We bought a new house! It’s a single-owner home in Dallas, built in 1977. It has 4 bedrooms and 2 baths.

There are so many good things about this house. It has a clean, straightforward layout, 2 beautiful chandeliers, medallions and detailing on the ceilings, gorgeous tile, a cozy sunken living room with wood paneling, low maintenance backyard and it’s well insulated.
Given the market right now, we were lucky to find a good house that’s perfectly livable. It’s in great condition and it’s in a wonderful, quiet neighborhood. However, it needs a lot of updates. It has single pane windows that aren’t properly sealed, cracked tile and grout in the kitchen, uneven floors, chipped laminate flooring, old bathrooms, broken fixtures and wallpaper. It has poor air circulation because there aren’t enough exhausts and fans. The kitchen appliances are old and the cabinets have water damage. There are drywall cracks, loose outlets, damaged wood paneling because of foundation work, drywall water damage, cracked brick and mortar, and an old, loud condensing unit that rattles. This home doesn’t have any gutters or downspouts, so water puddles up against the foundation when it rains. This has led to stained brick and mold.
When we renovated our first house ourselves, we did everything at once. The bathrooms, kitchen, tile work, garage, everything. It was exhausting and chaotic but so much fun. This time around, we’re going to take our time and renovate this home much slower. It’s a beautiful, comfortable home. The luxury of owning this 4 bedroom house is not lost on me. I am so grateful that we were able to buy this and I’m grateful to the previous owners for taking good care of it. The insane pressure to make your home Instagram and Pinterest worthy is absurd. We try to be minimalists, we don’t want to go out and spend money on things to impress people on the internet. We’d rather build our own furniture and make specific pieces that are valuable to us. Also, lumber is still expensive and companies are still facing supply chain issues. I think that pacing ourselves with this renovation is the smartest thing to do.

Making a house "your own" seems to be a lost art. Much better vibes when each day you see your own work in the paint, the furniture, the floors, the art, the little drywall patches, all fond reminders of the intimate history you create in the home.

Love your mindset towards a home. We have bought a very massive 1880 house with lots of space and lots of work to be done. Very liveable after some months of work, but still updating it constantly after 4+ years... never give up, it´s worth it!

My parents gutted and remodeled the old farmhouse they bought. It took them a year to get the house to a state where they could move in - largely cuz they were doing all the work themselves with a little help from my brother (he's not the most reliable for help, although he is very good when he does help - he has the skills, just not the drive). Then they spent the next 6 months focusing on fixing up their old house to sell. They got it all done (and the old house sold) in time for Mom's hip replacement surgery. That last month before the surgery, she couldn't walk across the room without her cane and fell twice while I was there. I'm still in shock that they managed to sell the old house for 3 times what they bought it for in 2000. My parents had no idea of its problems with flooding or that the foundation was cracked when they bought it (the cracked foundation was hidden behind drywall). They left all of that out in the open and were upfront about it when they sold it and it still sold for an insane $300k! I haven't been by there, but it wouldn't surprise me if the person who bought the place bulldozed the house and split up the land into smaller lots (it was on 3 acres of land just outside city limits).

I feel your pain. We bought a fixer in similar condition 3 years ago it’s been a lot of money and time but the views are amazing. Still worth it.

Congratulations. It's a wonderful house with lots of character. As someone who has renovated a house before, I don't envy you. It was a great experience but I wouldn't want to do it again. You are far braver than I for taking on that work and commitment again.

Congratulations on the purchase. As a person who did virtually the same thing one year ago, allow me to offer a few suggestions. First on the todo list: Call a dryer vent cleaning service and have them clean your dryer vents. If there is a screen on the outside of the vent (to prevent animals from coming in), have them remove this screen because it is a fire hazard and against mechanical code. (They will probably tell you this.) You will need to do this anyway to assess the status of your dryer (does it work well? how long does it take to dry clothes? - you can't answer these questions until your vents are clean). Also, clogged vents are a big fire hazard - clean them every year. Consider replacing the dryer with a ventless heat pump model, and removing the vent from your house - increasing the ease of maintenance of your house. For windows, always consider repair rather than replacement. There are services that can work wonders on your windows (replacing glass, etc.), and they are way more cost effective than replacing entire windows. Be aware, if your house was built prior to 1978, it may have lead paint (careful how you scrape old paint, etc.). If it was built prior to 1986, it may have lead pipes. Be wary of previous owner's DIY work - particularly with electrical. Many people don't understand the concepts of bonding & grounding. People think that connecting a grounding wire to metal is all there is to grounding, and that is not true. Pay particular attention to light fixtures in the bathrooms, where there is a lot of water. 2:46 When you said “Yeah it’s not updated, but what’s the big deal?!” I could NOT agree more! I rent a townhouse built in 1967. Original hardwood kitchen cabinets, ceramic tile backsplash, and white laminate countertops, and I LOVE my kitchen. I love my whole house! It even has the original GE furnace! Probably not the most efficient, but it works! I love the novelty of having real wood cabinets and trim. My kitchen floor could use a bit of work, but I’ve seen much newer linoleum floors that look much worse. My parents and sister both own homes built in the last 5 years. They are beautiful, but do not suit my tastes the way my home does. I’m 24, but feel that unlike most kids my age, newness and niceness are NOT co-dependent. I think my kitchen and fixtures throughout my home are beautiful. Most people would likely say it needs updating.

