Just a tip for those considering a mobile home. The parks (around here we have about 3 within a 30 mile radius that are very nice) will try, try, try to get you to buy a home within their park that is for sale even though they have open pads for set ups. A part of that effort is by telling you that transporting a mobile home is crazy expensive. So the ones in the park for sale are $20k + and need work. Not a lot, but work. The ones I have been looking at that have already been rehabbed and are ready to be moved to a location run between 8K and 12K. Two of them were in excellent condition. So when I mentioned this to the manager of the one park, he said "oh, no you don't want to do that. It will cost you at least $10k to move that mobile home. It's a very expensive job.". So I called two companies and got estimates and they were both $4k for a move, $5200 for a white glove move where they hook everything back up as well as do the move. So the one home that I really liked would be $14,500 instead of $20k+ at the park. So don't let people BS you. I am finding that the mobile home industry is a LOT like the used car industry. Do a lot of research before you jump.

+Brenda R Brenda: That is called due diligence, and prudent in any transaction of this magnitude. There is a lot of BS ing going in the industry. If you are considering getting into MHs as investments, read a dozen or so books on the subject, and talk to others on the subject prior to signing on the dotted line. Good luck.

this is what my husband and i are very interested in. they work even with families that have children and we are super excited to be able to own one completely. Most people laugh when they hear us say that is what we want. I say living without a mortgage will have us laughing in the aftermath. as far as space, the less junk you live with the easier living is without stress is and the more time we have for the things that really matter, like living! this one is beautiful!!

Mobile homes aren't just for poor people. They are also for people who don't want a big mortgage hanging over them, and prefer to own their property out right. Also, retirees like them. I don't care for mobile homes parks though, where they are too close together. One on my own land though, would be fine.

RJ Walker I would have liked him to go over the numbers in this video Because I wonder what the cost of the mobile homes are versus true value. Two of the biggest expenses in a house are the land and the foundation. That house with a standard plot and a foundation would go for no more than 100k in my area, in fact I wouldn't consider that a good price for something that stripped down. With everything taken into account I'd put that mobile home at 50k top end. You will have fees for renting a plot and the hookups and moving it around it you decide you're not happy with whoever you rent the plot from. There would have to be a substantial savings to consider going that route On your point about the mortgage, the same thing could be said about a modest house

hockeytruth Yes, you make some valid points. A modest home, such as one without a basement, could be a good alternative to a mobile home also. The problem is those affordable homes are hard to find in many places, and builders are not building enough affordable housing. There is less profit in it, and many communities don't want affordable housing because they fear it brings crime. So the inner cities and run down areas get it all and the crime is concentrated in those areas, which to me is wrong. When an affordable home does come on the market in a decent area, it often sells right away. So they can be hard to find.

I've been in a 4 bedroom 3 bath double wide. they are nice in loaded with all the extras and it had a fireplace and a kitchen with a center Island in cathedral ceilings throughout. brand new was $99,000. double wides definitely give you a lot more space. and it feels like a regular house.

When you have nothing, that place would sure be a nice place to live. I am currently with my parents in a paid mobile with add ons. My queen size bed takes 90% of the bedroom alone. My bedroom is my home. I'd Stick my coffee pot and microwave in there but the power outlets won't work and trips the Breaker. And it's Soo nice to have your own bathroom. Which I don't. I wish I had a home to call my own.

this particular one is a low grade one, the thin door with gutter above it and the thin trim is all giveaways. my place is a mid grade with its doors, window sills, eaves and bigger trim.

so true Mark, we sold ours which we kept updated and beautiful for 20 yrs but got 30k less than the 79 thousand be bought it for (NJ), buying a little cape for 260k..agian NJ prices

Monthly Payments of the mobile home purchase + lot rent = you might as well buy a conventional house and get a return on your investment.

Mobile homes average 37,000 to 70,000 You try to find a house at that price in California. Remember the cost of living varies from state to state. Some of us this is a very good alternative.

tamiasthechipmunk you can also purchase a manufactured home and have it placed on private property of your own. and then place it on a permanent foundation. then the government will deem it as private property. otherwise if you set it up in a mobile home park. then your home is personal property. because you own your house. but you're renting the land in the mobile home park. but be mindful if you place it on private property and then everything is your responsibility. the septic the water supply to the house. everything! and you still have to pay property taxes every year just like you would on a stick built house.

