I’d keep it as one property. The top in-development room would be a brilliant office / library. Sitting on the balcony with a cup of tea and a good book would be amazing. Great property. Thank you.

I absolutely love this roomy kitchen with loads of cabinets! And the fact that you can come right out of the kitchen to enjoy those terrace areas had me sold on it. Of course, I am an older, retired American high school teacher who will never be able to experience such a life-changing adventure for lack of funds, but a girl can sure dream. You do such a great job showcasing these wonderful homes, hidden gems. And we can surely immerse ourselves in the love that you have for these towns and villages, the people, and the gorgeous views because I now love them as well. You call it your passion. You truly knocked it out of the park with choosing to video this one. I’d say I’m speechless, but I have so many exciting thoughts. I’d keep it as one full home. The second to the top (unfinished) room I would make the master bedroom and try to squeeze a small toilet rm in there somehow. It has the best views. I love everything about this one. The levels within the home, as well as, the yard, terraces, garden levels are simply amazing. Colledimezzo is in my top 3 favorite towns in Abruzzo so this is just so exciting for me. Bravo David. STUNNING! Ps: i LOVE hearing your excitement and ideas for these places. Never stop with the ideas. I don’t understand people who are negative about this kind of excitement. Baffling. Gotta go now- off to watch it again 😄
The possibilities for this property are endless, given the independent accesses and overall layout. This could easily be converted into 2 large units and the owner would have more than enough space to make it comfortable. You definitely hit it out of the park with this one.
My favorite so far - I would definitely turn the two topmost rooms into my bedroom and a kitchen/dining area and bathroom, and keep the topmost views to myself...
I love this one. I would leave as one but add a bathroom in the front room on all levels that don't have a bathroom. Stacking them would make plumbing easier and may even create a suitable layout for a dumbwaiter to ease carrying groceries and drinks to the kitchen.

Just subbed to you cannot believe the prices. I live 20 miles from Sheffield in Yorkshire UK that price would only get me a 2 bed terrace house that would need complete restoration and probably in an undesirable location I think you will be hearing from me in the new year can you get floor plans for the properties you feature it would be handy . David, this is the best sight unseen in person property! Absolutely stunning and absolutely incredible for the price!!! I’m thinking of getting with David Nixon and having a deposit sent to the prevailing Notaio ASAP!!! We can then see it when we are there in Oct for your Oct 12-13 tour! What a great place!!! I can just imagine a great big table out on the terrace with the fireplace, and invite all of the wonderful Colledimezzo Friends we will make over for Pizza, Vino, and more Vino!
I would have expected many more "Stunnings" for this property. I would want the entire property my myself. It does need another full bathroom on the 2nd level. I only wish I knew more about the cost of construction / renovation / etc. for all the work needed and the availability of good & reliable contractors. Also, the time of doing the work. Great potential! I would put in another kitchen in the middle area. I split it up to three separate living areas and rent out two of them and live in one. Then when family comes out to visit, or eventually want to move to Italy, there is a place form to stay while they are looking for their own place. Rental creates additional income to pay off your property early, travel, etc. thanks for sharing!
What a cute village! Way more room than what I'd need but a great space. Especially if I went in on it with a friend who wants the renovation half! But, again, the public transport warning. Have you ever read Tim Parks' Italian Neighbors? I am now and loving the way he describes the little town life. But I think I would need something more towards a small city.

All the rooms to the right of each flight of stairs, facing the main street, could be en suite bedrooms for B&B or studio apartments with small bath, kitchenette, living room with murphy bed. That would be 3 income properties either way. BTW, I would keep the powder room downstairs in main apartment.
Just needs a swimming pool on the big terrace if possible. Best property yet for me. the small garden would be ideal for artists retreat with that view.
If still available. The 1st room you showed. I would make this a warm, cozy library. Add a TV. Over stuffed high back chairs with a couch you sink into. Love it
I'd keep it as one property. I would hate to see it broken up because then each unit would be really small. Stairs in Italy are ubiquitous and steep, so you'd better not have bad hip or knee joints. 😂😊😂😊 I thought you were actually going to take us out to the garden, Dave. 😊😊
I was waiting to see the garden/green space, but you never went up there! Oh well, way too many stairs for me anyway! Someone young who wants a projects would be great for this house!
Man, this was something! I could totally see it as at least 2 possibly 3 separate units. It was a little confusing with all the doorways and staircases, but I do think it could be done up with 3 units and then create a shared terrace area. Maybe create a little enclosed space for a shared laundry. I would have liked a better view of the garden. My mind is spinning with the potential!!
The views are wonderful. Its great to have those terraces and ground to grow things in. I couldnt give that up! I think the front could be a separate unit although that apartment would have the front balcony the unfinished one goes with the back home. This may mean giving up the garage to the front apartment unless another front door or terrace door was made into it. Or was there? The first room could have a bathroom added and make that the bedroom, then a kitchen added to the lounge. A separating locked door could make it separate from the back home. Or buy the garage of whoevery owns that other part of terrace? Maybe too valuable to for anyone to loose a garage.

lowest room would be a living room with sofa bed and turn the storage unit into a bathroom. second floor would leave assignment of rooms as is but upgrade the powder room/restroom. room with balcony in front would be the living room vs another bedroom. would put locks on doors on second level in case two families would like to air b&b. tile the roof terraces, clean up the gardens and earn some money before upgrading the upper floors . . . ha ha! the views are spectacular. the price even more so.

I would leave as is for now and make the first room a bedroom and top floor room my office when I'm there. Eventually add a full bathroom to the first floor and half bath to the top floor.
Definitely keep it as one property. Not everything has to be split up so that you share everything with another family. Sometimes, space is a good thing.
Amazing property. So much potential. It makes me sad that as an American citizen I wouldn’t be allowed to own a vehicle. I love Abruzzo but so many lovely towns require a vehicle. I do love dreaming though.
Really nice TLC project. I would invest another $75,000 to $100,000 to get it all completed and updated. Furnished: But a little at a time. And maybe make two to three apartments.
I love the life out of this one, probably the best one I’ve ever seen. My question is, how can I get to the nearest city with an airport in case I travel? I’ve been looking at the Google maps but there are no buses or any other type of public transportation to get me there unless I had a car.
The huge bridge that you see from the balcony, on the left side is the motorway to Rome. You can get to the international airport by car in about 90 minutes or less, depending on the traffic.
You said Abruzzo is 2nd only to Tuscany for foreign buyers. Why am I not surprised? That's only because Tuscany has gotten much more media attention. Don't get me wrong, Tuscany, and all Italy is unbelievable, but Abruzzo deserves that distinction, Especially when price is considered. Abruzzo is just fabulous living all the way around. The prices of these places, well don't get me started. Let's only say that just to be able to live there, to me, is worth a million dollars. Anywhere.... let alone in some of these beautiful and spacious homes.
