As a New Yorker, and what I see put the brakes on Fl escape is skyrocketing costs of insurance. Its like replacing our 15k property tax here with insurance premiums.
Thank you for sharing your perspective! The rising costs of insurance in Florida have indeed become a significant concern for many residents, especially those considering a move from places with high property taxes like New York. Balancing these costs can be challenging, and it's important to carefully evaluate all expenses when considering a relocation. Insurance rates in Florida can be affected by various factors, including the state's vulnerability to hurricanes and other natural disasters. This can make insurance premiums quite high, which, as you pointed out, can feel like trading one significant expense for another. It's always a good idea to do thorough research and perhaps consult with a financial advisor to understand the full financial implications of such a move. If you have any other questions or need further information, feel free to reach out!
Nice home but wanted to share my opinion on the storm bunker. I think its overkill. The new construction code is so good at fortifying the exterior of the home that there shouldnt be a need for an additional layer of concrete walls inside the home. I would rather spend the money on further strengthening the exterior walls, windows, doors and roof and protect the whole house.
@@pzozzie good point. In fact every concrete wall in this home was poured solid. The only difference is there are no windows and the ceiling has a concrete cap so it’s concrete all around. Thank you for your comments I appreciate your opinions and encourage you to keep sharing!
The first thing I would do is rip out the carpet. They should have extended the tile to the bedrooms. Nice house but it’s overpriced for the area. I notice they have already dropped the price by 10k. Good luck selling it!
Thank you for your feedback! We appreciate your suggestions regarding the carpet and extending the tile to the bedrooms. It's always helpful to hear what potential buyers value in a home. Pricing can indeed be challenging and is influenced by many factors, including market conditions and comparable properties.
Based on the information available, the City of Cape Coral, Florida is responsible for cleaning up debris from the city's canals. However, the responsibility doesn't fall solely on the city's shoulders. Residents play a crucial role too. Here's what you can do: Be Mindful of What You Feed the Canals: Avoid polluting the canals. Pollution can overwhelm the solar-powered webs that help clean up waste. Report Debris: If you notice debris in any canal, you can report it. Contact the 311 Call Center via email at 311@capecoral.gov, online, or on the Cape Coral 311 App. So, while the city does clean the canals, it's also up to each resident to help maintain and report issues. If you want cattails removed from in front of your seawall this would be up to the homeowner. Working together, we can keep our canals clean and beautiful!
my canal hasn’t been cleaned since Ian. there’s doors and everything still in there. i dialed 311 and sent them pics and videos almost 2 years ago and nothing. this canal is pristine compared to mine. they take better care of the bigger canals
Thank you for your comment! It's true that home prices have changed significantly since 1999. Back then, many things were more affordable compared to today's standards. For instance, in 1999, the average price of a gallon of milk was around $2.88, while today it can be over $4. Similarly, the average cost of a new car was about $21,000, but now it's closer to $48,000. These increases reflect broader economic changes, including inflation, changes in supply and demand, and shifts in the housing market. While it's interesting to look back at historical prices, it's also important to consider the many factors that influence today's market. Thanks for engaging with us!
Thank you for your comment! Texas homes are indeed beautiful and often have their own unique charm. However, it's important to note that most Texas homes do not have direct access to the Gulf of Mexico like many homes in Florida. We're comparing two very different styles and purposes of homes. Florida homes, especially those in coastal areas, are built with specific features to withstand hurricanes. They often use concrete block construction and have upgraded hurricane windows to meet strict building codes designed for coastal safety. These features can add to the cost but are essential for durability and safety. Additionally, Florida homes often include outdoor living spaces designed for enjoying the coastal environment, which may not be as common in Texas homes. Each state has its own unique architectural styles and requirements based on the local climate and geography. Both have their own distinct advantages and charm!
okay .. i am often negative right out the gate . but it has some nice features at the price point . Hurricane bunker is cool . now the negative . The canal plant life will kill a boat prop and the garage is not 23 feet deep . look at the concrete ledge in the garage . Unless you love parking a truck with the donkey end on an incline if you back it in. i know you realtors are doing your best to make sales and market , but these builders are becoming a joke with what they do to cut corners and use cheap product.
Thank you for sharing your thoughts! I completely understand your frustration with some of the issues you've highlighted. It's true that while this home has some appealing features, like the hurricane bunker, there are definitely drawbacks, such as the garage's limited depth, which isn't ideal for larger vehicles. Builders often cut corners, and it's important for buyers to be aware of these issues upfront. As real estate professionals, we aim to educate our clients about the realities of the market. For instance, not all waterfront properties are suitable for every type of boat, and certain areas are better suited for sailboats, yachts, or sportfishing vessels. Low bridges can be a problem for boats with T-tops, , depth of channels can prevent some vessels from getting out, and many new constructions don't include docks or boat lifts because the specific needs of every homeowner are different. Sellers can set whatever price they wish for their homes, which is the nature of a free market. Buyers can offer whatever they want for homes. Until buyers and sellers agree on price the home will sit. However, our role is to guide clients through a comparative market analysis to determine a property's true value based on similar homes in the area. The benefit of our channel is that it offers buyers and sellers a chance to see a variety of layouts, options, and locations, helping them make informed decisions. I’m also considering starting our market reports before hitting 1,000 subscribers, given the changing market conditions. These reports would help us track key performance indicators which help tell the story of our local cape coral real estate market. Giving us information about homes that are selling and which are overpriced and being pulled from the market. Additionally, I plan to create a waterfront guide to clarify the differences in waterfront properties, as many freshwater canal lots, like the one featured here, don’t actually connect to the Gulf of Mexico. Your insights are valuable, and they help ensure buyers and sellers are fully informed before making decisions. Feel free to reach out through a text or call if you wish to have a conversation about our local Cape Coral Real Estate Market.
Thank you for your comment! While everyone's preferences are different, the water in the canal is actually quite clean and doesn't have any unpleasant smell. Many residents enjoy fishing and other activities there. As for the dark floors, they were chosen to complement the modern aesthetic of the home, but we understand that flooring choices can be very personal. If you have specific preferences, we can certainly help you find a home that matches your taste!
Thank you for sharing your thoughts! We appreciate all feedback as it helps us understand different perspectives. Every home has unique characteristics, and we understand that the layout and upgrades may not suit everyone's taste. Our goal is to find the perfect match for each buyer, and we're committed to helping you find a home that meets your needs and preferences. If you have any specific requirements or are looking for something different, feel free to reach out. We're here to assist you in any way we can!
Thank you for your honest opinion. We understand that new builds might not be everyone's preference, and the market does have a wide variety of homes available. Each property has its own unique characteristics and appeals to different tastes and needs. Our goal is to provide options for all types of buyers and ensure they find a home that fits their requirements. If you have specific preferences or are looking for something different, we'd be happy to help you find a property that meets your expectations. Thank you for sharing your perspective. While market fluctuations are a natural part of the real estate cycle, it's important to remember that people will always need to buy and sell homes, regardless of market conditions. Even in a scenario where the market drops significantly like you propose, real estate transactions will continue to occur as people relocate, downsize, upsize, or seek new opportunities. I remain committed to helping my clients navigate the market and achieve their real estate goals, no matter the circumstances. Your concern is noted, and I appreciate the comment.