I bought mine for $7000 cash. My lot rent is $200. I pay a full year lot rent every January. Ive been here 3yrs and love it. Im 1yr away from buying land to move my almost brand new trailer on. People get into financial trouble and have to sell there are GREAT deals out there. I have seen 15 mobile homes sold and moved last year alone in my park! One was sold for $2000 and the family remodeled it themselves in 4mths and moved in! The people that sold them that trailer moved to a $50,000 trailer across from me. The woman that sold them the $50,000 trailer sold it so she could retire and travel. She lives on 1acre now in a 1bed 1bath traveling to see her kids most of the year. Another neighbor GAVE hers away and she bought 3acres with a nice house with cash because she lived her 12yrs! My old neighbor was an RN and she sold hers for $7000 as soon as she became a Nurse practitioner. Don't let people fool you into thinking mobile home parks are a trap! Find one with a good reputation and you will live well and meet life goals faster with less stress!

@@DayBowBow VERY TRUE! I bought mine for $7000 and spent less than $5,000 to upgrade EVERYTHING! My taxes are $80! It looks like the $100,000 trailers! I did most of the work myself. It's like building a house and you get to decide on every detail but cheaper and less stress LOL. I never thought I would be putting in toilets, replacing paneling with drywall, replacing sinks and facets, putting in new tile for a shower, and building storage cabinets as a woman LOL! When you buy a trailer and don't have a mortgage it makes you happy to get up and work on it. I was tired but VERY happy and debt free. I put in new insulation, new underbelly, new roof, new windows, new mini split air conditioning and heating, and removed central air because i dont want vents open in the floor. Make your trailer fit you! I'm not replacing my 2 decks because im buying land soon. I got concrete skirting so i don't have to worry about animals.

These and other mobile home, - are built the most modular, quickest, & cheapest way possible. So it is buyer beware - and in this case more costlier is not always better. However the way it is set up and carred for will determine the longevity of any unit.

Yep we got mine like 4 months ago and everything is going wrong the doors are falling off they won't close the moldings are off already and all the cabinets are broken BEWARE!!!

Amazing, this choice of home is for travelers. But does this sort of house require a lot of heating during winter? And water also can be warmed?

They always seem to put the air registers in the strangest places of the room. You're limited to where you can put furniture because of the ad placements.

Where are they manufactured and where do they ship to? The price is nice for a retired person like myself. I would need only two bedrooms and two baths though do they manufacture a two bedroom version and what is the cost?

That's a really nice home. It has real wood cabinets. My own home has fiberboard style. They don't do well if you spill water in the kitchen. Also your home has plenty of storage everywhere. That is a big plus. Additionally, yours has darker linoleum. That is great. I am not a fan of tile because of grout maintenance. All in all, it is really a nice, comfortable home you are presenting.

This is not an accurate depiction of what new mobile homes look like these days. Most are built with 2" x 6" framing with tape and textured drywall throughout, bull nose corners, real tile in the kitchen and bath. Granite counter tops, new carpet, window coverings, appliances (fridge, stove/oven, dishwasher, built in microwave). You can options of fireplaces and such...

Buy used or a less fancy one. Let's say you buy a nice one for $90,000, after a 20% down payment, the loan payment which includes taxes and Insurance in escrow, you'd be paying $790 per month with a 15 year mortgage. Estimate lot rent of $450 then you're paying overall $1,240/Month not including utilities. That's insane. But used or less fancy if you can if you don't wanna own a house. Understand that loans are hard to get for some folks but if you can get a mortgage for $90,000 I'm sure you have more options available depending on area.

I grew up in a mobile home park, and have never in my life seen one as unappealing as this one. One entire wall lacks both windows and doors... two doors on the front, but nothing on the back? No windows looking out the back either? Also appears to feature old-fashioned mobile home windows AND doors? The c1998 home my parents bought was much better; thermopane windows throughout, standard site-built home-style doors, and it was visually appealing inside and out.

I used to live in one of these. yes they are great, but they are not an investment as a mobile home/trailer home deappreciates like a car. I sold mine for a loss and bought a 1955 house owned by an older couple for under 20K. needed 10k in work but the house is valued at 90k. I don't have a mortgage either. when you pay a mobile home trailer home off you still have that dang lot rent. 300 bucks a month. then you don't feel like you have eye watch your ceiling all the time for roof leaks.

Add a 400 square foot addition for 2 bed/luxury custom bath, a 2 car heated attached garage, a paved driveway, 8 foot wrap around fence for absolute privacy, a large deck, pea gravel back yard for no maintenance and for next to nothing you have a dream home. No basement = no flooding. Smaller yea... but the bigger the house, it costs drastically more to fill it up.

