This is a big fear for out of state buyers but we have great local insurance agents that can help out. This neighborhood is currently going through the process of reclassifying to flood zone x and should be completed by late summer. In the meantime, the builder is offering 5K at closing to offset temporary higher insurance rates until the process is completes. New homes are much easier and affordable to insure than a resale home because everything is obviously new.

Thanks for the comment. Believe it or not, this is standard spacing that Lennar has between all their homes regardless of neighborhood. Once landscaping goes in, it will definitely make a difference.

Most of the homes in this neighborhood are spec home and the builder picks all the finishes and paint the interior a neutral white. I agree it’s a little boring but color choices are very subjective and what one person loves, another could hate. So they take the safe route and go with white. Similarly, since they pick all the options you don’t have any input on changes to the house, but only with spec homes. You always have the option to design a home to your liking and build from ground up, but that doesn’t come with the same savings their spec homes offer. I have painters that will paint the whole inside of the home for 3-5K, so it’s not really a big deal to have it painted after you take ownership and you get exactly the right color in each room. Thanks for the comment but you’re mistaken. They are selling like crazy, we’ve sold nine home there in the last six months. It’s more affordable because of the proximity away from the more expensive Venice market. But still close enough to everything. Wellen Park is only 20 minutes away with the same homes offered here but for 200K more. I say 10 minutes from the beach is always a better investment. Also, this area is commercially underdeveloped at moment but the inevitable expansion south from Venice makes this area poised for substantial growth. We agree that jobs may seem to be at shortage, but the reality is that the Florida’s economy is booming. While some may think that Florida is for retirees, we find that it is trending much lower demographically with the influx of remote workers moving to the state. If you live here, you’d easily see that most businesses are eagerly hiring and service jobs are easy to secure. Venice is a vibrant area that suites both mature and young, coexisting in an amazing beach community. Plus Sarasota is a huge hub for commerce, as well as in Tampa. Many of our customers are still working and commute to these bigger cities that surround the great beach town of Venice, to continue their careers while living in paradise. To simply comment “no jobs” means you’re missing out on how incredible, diverse and full of opportunities the area really offers. We wish you well and hope you visit and see that paradise is just a flight away. And, I know it may sometimes seem so far and out of touch from your day to day life, but it really isn’t. I once looked through those same distant lenses and said the same thing…but then I gave it a try and have never looked back. I suggest that you just to give it a try…and see what happens.
