This is a good example why as a contractor a detailed contract is extremely important; with materials, colors, product info, schedules signed for before the work begins.

Not only that, I'm sure the smoother wood will cost 2X what this wood did. She needs to pay for the upgrade, pay for the initial install, and pay for the dump fee. Once you show her that large amount of a change, she might balk and accept the work. I have a feeling Odell just ate the cost.

A lien is a legal claim that someone can place on a property for a debt that is owed. In order for the property to change ownership, the lien has to be paid off or removed. For example, a bank will have a lien on your house as security for the mortgage. If you sell your house, the bank is paid FIRST to satisfy the lien before you can touch any of the other money. A contractor's lien is similar, though you typically can't force a sale like a bank can, and they are usually for smaller amounts. HOWEVER... I learned the hard way that there is a way around liens. I had a non-paying customer who owed over $8k for a painting job and he ghosted me. I had placed a lien on the house, and every once in a while would drive to his house to see if he would answer the door (he never did), and to hand deliver another notice. One day I pulled up and there was a moving van and a family moving in. I asked if they bought the house, and they said yes, they had owned it for a couple weeks. I eventually discovered that in order to get around several liens on his property, he and the buyer had done a deal to purchase the house in cash, bypassing the bank. The buyer then just went to a bank AFTER he had purchased it and took out a mortgage. I did eventually get a partial payment through civil court. The guy was a property flipper and total SCAMMER.

No, it's a class in how to write a comprehensive contract that specifies all the details, methods, supplies and get it signed by the customer with Change Orders being quoted as additions to the original. A good contractor does not need to run away from a customer - they simply need to stick to the written agreement.

Sometimes there's nothing even a good contractor can do, even with an ironclad contract. I've had to "fire" two customers over the years who were impossible to deal with or please. @@domo8676

I've always thought there should be a Yelp equivalent where contractors can identify problem customers so that the next guy knows who to avoid.

Yelp is a garbage heap of a review site. I never use it or rely on it when checking out businesses. Yelp basically extorts businesses: if you pay them, the bump good reviews and you don't pay them, they bump bad reviews.

Just a thought but maybe running the boards through a cheap Harbor Freight planer to smooth them would have been cheaper than a complete demo. Planers are amazing.

Hire a business lawyer and have them draft you a contract that you can use for all future jobs. She took advantage of your goodwill because if I have to guess, your signed contract was non existent or very basic. Also get any specifics and change orders in writing. This will also allow you to walk out of a job and get compensated for the percentage of job completed.

The way she walked up to the wood at 1:28 should have been a dead giveaway 😂😂😂. They are on video giving the ok for the wood before painting so if they didn’t like it they should have dealt with it or pay for new materials and labor.

If she's happy to pay for all the change orders and she's nice to work with, then in my book she's among the best customers I could ask for. One job site, steady money, friendly working environment... that's the dream job. Then again, if all those changes are costing you and/or causing resentment or jobsite drama, those can be the worst customers.

Agreed at a certain point the gloves come off. Sure if there is a real issue like she didn't approve up front and give the go ahead then I get it. But once the contract is signed/she agreed to go ahead its getting done as agreed upon. At that point any changes are a whole new job and the rates are higher as this sets your other jobs back. Being understanding and nice, like all things, has limits that can be taken advantage of or abused. If this lady is like this job is exposing, he could kiss her a** for a month, lose money out the wazzooo, and there is nothing stopping her from leaving bad reviews all over the internet. As fickle as she is I would say he has a 50/50 chance she's going to complain about something even if it was her fault. Like say she could say he took so long to complete the job and no one would know all the garbage extra work she created. Those subtle hints dads drop is not him wasting his breath to tip you off. That's his way of saying I have experience here. You can learn from my mistake or suffer through them until you learn. In all honesty was good you had to deal with this woman. The lessons you remember best are those you fight through the hardest. 😉

I had a neighbour who regularly did something like this, she would stand back and say nothing about the things she didn't like about the job and then demand a discount after the job was finished. To say she wasn't liked by the local trades people would be an understatement.

