Hi, thank you for watching our video! That’s a difficult question to answer. I love both Waterside and Wellen Park! It truly comes down to the subjectivity of lifestyle. Wellen Park is located about 20 minutes to the beach and has a very different feel as a result of that proximity and is all golf cart friendly throughout the master plan community making it a very laid back lifestyle riding your cart to Downtown Wellen, Cool Today park, groceries restaurants. Waterside has more variety in commercial amenities and I like the urbanized feel of the way housing is situated around the Waterside Commercial district. Both have great schools and amazing lifestyles!! I say it’s a win/win!

I read that the area is coded as North Port Florida which is a slum! I have two middle school aged children and I would like them to go to school in Venice, how is the zoning
You have nothing to worry about. Wellen Park is in the Venice school zone and your children would attend Venice Middle School and Venice High School. But there is a new middle/high school currently being built right in the Wellen Park. It should be open for the 2026 school year. Additionally, in Sarasota County you have the choice to send your child to any school if you are willing to drive them to and from.

And for Wellen Park, it remains a Venice zip code despite paying taxes and utilizing North Port services. Wellen Park is a beautiful section of North Port and lots of us residents of North Port just get a little angry when they try to say they don't live in North Port. Thanks for the comment but we consider 15-20 minutes from the beach as close. Sales are far from slowing, we have four customers coming into town to buy in this neighborhood in the next few weeks. We’re happy to show you the neighborhood so you can see how great is.

The best part is Sarasota is 40 minutes away and offers all sorts of things to do. Plus…you can’t beat our beaches. Thanks for watching and Hell yeah you can! Many builders only require 10% down but it really depends on the price point. With a good credit score, you can get 5-6% loans on new construction using builder financing. On custom ground up builds, 20% is common. When you do your next Lee Wetherington home can you show the Florida Basement? I don't think many people know that is standard with them.

Love your videos and the two homes. Neal builds a beautiful homes. Can you make changes? Love the Revena but I would love to have the Palm Bay outside area and the casita. Would I be able to do that? One question can you get a stove with Neal Signature? And do they use impact windows? What's the build times?

Used to visit my late mother-in-law in Englewood. Your right loved the slower pace. Then we would drive home to Ft Lauderdale and when you hit US 27 in Weston and 595 all hell breaks loose and your back in the insanity of SE Florida (Miami-Ft Lauderdale).

Florida ia already overcrowded but here you are trying to get more people to move there so you can make money. 10 years from now you will be screaming it too overcrowded and you will move to the next place and try to do the same. Sounds like California doesn't it. Don't California our Florida.

Thanks for the comment but you’re mistaken. They are selling like crazy, we’ve sold nine home there in the last six months. It’s more affordable because of the proximity away from the more expensive Venice market. But still close enough to everything. Wellen Park is only 20 minutes away with the same homes offered here but for 200K more. I say 10 minutes from the beach is always a better investment. Also, this area is commercially underdeveloped at moment but the inevitable expansion south from Venice makes this area poised for substantial growth. We were in Lakespur yesterday and we could see they just started the exterior walls of the school. It’s amazing how they build schools these days! Currently, we can’t get anywhere near the school to show progress, but we’ll be sure to send up the drone to get a sneak peek in a coming video. Additionally, there’s also The College Preparatory Academy (K-6) In Wellen Park and Taylor Ranch Elementary just a few miles away. Both are fantastic top-ranked schools.

Lease backs work a little differently with each builder. Essentially, they sell you the house and then rent it back while they are selling from the model. The price on the Haven in Everly is 3..015M for the home and lot with the furniture package adding $279,500. The final price is $3,295,190. The terms are a 12-24 month leaseback, 12 month initial lease with a seller option to extend. Extensions are in 90 day increments and up to four times. Annual leaseback amount is $150,784, or $12,565 monthly. Hopefully this helps.
Thanks many people like me didn't understand about leaseback. Question so basically you have to pay taxes on the leaseback. I saw the Atwater from AR homes and I loved it. Tell me if it was you which one would you pick between the Haven and Atwater? I love that everything is included with AR homes.
@@Peter-ok9bj Unfortunately, the Atwater is sold in Wild Blue but the Haven is still for sale in Everly. We are checking with the builder on the tax implications, and we’ll get back with you. I’d also recommend reaching out to your accountant because it all depends if your cash or financing. And also if you intend on it being your primary residence after the leaseback ends.
We’d still say the Haven is better because it feels more like a home. Although I do like the in-law suite and wet bar in the Atwater. It is hard to resist AR’s “what you see is what you get” way of building their homes. All things considered, we still lean towards the Haven.
In leaseback, the first year the property is still considered an unimproved property and is taxed only on the lot value. The first year’s rental income is set aside and not taxable. After the first twelve months the remaining exercised extensions are payed via check and considered taxable rental income. Certain nuances that should be discussed with a tax professional can help reduce overall taxation. Hope this helps and let us know if you have any other questions.
