As far as the condos, Rich and Vee made our property hunting experience a pleasure. With Tom's help I was able to craft a budget. Then plug in all numbers and we came up with our Target numbers. Very important to note, is a lot of properties in Thailand are not pet friendly. We have a very small dog and you need to disclose this upfront. I thought about it as an afterthought and then found out about the difficulties. I lived in Pattaya almost 10 years ago, and by listening to many of Tom's videos discovered we had similar background and I love Tom's personality. Trust me and him when I say this Tom said he would help in the video. HE REALLY WILL!!!! Went to see Tom before leaving Pattaya at Leo's in Park Beach. Hot to meet him and the gang. Leo's is a must visit when in Pattaya. I returned to Pattaya after 10 years and has it blown up with development. With Tom and the brokers, Rich and Vee, Sveta got to see the best of Pattaya, not just the sin city. Tom thank you so much for all your help. I look forward to hooking up once I pull the plug in the US. We're now in Samui, followed by Phangan and Koh Tao. I am finding things more difficult to see what we are looking for here. Tom, Sveta and I now regard you as a friend. Thank you so much for your kindness and hospitality. As you said in video you took us to MOTS who handles visas. I was very concerned about having to deposit 800,000 baht and leave it in a Thai bank. MOTS allayed my concerns. What Tom cannot say is you pay fees for MOTs services and they make the deposit (their money) Fees for visa and fee for single or multiple entry , fees for retirement visa 25000 baht per person, and fee to open a bank account. Then you have your visa. But yes you need your documents also.
Nice to see the different rental options available! As a single guy, I liked the one bedroom for $490ish. But, I do t plan on wanting to drive while living there for a year, so access to public transportation is a must.
I think you’re right a queen would be better even though it's a tight extra bedroom. I thought the same thing about the prices in general, there's many better deals out there. You just have to get out and look.
Tom, Thank you for allowing us to see some nice condos to rent! I am retired from the Navy, but it’s hard for me to totally stop working. I mean, it’s scary to let go and totally depend on retirement money. I’m to young for social security still but I am so ready to move out your way and meet you in person! Three quarter bed size, we call it in Scotland. Park Beach is an amazing condo with a wonderful bar at the bottom with loads of amazing customs in it 🍻 Miss you all Wee Tom 🥰

Both properties have their advantages. Park Beach is elegance in an Old School way & it's sits right on the beach. It's 5 minutes from Terminal 21, 10 Minutes from Central Festival or Treetown, and 15 minutes from Walking Street. It's just 7 minutes away Bangkok Hospital Pattaya or 10 minute to International Hospital.
You seem to have mirror setting on for selfie section, which for spacially aware people can be a bit annoying. But thanks or all you videos anyway, I can get through them.

Nice presentation. I would just make sure that my sleepings room faces west. Right now $1.00 =37 baht so conversion is favorable, but that varies. What's with all the pool renovations? I would make sure that I could use pool before signing. Personally, I would do one month fist to see how I like it. I could always extend and as Tom recommends, I would use an agent for everything. If renting a 2 bedroom, count on an additional $150-$200 for power and water. Als0, I would look for a place that already has wi-fi. If I am doing a one-year rental, I would make sure that I have washer and dryer. These places are nice but none of them have both washer and dryer. I think the Grand Beach is probably the nicest. If they do monthly's and rent out one bedroom or large studio, that would probably be my choice.
The pool renovations seem odd to me as well. Especially during high season. Anyway, most will be done soon and good for another 10-20 years. I think around here, most rooms face the west to see the sunset. Drying clothes on the balconies are the norm here though I do have washer/dryer combo in my condo that I just love. I put my clothes in, 3 hours later I take them out to fold. I think Park Beach is the nicest as well. I have no doubt you can find a place on a month trial. I would also suggest the south side of the building has the best views. I hope this helps.
Just found your channel. Been researching Thailand for years. I fly out for retirement in 10 days. I was actually looking further south (Na Jomtien or Bang Saray), but Wongamat is very attractive.
Very doable. I have a friend that has a 1 year lease. When he returns to Australia his lease price is slashed 50% as an incentive to keep his lease. He loves it. Not sure if other landlords offer this though.
All of these prices exist. Some units are nicer & some of the units just sell themselves, other places can be dumps and still rent out for the people that don't care amount money. It's a crazy market.

Many landlords have options for one month rentals versus 6 month leases versus one year leases. Of course most property owners want to get a one year lease but some do offer the other time frames but generally at a higher rental price. I would recommend using Google reviews for your Realtors brokers. Otherwise if you don't have much information about them you have to stay on top of them all the time when they're handling your money. Good luck

From what I understand it's over 70% sold though. The speculation are saying many Chinese investors but I'm not positive. 4.8M for a 43sqm seems high which 100% of these are sold.
@@MargaritasinParadiseI’m sure it’s mostly sold out. Mostly investors of course. I’m curious to see if they will get more than double to cross the street in a newer building. I doubt it. A premium for new - yes - premium for on the beach - Yes - almost triple. Good luck.
@@MargaritasinParadise If the war in Ukraine continues to deteriorate, a significant influx from Europe, especially from Ukraine and Russia, can be expected. Supply and demand will determine the price. I anticipate (unfortunately) an escalation of the war and the scenario I described: rising prices.
So that’s a good point I think the original poster is correct though. Considering the sheer number of developments in the Pattaya area, many newer buildings are charging more for way less. Historically, this area doesn’t see much appreciation of condo prices. I think Investors make money on rentals here but selling sometimes are very hard.

Thanks for your input. I think I pronounce the word Pattaya the same as all Thai residents in Pattaya. Though you cannot use speech to text that way. Basically at that point you have to sound out the word. Kind of reminds me of the word potato.