Old Carpenter Trick, squeeze and straighten hangers to be 1 1/2" with perfect 90 degree at bottom and squeeze smaller a bit. It holds itself correctly snug on the temp 2x to nail

There is a difference between customer service and getting walked on. Change orders have a cost. Its one thing if you mess something up. Make it right on your dime. But it doesn't sound like that is going on here. Your work is spot on best I can tell.

Sorry you trashed all that lumber. I've been through this before with building shaded wood overheads. Using Douglas fir 2x4s and the tedious priming and painting, you must select the wood carefully and also need to SAND and patch all the rough imperfections of at least the three visible sides you'll see from below and after priming. Use MH vinyl spackling paste to fill and sand used by exterior painting pros everywhere. But you have to sand doug-fir for exterior use for it to look as expected from a difficult customer. She's correct that it looks crappy but it's also a little more work to make it look great and getting no complaints from a picky annoying customer.

Through nearly 40 years of dealing with residential customers.....The term "the customer is always right" was coined by a customer......I have found there are 3 basic customers.....1...Those that are appreciative of all you do....2...those that just don't care....and the worst....3....those that believe the customer is always right...and are the ones who seldom to pay.....

You are way more patient than I would be. That woman would be signing off of every step ,material samples, color. Any changes she add or changed after her approval would cost her the removal and install of the new product.

What the customer doesn't know when I am bidding a job, I am actually interviewing to see if I want their business. Some people can't be pleased. It doesn't matter what they pay you because you will never be finished with them. Job #1. Read the room!!!

I'm a retired Carpenter and I've dealt with dozens of homeowners. That woman is never satisfied. Do the job and leave and never go back.

Any change to the original contract would always be time and material extra. I never let homeowners get freebies as they almost always try, or act as if you're screwing them over when you present them with a T/M sheet for them to sign. Many homeowners don't seem to understand that you are a business. I would much rather do commercial work, less hassle, and better pay.

The issue with painting timber, particularly with modern water based paints, the grain rises with the moisture. Unless you are using a hardwood this will happen. Once the grain has risen only heavy sanding or plaining will remove it. Oil based paints will prevent this as will the shellac Zinnser BIN paint but drying times are horrendous and more costly.

you need a Graco airless sprayer........makes painting go must faster...... .even their small unit will put out 1 gallon a minute with a big tip......and next to no over spray.......... unfortunate you could not reuse wood, run that stuff through a bench top planer to give her the 'smooth' look she thought she wanted......

My mother is like your customer. You will never make her happy. Part of the problem is that she is completely incapable of visualizing the final product, and the other part she has no idea of what is reasonable and possible. The only way to deal with a customer like this is through someone close to her like a husband or kid. Someone who knows what is reasonable and can help make them see. I do this for my mom a lot and she is always happy with the result. The contractor knows a reasonable person is watching, and my mom knows what to expect.

If we have a contract, you’ve agreed to all the samples, then after several days of installation you change your mind ? That’s a 15-25% service change fee. With that said, another day, get’er done.

Toughest part to teach my sales guys before Washington State put me out of business with their insane legislation against small contractors is that the best job you've ever had are the ones you didn't take. Look for the red flags and give back the deposit ,stop, and walk away.

Hope you charged extra . Maybe in the future, make it clear to clients once they have made a choice and been given a price any changes will ensure additional cost

I’ve got an idea… How about write a DETAILED contract including the EXACT materials to be used and have the customer initial beside EACH material saying they agree to that material being used BEFORE you even begin the job. And of course you want to have the timeline for each stage of completion and the payment schedule on the CONTRACT. If more contractors would LEARN to used DETAILED contracts, all of the worries over “bad” customers would go away because nothing backs you up like a detailed CONTRACT with the customers own initials and signature to SHIOVE in their face when the go to griping and complaining. ✌🏻
