I’m renting from a “corporate landlord”. To make maintenance easier, they make the renters pay for things like pest control, landscaping, and I’m also responsible for the washer, dryer, and refrigerator in the unit I’m renting. So I have a lot of the responsibilities, but none of the rewards of homeownership as a renter. 🤦‍♂️

That'd be a hard sell when these investors can come in, forgo the usual mortgage and appraisal process (which takes weeks or months), and pay in cash what the seller wants in the first place. It's too easy for the seller to accept those investor offers especially if they're trying to get rid of the house as quickly as possible.

@@susanjaneterry1073 Well, the buyers will be visible to the sellers once they sign the purchase contracts. Usually companies and investment firms like to sign in the company's name with maybe a rep who has to be on record.

Impossible. The Big Money investors can ride out any downturns in the RE market with their Huge wads of Cash. The little guy doesn't have the Cash to stay in the game if RE crashes.

Investors can't lose. They either sell them off before the prices hit rock bottom, sell them to other investors when the market is good. Rent them out when it's bad and get a tax write off on it. And when the market is really bad aka prices dropping, they buy more properties for dirt cheap before any potential single buyers even know it's listed. When I was renting 1 investor bought 10 houses on one block on the same street in the subdivision I was living in. It was hard but I'm lucky I was able to purchase my home cheap back then. This was 2012.

My 28 yr old son is trying to buy his first home. To know what he’s had to overcome to even get to this point is a story in itself. But now he’s been outbid (and/or lost out to cash offer) THREE times in the last 10 days--all corporate investors. Lubbock, Texas. [single family homes; $200K range]

I've been watching this for 4 years. Buyers are notified before properties are listed on MLS. They make offers before the general public even has a chance. Realtors are complicit. Fair Trade Commission should be investigating this as a Monopoly, and a fair trade restraint. 😝😝😝😝😝 This is a clear cut example of "Unfair Trade Practices. 😝😝😝😪🙄

Comanies that own Houses should be illegal. An Individual should only be allowed to have 5 - 10 homes. We shouldn't have companies having 20,000 - 250,000 houses. This is why we have a housing crisis

I live in southern california in a condo complex that has about 80 units. About 10 years ago this woman from china started buying them all up. When they renovate them she uses the cheapest workers and material. Then when the work is done she flys back home to China and just collects rent. She probably owns 20 units by now

I wouldn’t even waste my time trying to buy a home in this country. I’ve got my sights set on Portugal, Sardinia, Brazil, or Thailand… places where the dream (because its no longer American anymore) can be attained. Many of these places also have universal healthcare and free education as well.

The solution is simple, increase property tax for every property owned that is greater than 1. I just checked home prices in "fishers indiana" and those homes are way overvalued. They should just move somewhere else. No way a home is worth 400k+ in a place like that lmao.

Completely agree and been saying this for years. Any place that isn't your primary residence gets taxed higher. The more properties you have, the more taxes you pay. NYC was trying to institute a Pierre de terre tax but the powers that be blocked that. It's fukt that we don't have something like this already.

Fishers is a part of Hamilton County which is the wealthiest/most expensive county in the entire state. I live in Noblesville and there has been a great increase in housing costs in this area. Even new builds are exorbitantly above the national average and while my family has been long term renting a home in the area, each year rental costs have increased. We purposefully signed a long term lease (2 years) to avoid a drastic rent payment year over year. We’d love to buy in the area now that we have gotten used to living here but that five years ago when we first moved to the area, we rented because Noblesville or even Hamilton County wasn’t somewhere I believed we’d like to be in the long term. I worry that buying is now out of our plans because homes are so ridiculously expensive now and I can’t see that trend going away, especially with so many homes being investor owned.

I've saved for years and am an all-cash buyer, which I thought would give me an edge. I've bid on five houses in the past six months. Each time, I offered them their full asking price, no appraisal or financing contingency. Each time, an investor who means to turn the house into a rental property outbid me. I asked my buyer's agent if I should go higher on one of the houses. "It wouldn't help," she said. "I know who the other buyer is and they'll bid higher than you no matter what. If you wait a few months, you could rent the house from them." I've given up. I dreamed of a retirement house but now I'm trapped as a renter until I die.

Rent an apartment and not a house. Just let all these houses that these investment companies are buying up remain empty. As long as they get profits, they will keep buying up all the houses and renting them out. Congress needs to pass a law that prevents a corporation, property management company, or any other entity, aside from a family, from buying single-family homes. If they want to buy properties, then they can stick to skyscrapers and apartment complexes. This should be illegal. In Jackson, MS., there is a company that is buying up 200 single-family homes in its first year in this market. They don't fix the exterior, just the interior and they only do just enough so it can pass a HUD inspection. These homes that were 30-100k to buy are being rented out, VOUCHERS ONLY, for $1100-1600/month IN JACKSON. But guess who pays most of that? Us. The US taxpayers. They are price-gouging the government, making ~$1k/month in profit for every single home they rent. Then they take the rentals, package them into REITFs and trade it on the stock market. This is wrong.

This has to be stopped, it's everywhere and there is no escape from it. Large corporations with large amounts of cash for buying homes to lease will outbid an individual homeowner every single time. It's absurd this has been allowed to happen and I don't care what has to be done at this point to stop it. Having an affordable roof over your head will add an extra 10+ years to your life so long as you are not stressed out about keeping it.

I curious how this affects local politics. Homeowners are going to be a little more involved in the town because they have an investment in the community. But with renters they can take off at anytime. So are will city government be less inclined to fund community wellness things like parks and schools, or local small businesses so that the city can give more money towards supporting chain businesses?

Keep corporations out of purchasing single family homes and condos. Families can’t compete and the drive for profit will make normal people suffer. CEOs of these companies should be prosecuted and thrown in jail.

Governments should BLOCK all Big Investors and Big Company. Not because they have money $$$$, Governments should TAXES more on Big Investors and Big Company if they are buying the Homes that they do not LIVE IN.

The monopolizing practice of millionaire real estate investors is unwelcomed in our communities! Buying up all the homes, investors are ruining the real estate industry by making homes less affordable for the average person who wants to live in one. Real estate investors are also decreasing the quality of American homes by not purchasing homes they really care about. People follow their lead, and the entire industry just thrives on flimsy real estate for profits. Most homes today are overpriced for their value, poorly constructed, covered in cheap vinyl plastic, and worthless. Every house looks exactly the same, so there is no character. You can no longer tell one house from the other in most neighborhoods, and greedy investors are partly the blame. Builders aren't using high-quality materials to build homes, because buyers aren't purchasing better quality homes. Americans are moving far too often. Buyers might as well be investors, since they're moving every 3-5 years! In the past, people never moved that often. When buyers constantly buy-flip-move-repeat, they lose interest in the quality of the homes they're buying. Moving so often, buyers aren't inclined to care about how homes are made and whether the homes they purchase were built to last. Those who care about housing affordability AND quality end up with limited choices because builders are just catering to real estate investors and frequent movers. A problem too are the many "quick homebuyers" or "cash-for-houses" investors cropping up who trivialize the homebuying process and treat homes as though they were mere throw-away commodities. Finally, I'll say that we have enough wanna-be real estate investors! We need more people who want to buy AND live in well-designed homes, and live in them for a really long time. This needs to happen for builders to revert to caring about building homes properly and well. Real estate agents and investors not caring about the quality of the homes they help people purchase and sell, does an incredible disservice to American homeowners.
