I am appalled that non of these homes have proper foundation with zero rebar in them to deal with swelling ground. No wonder most of the houses I visited have badly heaved floor slabs and distresses walls. Awful. I never knew it was this bad.
Hi Van, I just did a video on pad footing. There are a variety of factors that classify a site as class P. For instance, if trees are encountered on site or there's infrastructure services etc, the site will be classified as "P". It's a case by case situation.

Thank you for the video man. It really helps. Say for example in Sydney region you can fit in all these 4 types. but how to decide or what factors determine the house that fits into that plot ? and what factors do we use to rank the house from rank 1 to rank 4 ?
There are a multitude of factors such as budget, clients preference, topography, location (wind loads, thermal performance, energy efficiency), cost of materials and availability of skilled labor in the region. I personally don't do this preliminary study on what type of house to be designed, I pretty much engineer the house the architects and clients engage me to work on.

Hi Rebecca, reverse brick veneer construction can be really good in terms of thermal performance. However, to be very honest, I haven't seen or designed one yet as it's not as popular as brick veneer.

Unfortunately Australian Standards are a business in Australia and you have to pay for them. Some of them you can find online for free, but most of them are paid.
Hi Mike. You should have cavity ties to tie the walls together. If I'm not wrong, the insulation will depend on the R-value you need to achieve. You can use foam boards most of the times.
Hi Marco, you will need a registered professional structural engineer to design your house, if that's what you're asking. Each state (NSW, QLD, VIC etc) has its own regulations when it comes to certification.

Wow. These houses must be super cheap with such low standards. And they must be very cold in the winter. Yet, I don't see radiators included. We build better weekenders in northern Europe.
The insulation will vary from region to region. Colder regions will require better insulation obviously. The east coast is hot all year round. :) A good architectural design will make your house more efficient.
Hi Ben - thank you very much to taking the time in making this video. Here in NSW brick veneer is popular or recommended based on price, however, is it really much cheaper? Coming from South America (Arg) it is difficult to conceive the idea of living in a house held on wood rather than brick. Would you please shed some light on the costs to compare double brick and brick veneer. Thank you very much. Hi Pablo, the construction methods here are quite different from South America due to skilled labor, cost of materials and cultural acceptance of construction systems. I don't have exact figures, but as soon as brick laying is added to the system the costs go up if compared to the traditional timber-framed house. Prices will vary from state to state as well.
From the strength perspective, 90x35 studs will buckle under a compressive load smaller than that for a 90x45 stud. You can work out this load or you can have a look at tables that give you maximum roof or floor load widths. Costs should be similar, but double check that with a supplier in your area.

Ou utiliazam alguma extensão específica? E no caso os arquitetos entregam o projeto com paredes genéricas ou eles já tem que colocar esse tipo de parede com estrutura de madeira?

Hi Gabriel. I am doing a Bio;domg amd Construction course, and for what I have seen during my studies, Concrete applears to be the worse material that can be used in the construction industry, and second to that appear to be the manmade timbers, full of harmful timbers and I have seen them delaminating when exposed to the weather. Having said that, is it possible to build a single leaf (110 mm) load bearing concrete wall, with engaged piers, for the complete house or even a commercial shop? Where can I get good information for such a project, please? I want to study this kind of construction in depth. Steel construction is not reallly an option, as far as I can see, there are many disadvantages to steel construction. Maybe, it is OK to utilise I-bemas to create the Portal frame, then clad it with other light materials, but that is about it for the use of steel; as I see it. However, you are an engineer, and hopefully, a good engineer who has done all sorts of investigations, to a PhD level in construction. I am interested in hearing your views on this subject. we have a multi-story rendered double brick with concrete floors, for the upper levels would the concrete just sit on top of the inner brick or sit over the cavity too?
@@bengthebrazilianengineerinAus makes sense for wiring etc.. I guess I was confused by the internal water damage on the 2nd floor beneath a corner window but now I realize the room overhangs so the cavity doesn't continue below it, they should have used weep holes :/

What about EPS Gabriel? I feel it’s becoming more popular amounts the owner builder community. I believe there is EPS and steel frame with EPS panel aswell. Curious to see what’s more popular and/or longer lasting
EPS should be banned in Australian homes. Build with something safer. It burns too fast, it is a dangerous product...why not use kerosene soaked wood instead?
Apologies if this is a silly question, but what is the difference between 1 Timber-framed and 2 Brick Veneer? Don't a large proportion of Brick Veneer houses use Timber Frames (i.e. is 2 a variation of 1)?
Great video man. Appreciate it. I actually had an invitation to interview for structural engineering job in Australia for their timber/steel residential structure. I am planning to do a freelance work there and this video gave me a great overview on how residential constructions are made. I am currently studying Australian standards just like what you mentioned in the video (at least I know I'm on the right track). @@BenFreq Hi Ben, we use Autocad and Revit at the office. If you need basic plans, Autocad will do the job. For more complex and detailed projects Revit has its benefits.
