Impressive design, well presented by Ms. Eva as always, the only downside is the master T&B masyado naka dikit yung closet sa urinal and water closet prone sa unwanted na talsik and odor.

Modern designed residence with a homey feel as well as low maintenance .. The construction materials used are first class that adds to the value of the house..a great investment potential. The location of the property is great.

But according to your ground floor plan , lot area is near 200sqm, (dinning area)breadth = 5m+3.7=8.7,take (10m) Length= 4m +5m +5m+ stairs(3m) = 17, take ( 20m) 20×10= 200sqm

So sad po yung layout ng master T&B. Nakahilera yung urinal,toilet bowl at bathtub na parang hindi masyadong pinag isipan... super close pa sa cabinet 🤦🏻‍♀️ Ok sana yung kitchen but the tiles are so complicated. Hindi sya clean/minimalist design. Nakakahilo po. Happy New Year, Ms. Eva🎉

Pano naging 500sqm floor area? According to your floor plan its only about 205sqm ang floor area, unless included yun parking garden swimming pool service kitchen at balcony. But house alone 205sqm more or less.

Nice na sana.. di lang pinagisipan mabuti ang Master's toilet and bath.. di ko gusto yung closet ay kasama sa toilet and bath..and worst pa dito halos dikit na urinal sa closet, parang basta na lang pinaglalagay yung urinal at water closet kung saan na lang.. 👎sorry pero di talaga pasado

I like the ground floor layout except for 2 minor things(not concerns). 1. I would prefer a counter top that has less prominent stripes or streaks. I just think it would be easier to see if it is dirty or not and nothing else.. I love quartz more than granite. 2. I think the staircase hand rails would mavbe been made of another material or another color to make it more "expensive". But these are not problems though. Only preferences . What is more of an issue for me is the shower in the masters bedroom. I am a senior but can still climb stairs. I just don't like the shower inside the bathtub. I don't think I would like it any better even if I was younger. I don't like to skip over the sides of the bath tub to take a bath. Another I don't like is the absence of any shower enclosure. Small things but for a 35M house I think I would demand a ""walk-in" and instead of a a skip over shower as well as a shower enclosure. I would also prefer to have a common toilet in the 2nd floor for close friends, close relatives and other visitors I would invite to the 2nd floor. ut the problem is I don't have sufficient funds now But overall, except for what I mentioned, the designs quite good. One of the best I have seen. I would try to bargain to cover the changes in the bathroom.
