@@JohnContrerasjohn No. The builder should schedule a home orientation or Blue tape walk (Interchanageable terms). You want to do your inspection a couple days before that so you have the report available to go over during that meeting. If you wait till you close they have no obligations to make sure things are corrected.

Zak, are builders still covering the buyer’s agent’s commission? I’ve been reading news articles that some changes to this started this month and wondering if you’re starting to see builders decline paying the commissions?

So far things are still the same. In Texas builders are not regulated by TREC so they can still operate how the want. Also most builders see that as a marketing expense and it’s not tied into the profit on the home and they recognize that more than 85% of their deals have realtors involved. So it may shift slightly but with the amount of growth we are seeing I don’t think it will change much. The reputable builders have come out and said they will continue as normal. Which is great for buyers and why I’m so big on new homes, among other things.

Oh no. Im sure as it gets closer they will try and move the date up. Usually when you start seeing cabinets and countertops you are about 45-60 days out. Also with Christmas falling in the middle of that week i bet they try and push you earlier.
