I would not classify this as a negative comment. When I first started watching your videos 8 months ago. I had reservations every time you brought up a less than 32-unit deal. I had to remind myself be open to listening and understanding the information being given. So as to gain new perspective you must be willing to understand what the person is saying, not just listen to them talk and wait to be heard. So the trapped equity is the amount you bought the property for minus the amount of it’s worth, the $180,000.00- $600,000.00 = $420,000.00. Then your generated cash flow is 10% of what you bought it for which was $180,000.00 x 10% = $18,000.00. Then the Trapped equity is what the value of the property is which in this case is a 3% of 420,000.00 which = $126,000.00. Meaning there is $126,000.00 worth of trapped income in this particular property that is giving you a cash flow return at that time of the actual percentage worth of the value of the property which can alter as the market changes up or down, like the stock market, affecting the $18,000.00 cash money flow return? Or did I misunderstand the last part about the trapped equity?
I understand the fact that tomorrow isn't promised to anyone, but investing today is a hard thing to do because I have no idea of how and where to invest in?

One accountant said that it's better to pay the mortgage off because the interest is much higher than the taxes. For what it is worth, it wouldn't be better to may more money for either expense. You are paying higher expenses and this shouldn't be a goal. If you are talking about paying more money than what your note calls for then you will pay off your debt faster, sacrificing cash flow to save on interest expenses in the long run. Either way, you will owe taxes (property or income) in either scenario. Either tax is hardly affected by paying a mortgage down faster, so I don't think it is a relevant comparison. To let you know, Cardone doesn't do this. He puts large down payments on properties, pays interest only for a number of years, increases the property value through increased rents, and either sells a property for a capital gain, holds the high cash flowing property, or refinance to take money out. If you refinance a property, you could take that money and invest it into other properties and build your portfolio (using what some or many investors call the BRRR method (Buy Refinance Refinance Refinance). In multifamily, you increase property value by increasing rents. You can refinance when your bank sees that you new, higher cash flow figure can support a higher debt load and debt service. If you cannot increase the property value, the property would need to have a low or now debt on it to pull money out of the equity. Let me know if this helps!