I own a 1998 Fleetwood world 16x80 it’s the true 16 wide built with 2x4 not 1x2 and after 10 years I had to replace the old windows and it was not hard to do but my big issue is how sloppy the carpenter was that put the dam thing together. Good grief! Are all mobile homes manufactures only 5 1/2 feet tall? Or maybe they just can’t put a screw in straight?

yah i bought a home for 30 thousand and now 20 yrs laterafter spending anouther 10 thousand in repairs and upgrades. i cant sell it for 10 thousand and the park wont buy it back. so im stuck having to either move it wich i cant afford or forfieting it back to the park for free.mobile home parks are a scam the financial market doesnt even see mobile homes as a viable investment.

A big mistake is buying in a mobile home part, and buying one of their homes with no axles, and no tongue. Then they can do with you as they please. To enter a park that demands a long term lease is also a bad decision. When buying a mobile home be sure it includes the axles and tongue, you may want to move. Also if you are buying a mobile home to make money at resale forget it, if you are buying for a permanent resident that's fine, just take care of it.

Just F.Y.I. If you own land (a lot, or acreage, whatever) do NOT do the following: 1. Septic and Water Well: The dealer is going to charge over an extra 20-30 per cent over what you could have gotten it for.....be it the septic or the water well. 2. Quality: The dealer is going to do with LOWEST bidder. Whether you have problems on down the line, he/she could care less once the deal is closed. 3. If you can't afford the up front $$$ for the water well and septic (we are speaking thousand of $$$ here), then simply rent 'til you have the $$$$$. Summary: Mobile home living is bad enough (what all w/lack of quality, I live in one) you don't need the added stress of your utilities being a problem for you, when the dealer employed a cheap contractor.

Vipco paneling. (1/4" drywall with a durable laminated wrap on one side) simulated wood batons with the same pattern laminate are stapled over the joints.

What bothers me about these ads is they aren't current (6YEARS) for this one and hardly ever give pertinent info like PRICE and lot rents ANY other financial purchase gives you a price upfront and is transparent in their dealings These post are all over RU-vid and I feel they are misleading when most these add this OLD with 500k views have already been SOLD ☹️

new trailers are made so cheaply. Look nice, preform horribly. Get an older trailer. They are so sturdy. Just re-do them.

Yes an older trailer is the way to go, they cost less even with repairs and upgrades. Just make sure it's a HUD approved one.

seriously, thats the living room?! no windows? it can fit maybe a loveseat and a book case, not much more. ok, secondly, where the heck do you even put the kitchen table??? the bedrooms would fit a dresser and twin bed, but no space to play. may as well stick to an apartment. how ridiculous!

Love the home and it's very big with lots of new appliances and it's a great price and all this nonsense about ppl saying it's too small only means they are greedy and want to live in a mansion and just show the neighbors how much they can own, the bigger the better lol bunch of BS, this home is sufficient and a perfectly fine Mobile home it is so if you're interested in making money from buying a house then don't buy it but if you want to live in a mobile home to stay and not move then this is your place so stop being so freakin greedy and get what you can afford and forget about what ppl say ok, hate it when there's ppl who say this is a cheap house when really they're just money hungry and it's better you don't buy a nice home like this because then you'll be miserable and hating all the time!

Alicea Machado are you going to have high school kids drinking parties, or are you going to live like a human. Ring that treats it's home like it matters... some people won't pick up there socks and underwater from the floor.. it don't matter where they live.. there not going to lift a finger to help fix or clean a damn thing.. don't matter where these vermin live, the home will turn to shit within a year of them moving in any way.

they are still making those with the crappy doors and ceiling is that popcorn look, I assume these are not tape and texured walls but wall board? yes they are nice cause they r brand new but believe me they are put together with spit and gum,we had one even nicer than this one new, after 10-15 yrs the particle baord they use gets rotton with even the smallest leaks from water heater leak or roof leaks, you get what u pay 4 as nice as they seem initially. great if u have nowhere to live though :)

This is a house you move, when sited you take the wheels off, here in the UK we don't take the wheels off and they are much smaller. Look up mobile homes in the UK.

"Three bedroom" in a single-wide makes ZERO sense, unless you need to house a family with low income and LOTS of rug rats or relatives who are BUMS crashing there. Tell me how well those occupants are going to keep the unit? Mobile homes are for vacationers or snow birds. Yes, low-income families need places to live BUT the last thing you want is a "family" that needs three bedrooms in a SMALL living area. Disaster waiting to happen. I'm looking at M/H's in SC but PASSING on any "3BR' units. As a single retiree, who needs it? You want OPEN FLOOR PLAN except for bedroom and bath.

