As soon as i got my lump-some of my unemployment I surprised my landlord with my back rent. They were so happy and it felt good to pay, even tho it was hard to just let that money go. I feel stress free and I can sleep well at night. PAY YALL RENT AND STOP GOING ON VACATIONS. KARMA WILL GET YOU. PROMISE!

Many of us who were made to leave never had a lease, and never rented. Many of us paid every month and never stopped paying. We need to be conscious of exactly what situation people were in before they had to leave their apts or houses as we're not all in the same boat. I owned my home for 17 years, paid every month, and still had to leave and myself and my family right now are inside a hotel. No Nikes or large screen tv's involved, no iphones or other devices.....there's thousands of us living in hotels who did not have a landlord, and are not covered under any moratorium in any state.

@@Anglynn74 Your post is confusing. You say you didn't rent or have a lease or a landlord. Unless you owned your house or were living free with family or friends, then it isn't clear about the arrangements of your occupancy and how or why you were forced out.

@@blakeberlin6295 I owned my home for 17 years. I paid my mortgage every month. In April 2016 my bank suddenly said they refused to accept the next mortgage payment, they claimed the amount on the check was all of a sudden incorrect. The next few weeks were spent going back & forth with the bank trying to find out what the problem was. The bank finally turned around and said we were right and they were wrong, the amount was in fact correct, but they now said there was an issue with my escrow. I said there shouldn't be ANY issue with escrow, we then for 1 week went back & forth trying to fix this & find out what the problem was. Next thing we know we receive paperwork in the mail that the bank was taking us to court to try to foreclose due to non payment, they claimed we did not pay them for 6 whole months, when in fact we did. I requested the bank's accounting ledger of our payments. For days I went over how they applied all of our payments & I wound up shocked to find out for a period of six months up to the day they refused to accept our pymt, they were taking our monthly payments and applying them to the year prior, in the wrong amount, which was causing current months to appear unpaid. They then took these seemingly unpaid months and ran to the courthouse & basically said see they aren't paying us we don't have a payment recorded. I filed an "answer" explaining what they did along with the checks I sent to the bank every month showing the bank endorsed and cashed those payments. For 4 long years we were in court with this bank (Affinity Federal Credit Union out of Basking Ridge, NJ) and in the end, the judge sided with the bank, regardless of my proof of monthly payments. I never defaulted, never paid late, never stopped paying. In the Fall of 2019, the bank sent us a letter stating that the foreclosure auction for Feb 7th 2020 would be "postponed", I used that time to see what else I could do to prevent this from happening because of the fraud the bank did. On February 7th 2020 they sold the house anyway at the courthouse, I had no idea until the next day a woman showed up at my door claiming she bought the house. I took the bank to court, fought it in court for months, judge decided it was a "typo" on the paperwork. The investor who bought my house filed an eviction on us in April 2020 within the first few weeks of lockdown. The eviction was not executed, but when the sheriff served us with the paperwork for it while wearing a mask he apologized to me, I felt bad for him I told him it was okay. We had to get rid of almost everything in our home, 17 years of living there and 21 years of marriage worth of stuff was sold or thrown out. We could not find an apt because of what the bank did it affected our credit. We left on March 31st 2021 & went to a hotel where we are now, however our last day here is tomorrow and we don't have anywhere to go after that. It's myself my husband and our son. I'm 47, my husband is employed but has a disability, he's 54, we have no idea what will happen tomorrow, and the temp here has been in the 30s. I am still trying to find something. We were not covered under the moratorium since we did not rent, no apt complex wants to know you if there's a foreclosure and even if you explain what happened to them most do not believe that story of what happened, they feel I'm leaving something out,. Local assistance programs are barely there - section 8 closed 3 years ago, and public housing here is only for those 62 & up. My son is on the spectrum and I've spent most of my time seeking apts and helping him with his cyber school, if it wasn't for him I'm not so sure I'd still be around dealing with all of this. I am worried that I'm losing my optimism and that tomorrow when we won't have shelter that I'll give up so I have to keep thinking about my son & how he needs me. But yes many of us out there paid every month, yet lost our homes and we aren't covered under anything, the fear of covid every day is there as well, my husband has breathing problems as he's only breathing on one lung & he's been waiting to get vaccinated but it's only been for the elderly over 55 here & being out there in our car & on the street is terrifying. Never in my life did I think this would happen, we were always middle class, frugal, no cable tv, one car household, made our payments every month like we were supposed to, I never thought I'd be in this position. My husband and I decided to do a will in case we get sick out here so that our son will be taken care of. Landlords here only want those with good credit & require us to be making 4x the rental price every month in our jobs. there's virtually nothing out there for us, we're on the street tomorrow and my husband goes to work every day as an HR Supervisor and his co-workers have no idea we're homeless. I just wish there was some kind of help or assistance but there isn't in our state, it's only for renters and any shelters here are either filled or separate families. hopefully something will come along in the next few hours.

