$1500/month is not “small” This guy is clearly wealthy. But when the average annual income for Canadians is around $60k, their biweekly paycheck is $14-1500. So that’s 50% off someone’s monthly income if not more. This guy is out of touch and they clearly do not look at all the pieces of the puzzle. They are in this for smaller profits than other business’s.

@@joe97nsx $1500 being “relatively” low still proves my point that it’s a significant amount of someone’s monthly income when it’s at least 50% of their net monthly income. People profiting from rent is the issue. It should be regulated to be no more than the monthly expenses for the building/house so people wouldn’t be incentivized to raise it to higher levels than they’re even paying for expenses, which incentivized the massive amount of evictions over the past 4 years. Real estate speculation coupled with immigration has ruined this housing market.

@@NavyMoo5e Incompetent government spending policies and corruption lead to high inflation and mortgage rates. Rent increased are actually way lower than the actual inflations because of the government control. Mortgage payment increased by 150%, property taxes and insurances increased more than 10% year by year.just look at the gas & grocery prices

I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five aiyears now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

Until the government brought in large numbers of people who are used to living in multi-generational homes. A couple dozen people living in a house designed for a couple and a few kids, paying a fraction of the property taxes, and overloading the infrastructure and services. You might not like living like that, but in a new Canadian home, it's still a step up from what they are used to. So, they'll be content while making things worse for you.

Immigration was high under the Conservatives, too. In fact, they kept it high through the Great Financial Crisis. Historically, immigration was reduced in difficult times. The Conservatives ignored that because their election strategy was to win over the "ethnic vote" by being more liberal than the Liberals. Poilievre has been pressed on the issue of too much immigration many times, and will not give a clear answer. It's not a binary choice between two parties that will result in one outcome or another. It is essentially ONE party under different names giving you the same result.

@Joe-no7gs Politicians decide immigration policy and that does have an impact. It exacerbates the housing problem, and puts more pressure on services. Studies also show that - based on taxes paid vs. services used - it COSTS billions of dollars each year. That should not be surprising when you have a couple dozen people living in homes designed for a half a dozen at most, and increasing demand for services while paying a fraction of the property tax per person. Just one example. That said, it's not partisan, and we're more than just an economy. Maybe we don't want the demographics of our country radically changed. Politicians never asked us if we want to be part of this experiment, and none of them offer us any choice. Oh, and one more thing: have a plan for the ever increasing population when jobs decline due to automation and AI? The two will be going in opposite directions....

I show new immigrants a 4-person camping TENT and I tell them that this is what they are going to be getting for $3,000 per month (to rent a parking spot to put the tent on), and no, I'm not kidding, that's all there is available.

Unfortunately the aging boomer population will put us in a terrible financial situation as we can’t afford to pay for their social services without a larger tax base which we can only get from immigration. We’re so screwed in this country.

The problem when government builds housing it costs the tax payers 2-3x more than when the private sector does it.

Ok I get that, but who would physically build these hypothetical houses? Would the government import their own workforce to build them? There aren’t just tens of thousands of skilled workers laying around waiting for the government to hire them.

There’s definitely a lot of hidden supply from vacant, abandoned and short term rental units. As he stated it takes years to get permits. We don’t treat the housing crisis as the crisis it is. Permits should be fast. Short term rental enforcement should be very active. Units vacant or abandoned should be converted to occupied.

It's also a lot of crappy condos are not built for living so no one wants them. They were designed to be small enough for an 'investor' to scrape together a down payment and join the casino game

I don’t see that happening when we’ve been consistently under supplied for over a decade. Sure the higher rates on renewal will force some to list but not enough to move the market into over supply territory. At best we get a balanced market.
