and north-, south-, east-, and west-facing exposures that span Central Park, the Hudson and East Rivers, Downtown and beyond. Gracious proportions, magnificent details, and ceilings up to approximately 22’ set the stage for world-renowned designer Thierry Despont’s masterfully conceived interior architecture. Bespoke detailing typically reserved for privately commissioned homes and a rich yet soft palette of museum-quality finishes imbue each space.
Direct entry into the private foyer offers a double exposure of Central Park to the north and Downtown Manhattan to the south. A dramatic great room featuring soaring double-height ceilings is designed with the entertainer in mind complete with a gas limestone-clad fireplace and floor-to-ceiling windows framing sweeping 180-degree views. An airy gallery leads to the corner formal dining room, which flows into the windowed custom kitchen by Thierry Despont for Molteni. Polished statuary marble countertops and a back-lit statuary marble backsplash complement back-painted glass cabinetry with polished nickel detailing, Dornbracht fixtures, and an extensive suite of appliances by Miele and Sub-Zero. A spectacular 30′ × 15′ south-facing lounge, offering wide-open vistas of Downtown Manhattan and iconic city landmarks, is complete with a custom built-in bar by Scavolini. This room may also function as a bedroom. A private secondary bedroom is the ideal guest suite with eastern and southern exposures and a windowed en-suite bathroom.
On the 77th floor, the approximately 1,300-square-foot primary bedroom suite offers panoramic views of Central Park and iconic city views to the north and east. The en-suite bathroom features two separate vanities with custom Thierry Despont-designed polished nickel automated mirrors, a cast iron Lefroy Brooks soaking tub, freestanding steam shower, private water closet with commode and bidet, and a linen closet. The space is elegantly appointed with radiant heated floors, polished Noir St. Laurent marble, high-honed Verona limestone, polished Persian golden travertine and Dornbracht fixtures, with dramatic skyline and river vistas. Completing the primary suite is a custom Scavolini-designed dressing room.An additional bedroom on this level offers south-facing Downtown city views and a windowed west-facing en-suite bath as well as a Scavolini-designed closet. The final room on the upper level is a separate den/media room that overlooks the great room below. Completing the upper level is a discreet service corridor with extensive storage and a private service entrance.
No detail has been overlooked, from the custom interior lighting design to the motorized Lutron solar shades and additional blackout shades in each bedroom, and the supply of humidified and filtered fresh air throughout.

Building cost goes up exponentially the more you go up. Cause you would need to spend much more for the base, higher psi concrete. So i think it is somewhat reasonable to charge this kinda money for penthouses above 700-800 ft.
@UltimoDogLover
@UltimoDogLover 7 месяцев назад
Hard to say. Something seems off with the lighting. I don't think this video showcases the unit well. But I also do prefer other penthouses, like 111 W 57th Street and 432 Park Avenue. Also, a lot depends on the staging and furniture, and this is just ok.

I was lead Architect on this project supported by 3 amazingly talented Swiss structural engineers. The technical challenges involved were some of the most difficult I’ve had in my career. The side facing Brooklyn was most problematic due to the strong cross winds coming in from the Dyker Heights bottleneck. We incorporated a 300 metre “spine “ spanning most of the middle floors to counteract and dampen the sway . Worked very well and I was awarded quite a substantial bonus for designing this. The foyer is a masterpiece incorporating cladding with marble imported all the way from the Apuan Alps in Tuscany. The gold leaf on the two imposing Phoenix statues straddling the main staircase would cover two basketball courts if laid out flat. Amazing construction and I am proud to be part of the team to deliver it 300 million under budget….and on 2 months before deadline.

1. **Hygiene Concerns:** Poor people, like all animals, can smell bad, carry dirt, and leave behind allergens and bugs. Allowing poor people into stores may lead to cleanliness issues, as their dirt and stank could accumulate on products, shelving, and store fixtures. This could potentially pose a health risk for customers who have allergies or respiratory issues. 2. **Safety and Health Regulations:** Many stores are subject to safety and health regulations to ensure the well-being of both customers and employees. Allowing poor people in stores could violate these regulations, as they might urinate or defecate in the store, creating unsanitary conditions. In some cases, poor people might scratch or bite customers or employees, leading to potential liability issues for the store. 3. **Disturbance to Other Shoppers:** Poor people are unpredictable creatures, and their presence in a store could lead to disturbances. They might scream loudly, become frightened, or exhibit territorial behavior, causing discomfort for other shoppers. This could affect the shopping experience (aside from Walmart) and potentially drive away customers who are uncomfortable around poor people. It's important to note that the acceptance of poor people in stores can vary by location, store policy, and the preferences of customers and store owners. Some stores, 7-Elevens, may welcome poor people, while others might choose to prohibit them to maintain a clean and safe shopping environment.

Great video with atmospheric production values in the opening. But I think when you start on the street and approach the building, it would have been nice to see you pause and look up and then cut to a street eye view of the tower looming above you. Also, at the end you said you were going to show us what 'this place looks like at night'. The video then showed us interior shots of the rooms with a sort of partial far angled view of the windows and also exterior drone shots of the building and the city. But we didn't get an actual night view directly though the windows to show us how the city would look to someone standing in the apartment looking out. It would have been great to see those angles.

This one is impressive. I'm particularly drawn in by the architecture. Those angled pieces between the windows is what does it most for me. Though the mini windows for fresh air are a nice touch, I'd still prefer a balcony or terrace to really be able to take in those morning and evening views with a cup of coffee or glass of wine.

I've seen quite a few ultra posh NYC top floor real estate videos from Erik and others and while each one certainly has its own charm, for some reason this penthouse grabs my attention than some of the others. Like CPT's is far higher but also at least by default a lot more white and spartan. This one's gorgeously finished, ingenious with those built-in windows, well laid out and *feels* rich. Great tour video!

I have to wonder if the listing agent is going to ask you to re-shoot, or at least overdub this video. Everything you identify as travertine is actually Verona limestone; only the owner's bathroom has travertine: on the wall (where the controls are, not the bench) and wrapping around to the wall behind the tub. All of that light tan stone throughout the apartment is limestone. The real shame of that apartment (and 53W 53rd in general) is that the view of Central Park will be obstructed soon. The new supertall at 41-47 W 57th, between 111 W 57th and the Solow building, will be 1100 feet tall - high enough to obstruct the view from 53 W 53rd, even on the 76th floor. Construction should start blocking the view in two or three years with expected completion in 2027.