@@orions221 That's 1400 per houshold member. I had a tenant that has a household of 6 and tried to tell me that they couldn't pay rent cause of COVID. However, they had money to get two new vehicles, 80 inch TVs and smoke marijuana everyday. On top of that they were destroying my property. People are enjoying living for free, they are not going to pay back the rents that they owe. People are being led down a path where the government will provide UBI and let yall smoke marijuana(SOMA) all day while they control your every move. Brave New World being played out right before us.

Landlords paying mortgages taxes repairs and sometimes utilities. Left with gutted buildings after they leave. Disgusting. Tenants getting Stimulus, unemployment foods stamps medical education etc. Some didn't even lose their jobs. Unbelievable.

homeowners insurance should have been called. their mortgage company should have been called a year ago. their hardship is no one else's responsibility. if the tenant destroyed the property then take them to court after calling the bank. they need to be responsible, crying and asking for sympathy while they have escrow & a govt backed loan is no one else's problem but theirs regardless of how it got that way. Landlords are no different than the average homeowner, banks don't give a shit if they're an investor or landlord, they want their payments & will foreclose in 3-5 yrs if it's not received and/or the owner never contacted the bank with a foreseeable hardship. This falls on them. Period.

It's time for a national renter registry. Just like a credit score, a landlord should be able to document if you screw them over with unpaid bills or damage to a property. None of these people should be able to rent again. Let them live on the streets like the animals they are.

I hope you read my comment from 2 days ago. A lot of "people" are going to get away with it. Not paying rent for months and months, maybe even more than a year, they will get evicted NO PROBLEM!!! With all the money they've saved from not paying rent all they have to is find a place that'll take 3 or 6 month rent in advance. Sure they'll have an eviction on their record but who cares, they've already got a new place to live! Meanwhile struggling people who are busting their butts to keep up on rent feel like suckers.

I have paid my rent every month it has been late but I still pay before the end of the month,and because I have been late.my landlord is selling the house I have lived in for 14 years and he says now I have to pay late fee if he sells I don't know what I'm going to do he always said if he ever sold it we could buy it, but I don't have any credit ,I have tried to get a loan but nope,I feel so hopeless .I don't want to move .I wish I could get a loan to buy the house.

I have a disability and still worked from home and paid all rent, but my landlord wants to sell her property and there are no good places to rent in my area. If I move my husband and I may not be able to find work!? This pandemic has caused a lot of hardships

I'm not going to raise the rent this next year for the tenants which played nice...for those that played naughty a recononing is coming-max increases and/or evictions. (BTW-Mgt companies share naughty lists. Good luck finding a place for the naughty ones or locating a place at the quality you are interested in.)

My friend unloaded 2 different rental properties in Hartford, Connecticut. The first one late 2019 and the second around January 2020 just before the pandemic. He was so relieved to be free from this nightmare. You have to feel real sorry for these property owners and what they are dealing with.

