The average median income 25 years ago was 40K, now it's about 60k and look how much more things cost. No wonder there's no more motivation to work, there's no sense of self accomplishment. Picture your paycheck as being a large pizza. You get your check and pay taxes, two pieces are already gone, but then everyone else gets a piece, and most of the time you're forced to rent so nothing ever gets paid off. By the time everything is said and done you're left with one slice, but someone still takes a large bite out of your one single slice before handing it to you.

The single large bite from the whole pizza is 'mine' *1/3, no matter what* the rest is allocated to obligations. Many of those are fixed, the remainder are created by the monthly debt accrued (those get juggled a little bit) To make it work the 'variable' need be controlled carefully.

I always check property history, Most homes for sale were bought months ago at lets say $350,000 The flipper will throw in cheap flooring and cheap cabinets ....Slap some paint and post it for $450,000 ..LMFAO !!

In the 90s multi-family apartments with a pool in the SF Bay Area could barely find insurance years after a child was electricted in a pool. The mortgage companies of course required insurance. With insurance companies not wanting to insure some states and especially real estate, people need to be conservative.

Unfortunately many people are already beyond desperate these days. All their credit cards are maxed out so they see no other choice but to use the equity in their homes to survive knowing full well that at some point even that well will dry up and then they lose everything. Our future may not be looking that rosy anymore.

I saw homes sit on the market for well over a year without an offer in Orange County. O.C. went bankrupt in 1995, when the home I bought went down 10% in two years. I think I have seen a lot...

You only need to use a licensed contractor if you're not doing the work yourself. Biggie is you need to get a building permit (either you or the contractor get it) for the bathroom remodel and have the local govt's building inspectors sign it off as each trade gets its part done then a final inspection for completion. If structural mods to walls or relocation on underground plumbing invovled it gets more complex, needing engineer-approved plans.

My landlord just gutted and rebuilt one of his apartments with no building permit and no inspection. He also decided to dig up the front and his contractor did not get a permit so they didn't have the electrical prints for the wires coming into the building and they got cut. I really hope these laws go nationwide.

In the Spokane area. the amount of homes that have come on the market has increased. There are more homes now that are for sale than there as been in the last three years. The prices have also dropped 15% from the high of two years ago.

Not every building inspector is honest. You can get a permit and inspection in some cities for a nice lunch and a few hundred bucks.

When I was 11 years old my mother lobbied to get me a paper route with the Oakland Tribune even though the minimum age was 12. I didn't know she had convinced them that I was very responsible and diligent and conscientious and I was embarrassed when I found out that I hadn't got the job based on my own charisma and charm.

Also helps in firefighting as the building is built to certain 'standards' so they know what to expect in an emergency, and helps insurance companies since they want some standarization in construction for evaluating a home's insurance costs; you want to add fireplaces in the front room and bedroom, that's going to 'up' your insurance rates.

When I was 12 years old, a new county court house was built. I asked my mom to drop me off for a day. In a small claims action, the seller said "seller beware" in Latin. Cavet emptor. The judge shot that down. The sucker who bought the car won the case. Read what I wrote about real estate transactions in Ca following WW2. The law is changed in my state. You might check "the law" in your state and not assume that those defenses still exist.

As a contractor for 62 years I'm in agreement with the new laws. One leading factor other than just plain greed is the lack of skilled individuals and group workers in the US. And it's not getting any better. Even if permits are pulled the same results will probably still result in defective workmanship as the workmen are unskilled. And they are unskilled because we, as a nation of parents and school boards have equated a college degree with intelligence while snuffing out the individual spirit of those wishing to work with their hand and their minds producing not only well built and designed consumer products, such as homes, but every conceivable product such as appliances, roofing materials to nails along with ability to combine them to make a final long lasting product such as homes or buildings. I have seen so many residential, commercial and industrial "projects" built or remodeled to a level so low it's really unbelievable. When the law passes the biggest problem is going to be finding qualified inspectors to fill the overwhelming needs for intelligent and qualified field inspectors along with enforcements of the violations.

I moved outa Omaha to Tampa in 2015. In Omaha I had a 1923 craftsman 2/1. I paid 55k for the house in a condemned state, my property tax at that moment was 2k a year, after putting 165k into the property my tax landed at just under 5k a year. House was in the Dundee area. I sold that bitch and left Nebraska. Never coming back agin

I just bought a home in Florida and they do that here you have to pull a permit on everything being done to a home here it's for the county they get the money for the permit that's what it's about my realtor explained this to me she couldn't believe in California we didn't have to do that just letting you know!!!

