FYI, beaches in Mexico are public even in a gated community, anyone can walk in the beach, that is in the Mexican Constitution, a street vendor can go to any beach in Mexico.

Omg..that’s my dream.. I’m currently have my house up for sale-downsizing-and planing to buy a place in Mexico. I can’t wait when the time come to shop for a place in Mexico; like the idea where this house is located…done with playa del Carmen, and Puerto Vallarta.

Congrats! My vacation rental is in Mérida. I am finding so many of my friends with international homes are wanting to do house swaps. Can't wait for that. I have to keep working for a few more years, so like you, I am renting my house out until I can be in the Yucatan full time!

FYI, Article 27 of the Mexican Constitution paragraphs 4, 5 and 6 states the following: 4- La modificación al Artículo 27 repercutiría favorablemente en los ingresos tributarios de los municipios, ya que al tener los extranjeros la propiedad de las tierras para uso habitacional, las autoridades podrán recaudar el impuesto predial. 5- La adquisición de tierras en las fronteras y en las playas se condicionará especialmente a que el uso de las tierras sea destinado para viviendas única y exclusivamente; además de que no tenga un uso comercial, industrial, agrícola, o cualquier otro que implique explotación económica directa o indirecta. 6- El extranjero deberá convenir con la Secretaría de Relaciones Exteriores la compra de la propiedad. Basically it says that you cannot profit or make money from a house you bought and that you have to inform SRE about the property you are buying, if you fail to do this you could be in trouble and you could lose your investment you just made. You can check article 27 from the Mexican Constitution. Thanks

It's a nice home for $480K. The kitchen seems a little confined with that wide wrap around bar and maybe an island would have been better? How easy is it to get around in the Puerto Aventura area without a vehicle? It would be interesting to know if they paid cash for it or financed it, how much property taxes are, how much the property management company charges, and how much rental income they make after expenses are deducted?

480 K, really even 8 bed 8 bath are not worth that much,the average salary there is about $500 .