If they have a govt backed loan and/or escrow, I don't feel sorry for them at all. Especially if they refused to contact their bank at the beginning of the lockdown. Those with a conventional loan are those I worry about, unfortunately they will get screwed by the banks just like the rest of us homeowners after the market crash. Never EVER trust your mortgage company, always assume they will screw up, and they will, and many 3-5 yrs from now just when they think everything is ok will get blind sided with the bank claiming they owe them thousands or else they'll threaten to foreclose, wait for it, it's coming, happened to millions 12 yrs. and it will happen again.

@@lql1094 At the time no, not too long after the decision I was scrambling to look into what I could possibly do about it, if I could file anything to contest it, and I then received in the mail the letter from the bank stating they would be postponing the auction so I thought okay I have time to look into what I can do to continue to contest their decision (because I was livid and felt the whole thing was BS). I had looked around, searched for an attorney, left voicemails, emailed people, even looked for a forensic accountant to help, but th enext thing I knew the woman showed up at my door & said she was the new owner. My husband & I went to the courthouse & requested to look into our file & look at the paperwork from the auction. We reviewed everything and then at that point I was referred to an attorney by a friend who knew this specific lawyer and that's when we took them to court for selling the house without our knowledge which lasted for a few months and then the judge decided that the paperwork stating the auction would be postponed was a misprint or "typo". The woman who bought the house showed up in court sitting next to the lawyer for the bank (which I thought was odd). Our attorney said we'd have to post a bond to continue the case & keep going & that it would be another $5k and in the middle of the pandemic we couldn't afford it, we didn't have $5k at the time. I felt very defeated and felt as if my hands were tied & felt (and still feel) as if we were continually being screwed. To this day I don't think anyone ever looked at the answer I filed showing our checks made out to the bank showing the bank cashing the payments. The last hotel we were in, a low income apt complex who I thought would finally help us, told me if we have bad credit they will reject our application. I found myself out in the parking lot yelling "I PAID MY MORTGAGE EVERY MONTH AND MY BANK STOLE MY HOUSE! AND NOW I'M IN A HOTEL!!" which made me look like a nut but it felt good, because that's exactly what happened and I will probably go to my grave continuing the same mantra of "I paid them every month".

I have two rental properties. I only rent to retired professionals. One has rented from me for 18 years (I don't think she thought she'd live this long). I now shop for her and clean her home, we've become family. Older professionals have spent their lives being responsible so that's why I choose these people to rent to. No drama, no late rent, clean and cooperative.

Landlords should have figured out about 6 months ago that they weren't ever going to get paid. When the moratorium extension ends in June and they're thinking they might finally see some money the tenants are going to just move out without looking back.

what they should have done, if they have a mortgage, is phoned the bank within the first 24 hrs of lockdown. It should have been done yesterday. Zero sympathy for those who refuse to do this and instead sit around waiting for someone else to help them in times of hardship. They'll find out a few yrs from now when the bank suddenly demands thousands of dollars and takes them to court to foreclose.

Regardless, if the landlord losses his property, the tenants are going to be out on the street anyway, with or without an eviction notice from the landlord, if the bank forecloses on the landlord's property. Thus, they think they are getting over on the landlord, but they are not, then they will get on the news and complain about the lack of 'rental property available when this is over.' Ms. L. Churchill

It will be full prepaid rent and a signed and binding end of lease exit plan. There will be no such thing as renting anymore, just blocks of time leased to prepaying individuals. This will be the best thing since sliced bread for America.

We have a couple long time renters on social security who stopped paying rent at start of moritorium. They are in the rears thousands of dollars. They won't apply for rental assistance or make any effort. So how are these renters suppose to find an affordable place to live when the moritorium is over. We certainly havn't and won't see any funds if it is dependent on renters applying for landlord assistance. One non paying renter bought a new car and stopped caring for property all together after living here for 5 years before moritorium.

Damn that sucks, I am sorry. It is renters like these who make a bad name for the people who are really down on their luck. I know unemployment didn't go through for a few of my friends. Luckily, they had a lot of money saved. There should have been a better solution to this all. The government should have allowed landlords to evict people who aren't paying and you can prove they can and have the ones who can't pay prove that as well. Sure it is more work and complicated, but it at least holds people accountable. Now landlords are getting shot in the foot from thieves taking advantage of the times. America needs a moral reboot.