Where is the 40% crash in residential home prices predicted all over the internet since 2020? Because a real estate crash is coming, go to your favorite stock broker. Learn how to sell stock short in home builders/construction supply companies and simply make your fortune. Then buy all the foreclosures that you can.

You talked about house insurance. In the paperwork of our last renewal it states that they will not pay for roof replacement if the roof is more than 15 years old.

Habitant for Humanity are also foreclosing on many homes because of high PROPERTY TAXES AND HIGH PROPERTY INSURANCE.......more homeless on the streets with their kids. Government does not give anything to Habitant for Humanity. This comes from businesses and the community as donations.

Wow, just the other day I was telling a relative to NEVER BUY A FLIPPED HOME. Then I was trying to figure out ways to spot those flipped homes and if it is even disclosed. Well, it's good to know that building permits are going to be required. I have heard too many horror stories of people buying a flipped home and finding out after they move in that there is mold and other bad things wrong with the house. I wouldn't have a problem with flipped home IF they were done properly but most contractors are in to do a cheap quick job and they don't care about the hidden problems. They screwed themselves.

We sold our house to a flipper. He sold it for more than twice what he paid. Just looking at mls pix, I could tell he cut corners. We are now looking at a HUD mobile home, needing some major repairs. Now, I'm thinking differently about who to hire for that work. I don't remember permits on our window for roofing jobs, except on one. New thought process!

Nebraska has major flooding as of today, and in the last few months major damage from wind, hail, and tornados. You can't even drive through it safely anymore. Same for Iowa, South Dakota, Wisconsin, Minnesota, and Illinois.

I follow this subject closely (coastal SE Florida). Lower interest rates will not return for a long period. Only drop in sales price will result in offers. Of course, some sales are all cash

Re: permits. Twenty years ago, my seat neighbor on a plane was a lady from India. She was visiting her two daughters, completing medical degrees here in the US. She spent the next hour showing me pics on her phone of beautiful buildings in NY, Chicago, and Houston. She said India has building codes, but the inspectors are so corrupt, they are bought off, and soon the buildings crumble, killing and maiming thousands of people each year. She was impressed with what she perceived as ethical laws in the US, that made beautiful, tall buildings safe.

Its just a way to increase tax (permit) revenue. The biggest issue with pulling a permit is the wasted time meeting the inspector for an inspection. You have a delay, inspector gets delayed, and time is wasted. The govt has no idea how understaffed they will be if everybody complies.

Gold IRA's are bad. Buy actual gold for as close to spot price as you can and hold it. Don't report it. It's yours. Gold bullion on Ebay works.

Lynette Zang was with ITM trading for many years. Apparently they're a really good company to buy gold and silver from although I haven't tried yet. Before I decide to buy gold and silver I have to get some new false teeth so that I can more easily chew those coins. Gold and silver isn't even on my radar. That's a rich man's game. I'd rather have plenty of food and water on hand. Much more nutritious than gold and silver. Heck, too many people these days have to keep dipping into their credit cards just to put food on the table. You think those people are considering buying gold and silver. Probably not. But Dan's filthy rich so he can play the game. ;)

I wonder how many new home buyers are going to get stuck paying the contractors after they moved in and lived in the new home only to find that there are now liens due to contractors not being paid. It's happening in Florida. Everyone buying a home or signing loan contract needs to thoroughly read understand that contract line per line!

When you buy, put in the contract "all unknown liens of any type and kind, not disclosed in this contract, are the sole responsibility of the seller, not the buyer. That includes any and all work completed or are in process of completion to date".

Retired real estate agent here and the way I understand the existing law in California, a home can be sold without permits on improvements as long as it is disclosed to the buyer. Some buyers may not be comfortable buying a home that has had improvements, or changes made without appropriate permits. 968 is putting in a strict timeline and I agree, it makes it more difficult for house flippers when selling. I don't think 968 will increase house prices, but it may shrink profit margins for house flippers.