We bought a house in this very neighborhood last year! Insulation in the walls was very old rated at R5 with gypsum shielding full of holes.

Congratulations on the new home! It may not be a fun & sexy project, but one of the first issues I would address is the lack of gutters and downspouts. Water diversion is one of the most important factors that influence the lifespan of a building.

I hope you keep as much of the details as possible. So many "designers" would rip down all that lovely trim and molding, taking away the beauty and charm. I would love to buy a restore an old home, but I suspect the only house we will ever be able to buy will be our retirement home.

Your first priority should be the gutters. Your foundation issue stems from the fact water is not be expel away from the foundation thus causing settling of the soil. In addition to the gutters you should look in to install a french drain system as well.

Lots of things in this old house should be better than those new ones in Homedepot. I bought an old house from 1970s and lots of the things are still in good conditions. The wood studs are better too.

I agree 100%! The 80s microwave and stove top are much better than the new appliance I bought at the previous house. Everything is cheap and disposable nowadays.

The same vintage as the house my wife and had built in Canberra. Mission brown was very in. I gather people in Australia are removing gutters, they catch fire in summer and clog up in winter.

good move, did the same thing few years ago, been renovating in phases, one thing to keep in mind is some of these 70s homes have asbestos particularly in wall mud and vinyl flooring, just test the area of work prior to any project.

Mine was built in the 80's and I bought it in 2004 - it's never had gutters. I just had a new roof installed this summer but now ... still no gutters. The contractor says there's no stock metal at the national level, so now a dozen and a half customers including me are stuck without gutters indefinitely.

So many people lack perspective and complain about things being outdated, when millions around the world are living with so much less. I love that it has all the original stuff! You get to redo it properly. I don’t trust anybody else with renovations. I’m afraid that gaudy wallpaper is back in style, but I’m sure that cultured marble with acrylic faucet knobs is over forever. And RIP sliding glass shower doors on the edge of a tub. That tempered glass is useful though. Save that for cutting fabric with a hot knife or other crafty purposes!

When I bought my home, many years ago, I replaced all the gutters with diffusers. I do not have to worry about cleaning gutters or them rotting out. Good luck with the renovation.

Congratulations... how exciting for you. You know what you want, and how to go about it. Forget the 'Pinterest-worthiness', and make it your own (although I've no doubt you'll be sharing videos of what you are doing). I've renovated several houses for customers - one took 15 months - and I am glad to make a contribution to their enhanced way of life. In your situation I think you've learned that doing everything at once can be difficult... you are young and have the time to work together at your own pace, one thing at a time. So go for it! Oh - fix the gutters soon... that made me cringe. The house won't fall down because the cabinets are outdated. (Your common-sense approach here, and, first off through your video on container houses, is the reason I subscribed. You haven't let me down)

The only real challenge I see is the foundation movement. Some investigation of soil type, i.e. is it expansive, is in order. Regardless, gutters would be my first purchase with piping to get water away from the footings (guessing its slab). Then whether to re-level would be based on how bad any particular room or area is. I'd find an induction cooktop on CList for the time being cuz I can't stand resistance cooktops. But after that, room by room... Nice project.

The previous owners had foundation work done 3 months ago, so we're going to see some settling for at least a year. Replacing the windows and installing gutters are a high priority.

@@BelindaCarr Installing the gutters better be the highest priority. All that differential settling is due to the water pooling at the base of the walls. And it definitely needs to be carried off some distance. Out to the street, for sure.

The house is beautiful & yes you are correct take your time do what you feel is correct for your family & the house. Am just south in a bedroom community my father put in wool insulation back in 80's, he was Engr & took portion of saving & updated things on house as it needed. Now depending on area here too they took off the gutters in 90's but we have clay soil so the expanding & contracting of soil will drive you nuts depending on season. Mom put the gutters back on when we came back in 2000's. Now am sure the earth tones are still in house as that what what was built then but every decade has its accent, Now things you problably know but houses built during this time had deeper piers here 12 to 9 feet no house is built that way any more. Pros & Cons! Me give older home & well built over going up & built in less 6 months!

My first thought when I saw the bathroom is that I couldn’t believe that was ever a popular style. Great find, Belinda! Not a fan of the tiling you showed, but... that's just my preference. And yeah, no issue in taking it slow. Nearly 2 years on from buying my home, I still have a lengthy project list. But much of the things on that list wouldn't be correcting anything detrimental, so it just hasn't been a priority. And it's that which is detrimental that should always get priority. If I was buying your home as it currently is, for example, the HVAC would be priority #1. And more for peace of mind than energy efficiency, given the age. Replace it while you know it still works so it doesn't become an emergency when it inevitably stops working - or almost completely destroys itself like what happened to a coworker.

I love those drawers under the stove. Something you don't get with the modern standalone stove/ovens everyone is using today. My great grandmother had that and the cabinets under those also had a middle drawer that pulled out once you opens the doors. I remember it made selecting the right pot or pan an ease. I really look forward to see you upgrade this house and turn it into your own design. Great job getting this place.