WA state does not make any allowances for different eviction. you are suppose to be able to evict for property damage and saftey reasons, but how? evictions couts are locked down. In Wa state it is made clear you do not have to be affected by pandemic to stop paying rent. It is a blanket moritorium for everyone. Including those who are still working, I provide affordable housing for those on limited income; in the past we have found this group of people to be reliable with rent and reporting anything that needs fixed. Until their relatives tell them they don't HAVE to pay and they stop communication all together. edit yes I have contacted several attorneys who won't take any eviction cases no matter the circumstances.

I am so sorry that you’re going through this. It seems criminal to me; you’re being stolen from and the law is giving permission to do it. I really hope that you’re able to come out of this okay and that you get your money back. I would contact a different attorney and see if I could file a civil lawsuit for their back rent. That at least documents things and maybe another way to force some loot out of them. Maybe they can have wages garnished? Regardless, even if I got every penny back willingly from them, I would still evict as soon as the moratorium lifts, based on the fact that they willingly did this.

Lets be real, the most affected are landlords. For every legitimate tenant with an issue, there is probably another one faking it and taking advantage of over a year of no rent. And in all cases the owner is being screwed, being forced to subsidize other people. Thats governments job, not mine!

I once owned rentals back in the 80s the tenants would pay the first months rent and then nothing after. I would file a petition against them with the city of Detroit, and one year later the parasites would be evicted. I sold out and took the money and ran for my life. What landlords are dealing with today I was dealing with decades ago. My pandemic ended when I sold out. Thank you God.

For those Tenants that think, I will skate, not pay my past due, and just move into my own house or another rental...yes, you can do that. Many Landlords (including me) will go the distance and get a judgement. When it shows ups good luck with the next place or trying to refinance a loan...deadbeat was super surprised when the judgement showed up and that interest had accrued...amazing how such a "broke", bum, can pay super fast when they must!!

My mom had a rental house, tenants rarely paid on time, were thousands of dollars behind constantly. They destroyed the house-making crappy "repairs" and all kinds of weird stuff. Destroyed the pool. She finally evicted them and filed bankruptcy. I used to think having a rental property was a great idea but no thanks!

I wish you were right about this but you simply are incorrect, at least in the Southern Ohio area. Statistics don't lie. There are some that are paying their rent but there are staggering amounts of tenants that are taking advantage of the moratorium. Short sided thinkers make short sided decisions and the consequences of not being able to find any one that will rent to them will be devastating in the long run. A lot of people are going to moving back in with their parents are into a car.

Listen I lost my job at the start of all this, when I applied for rental assistance I was denied. Filed for unemployment and only received $26 a week. My rent is $1100. Never received a stimulus payment until this year. So I get it. There are some ppl out there that just trying to take care of families while navigating through all this craziness.

That is tough. I'm a property owner, and my approach would be to forgive that month's rent so that you have money to move. Also, I would let you out of your lease without penalty, and refund your deposit if the property condition warrants.

Mirtes Happy, the government does privide rental assistance and Landlords doesn't want to accept it..still want tenants to pay cash because Landlirds have not been paying their taxes prior to the pandemic and doesn't want to submit their W9 tax document which is required by all agencies giving rental assistance. Don't blame government and tenants for everything. Not all Landlords are good or doing the right thing. They want tenants to pay rent but they have not been paying their taxes and GOD knows what else for years and been living lavish lifesyles off tenants who are bearly scraping thru, some have to work a few jobs to make ends meet and can't even save a dime. Not sorry for them been taking advantage of tenants forever. We deserve a break.

This is just sad, where I live almost all the renters are behind or not paid at all... Just a few of us have paid in full as usual, but yet, we see all kinds of furniture, amazon boxes, big screen tv boxes and people walking around with new stuff... most people qualified for housing assistance, unemployment or other gov help, at least here in CA they did, and they still didn't pay their rent, because they knew they couldn't be evicted... as one who paid my rent, I find that highly unfair and irresponsible, and they will get away with it.