I had a cousin that got a permit to build a deck. But when the inspector came, he measured it an said it was bigger than what they were permitted for by a foot. The guy said u can tear it down an then reapply for a new permit or face a $500 per day fine til its tore down. He immediatelytore it down, refused to build a deck an moved outa PA.

Actually, the seller has always had that opportunity to itemize the increase in his basis when calculating the capital gains. My brother is dying and has kept the records on improvements. I have not. So he gets an increased basis for 30 years of keeping records. Did you know this?

I see some good, some bad. Permits make sure that things are up to code. Of course, I wonder how they're going to catch it if work is done and not reported, if it's up to code. How can the government departments tell? If you rewire part of your house, how do they know when it was done if it's up to code? If was code before and it's code now, can they tell it was done last year?

As far as the Ford F150 recall. That is a 12 year old recall and the new recall notice just added 2014 year to the list.( previously was 2009-2013) I own a 2014 f150 and never had an issue and the truck or its transmission is pushing 200k miles. Im taking it in next week for the recall anyway since its a 5 minute computer update

Disclosure is a good thing. Permits have been required for a long time now. A good contractor will already have that information in a file. There needs to be accountability from contractors. Every once in a while, California does something to actually protect people. Although I expect it serves their own interest more.

@phgamer4393 How, exactly is a buyer supposed to know or find out what work has been done on a house if no records or disclosure are provided, Of course, there is a home inspection. However, that does not catch everything. If a flipper does the work that is supposed to justify the price increase, why would keeping a record of the work be such a hardship? Seems it would be a wonderful selling point.

I have a 2003 Ford Explorer sports track. With all the bells and whistles all leather inside no carpeting, etc., and sunroof hard covered tunnel cover. And there were problems with these vehicles, but thank God, I haven’t had any issues. This vehicle is beautiful, like a charm and I’ve been so fortunate to not have issues with my vehicle. Oh, and he has 100,000 miles on it. This is a tank truck! People want these other vehicles because they have metal side panels not fiberglass. My insurance isn’t that high through Progressive I don’t drive it every day sometimes I don’t even drive it once a week. But I did ask my insurance company, progressive why does it cost me just the tiny bit more is only $124 a month, what does it cost me more than for a newer vehicle? And progressive told me that because my truck is metal. It has all metal panels and it can do more damage to the other person’s vehicle.😅 I replied to him and said, that’s a good thing because if I’m driving the vehicle, I want to save my life! It’s up to the other person to have the proper shirts on their vehicle or the proper vehicle. Save their own life! I said is it my responsibility that I have a good strong vehicle and they have a crappy little vehicle That I have to possibly die to save their life!? I said well that’s crazy. They need to cover their own butt. I’ve got this vehicle strong and I want to be protected if I’m in an accident expect everybody else to go out and do the same thing and try to save their own life, if they’re in an accident! 🤦🏻‍♀️ everything is backwards and screwed up😵‍💫😖 😍 beautiful hair! Your hair color is beautiful and your haircut is perfect. I’ve never seen anybody who can walk in the wind and their hair. Still stay in place and look as good as yours Dan!!!😅 You should receive best hair reward!🎖️🏆 Sometimes it looks a little thin or short, but that’s perfect right there the way it is right now it’s not too short around the sides. It’s perfect.😊❤

Times have got to be bad I didn’t see anyone on the golf course until they almost hit you. Surprised they let you walk around the course. Permits have always been a good thing. Someone neutral to make sure work was done correctly. The problem with California is the price of the permit. When I bought my house there was a new meter and breaker box with a nice big green tag on it. Peace of mind

I have completely abandoned the notion of buying a house. I have now completely switched my thinking into purchasing the next best thing, (maybe even the better thing), buying gold. I am using all the money I save up to buy a house and buying gold with it. Gold is the new real estate. 🤑

To get copies of required permits for every job done on the house is virtually impossible. I just bought this house and I know there were no permits pulled for most of the job done. I guess when I sell the house, I will have to list it "as is".

Dan, here in Australia, ths prices of an ordinary home is approx one million, some under in lower type areas but then its seven hundred, younger generation will not be able to afford their own home unless you have a big wage, anything less will be i possible. Horrible thing for them to look forward to. Also our car insurance went up 30%. From say $650 to $1000 for 12 months thsn the house insurance will be a sky rocket no doubt, inflation here is terrible and hard on single income people. Best to you and info on US situation, we take notice.