+S. Pérez García For a higher end one like mine, you're looking at somewhere between $70,000 to $120,000 or more depending on where you get it from. Then you add in the cost of the land to put it on and stuff like that. That's only for new trailers though. You can probably get them cheaper used. Mine was bought new but I hear you can get some really good deals on repossessed ones, but don't quote me on that cuz I've never looked at the price range for those, that's just something my cousin told me. Lol

LongLiveMasterChief Whoa. The one who asked who you were talking to didn't say "ew" to a single wide, I did, so first of all, don't go attacking the wrong person. Second, a higher end double wide, like mine, is just like a regular house, therefore it is better. Third, my house does not have wheels, we took them off because we own quite a bit of land and we're not planning on moving it. And last but certainly not least, you've never met me, so how can you call me "typical trailer trash" and "not very bright"? The fact that you're hiding behind a computer calling me names shows that I have quite a bit more class than you do. God bless you, and have a nice day.

thats very bad quality mobile. And...they get stifling hot in the summer so unless you have AC units throughout its unbearable..plumbing is also plastic

Goldy Lover plumbing is mostly plastic these days... no more cast iron.. there is some copper pressure lines.. it's good to have in cold country.. plastic faucets, are great, for short term use... if your a clutse...you need someone to fix anything... I'd say get an apartment... fixing mobile homes is the easiest home repair there is...I made a living at 10 minute repairs for three hundred dollars... all day repairs for a grand... get books and videos people... this is easy to repair stuff🙄it'll make you feel good after you fix a leaky faucet, install a new ceiling fan, even electrical and plumbing are easy to replace and repair... Home Depot has in house classes you can attend on weekends and save a bunch of money...get up and try... I'll bet you can get it done , even if at first you pay to do it twice... you will learn a lot every time you fix something... and feel good about saving thousands...

+rluna5688 Does it depend on where you live? Around here a 10 year old mobile home in a nice park is around $20k, assuming it has been rehabbed. But to be fair, any house after 10 years will need some work done. So I think in terms of getting $20k back off a $34k (new price range) purchase versus renting. But, then again, my main goal is to not have someone right next to me. Even if it's only 16 feet between me and the neighbor in a nice park, I'll take it. I have had a lot of health issue that have chewed up my savings so I am looking into this as an option before an apartment.

They are a good option, and in your case an excellent idea. I have lived in many parks across the country some good and some very bad. If your health will allow, put the home on your own lot for privacy. people rave about how expensive it is to set up a mobile home - ( that's garbage ) I have set up several at very little cost. The secret is being able to do your own work, to set, level, and support a mobile home is easy. Most sales will do that for you at no cost.You sure do not have to be trash to live in a mobile home.

zane lile I've done the research on moving a home. I have found 2 very nice parks, but finding the perfect home in that park is the hard part. But both have empty spaces so I started looking into the cost of buying and moving and it's not bad at all. I learned that the managers of the parks have a vested interest in convincing you to buy one already set up in their park so they inflate the cost of move/set up tremendously. My health issues are an issue in taking care of my current home, so that's another reason for the downsize so it is best I go to a park. But you are absolutely right about the "trash" issue. There are some very nice parks (especially those who cater to seniors) and some trashy ones. They are as varied as apartment complexes. And the newer homes, frankly, are made better than some of the stick built houses in terms of insulation and frame structure. I am still looking. Luckily, I am in no rush. But as soon as I find the specific home I want, I will go for it. I've decided it is right for me for now.

Brenda R visit the area on Friday nights and after 10-11 on saturdays to see what you'll move into before you move... buy a usedmobile home put on land with utilities already there... it stay s cheap.. but learn to fix your easy to fix home or just stay at apartments... so you won't live in a roach wagon ... some people are just to lazy to work outside of work ..to save them thousands ... they would rather waste there money than invest into there know how.

Greg Newlands I've lived in a 73 model single wide for 30 years.... easy to renovate.. every ten years, just apply 3 k plus to rip out and replace , appliances, carpets, vinyls floors then fix the bathrooms as well... you can require a trailer by running new wire under the trailer, up thru the floors and attach new outlets on the walls... with a metal outer skin, these trailer homes are a since to rebuild , again and again... rebuilding a house is much more money... I live on the water, down south.... maybe the trailer has no real money value... but I live rent free... for thirty years plus... that is priceless, if buying and selling your past and future is not what your into.

Trailers aren't just for poor people. 😂 I lived in quite a nice one (2 bedroom, 1 bath) but, I'm an only child so that's all the space my family needed. It was great for us. My mom is an RN, and my dad is a dentist. We're far from rich, but we're not poor. PLEASE learn the basic facts before you speak next time