An abusive roommate has taken our landlord hostage when he was almost kicked out before the lockdown. We've been repeatedly denied any exceptions when he shouldn't need an eviction, because it's a month to month lease. My landlord is so traumatized from being helpless he will sell the house and stop being a landlord after this. Now an opportunity for 3 renters to get a really good place at a relatively low price in the housing crisis, in one of the best neighborhoods, is gone. My roommate would have a basic reference if he left voluntarily but now he is absolutely destroying 4 years of rental history and guaranteeing his long term homelessness. Who is supposed to be helped by these lock downs, tell me? Protect people from reality and you destroy the foundation of empowerment itself.

It's ridiculous. Last March/April/May people got suddenly put out of work, so yeah they fall behind. But then they got stimulus checks and enhanced unemployment, and should have caught back up pretty easily. Seems like many people decided just to not pay and keep all the government money they got. Landlords could sue and win a wage garnishment, but it would take years to get their money back, if at all.

Part of those Stimulus payments could've been given to the Landlords and rest to Tennants...hopefully there will be a program for landlords to claim damages for reimbursement as well as a tax credit... this was not a well planned event... some of these renters were problematic prior to COVID... i'm glad we contiued to pay... our landlord sent us the Moratorium letter...we chose to keep paying without regrets.

The landlords are falling behind on bills or can't pay those bills because tenants refuse to pay them anything at all. I think people should pay what they can IF they are struggling from the pandemic. Unfortunately, too many tenants seem to think they don't have to pay rent at all. I was behind on my rent after the pandemic began, back in December I tried to apply for assistance through the housing website and It said they weren't accepting any applications after December 3rd. Thankfully, I was able to eventually catch up on the months I was behind and stay current. I just don't agree with the people using the moratorium as a crutch in a sense that, they refuse to pay anything when they are able to actually pay at least half of their rent or spending money on things they want instead of catching up on rent. Personally, when I didn't have the money to pay my rent it kept me up at night and I constantly worried and I kept searching for some kind of assistance because I don't expect to live anywhere for free.

only cant evict for non payment. can still evict. some ways around this. find a small agreement in the lease that the tenant broke, terminate the lease, go month to month. no eviction, just not renewing the lease. i did this beginning of the year. good luck landlords. also, i suspect you’ll see the money. the fed will likely bail us out of the issue they caused with money they don’t have.

I would like to see tenants be insured. If they dont pay the rent or damage the place, the insurance co pays the rent / damage on there behalf. Just like car insurance. The longer they go on renting without a claim, the cheaper their insurance is. The landlord could pay their insurance premiums on their behalf to make sure the policy is kept in place.

They do. They are "supposed" to provide their landlord with a signed affidavit declaring that they can't afford rent, and they have to meet eligibility requirements. But of course, it won't really matter..people will find ways to cheat, or find loopholes.

Dude in my apartment there are only like 5 of use left, out of like 30 rooms this shit hurt alot of people. My apartment company even got a new company with new workers because the old owner was stealing People's rent instead of putting it on there shit

Add in the lease for 2 year safety deposit for shit like this + a strong credit score + college resume and job security.

Then nobody will qualify. Maybe 1 in 200. And the place sits vacant for 8 months while you look for a person who qualifies. I owned and operated apartment buildings for almost 30 years and have seen an d heard it all. Most people who rent are late with the rent if they miss a week of work due to illness. Good idea but it doesn't work.

Landlords, charge two months rent up front and double your deposits. Do a thorough background search. Get references, auto deposits on the 1st, notice of late payment/violation notice plus late fees on the 3rd, notice to vacate on the 7th, and eviction on the 11th if needed. Do you paperwork and post it to the tenant. You have to get a bad tenant out as quick as possible. Don't negotiate with a tenant for late payment, they will always hold you to every word in your lease, do the same to them. It's your property, not theirs!
