That's their way of life and basically trust for land ownership. Neighbors are witnesses for both the Vendor and Purchaser. They must be honorable to keep business that simple. From Uganda

As a Guatemalan I can say to you all that I do have a wonderful life because some like this couple helped my parents a little bit and my parents succeed just with that little help. Something small is sometimes a lot for someone and like my parents. God bless you all.

Sounds very odd. Did you verify with local authority ? how do the pay property tax ? do they have county services ?

When CIA and Dwight David Eisenhower with Rick Robertson changeged Guatemalas destiny 😳 about 50 years ago lots of land was taken back from its original owners and and that land had public documentation or public titles meaning that the titles were not registered with the authorities, to register a property will cost 5 times more money for documentation and 2 to 3 years for the process. The best thing to do is ask about registered or public titles and go registered for safety. Before public notaries we had wisachis wich iare the same but handwriting 👌 only.

As someone who has purchased property in guatemala and had two businesses there , yo got ripped off. There is a title for land there and also can’t own land at the lake, have to lease it. I feel bad for you

There's many different ways or modes in which you can buy land in Guatemala. He got the most basic and rudimentary custom in a small village, in those areas as the man of the vid explains it mostly about trust. They do not have the same standards of honesty as in the city. About your comment of not been able to buy at the lake and just lease, you are referring to an government called Ocret, which by the constitution says the government owns all shore line of every lake, river and sea. Now you tell the people in this community they have to sign their land to it will be in the name of the government and from them on they will have to pay a yearly fee (lease) on their property to the government, no F***ing way! So nobody goes by Ocret. Other than that in this areas we have the document of purchase and sell ( Escrituras públicas , derechos posesorios) which by the rule of a lawyer is in legality and anyone can sell or buy under this terms, now this is not registered on the general registry for f the nation. It's just a legal matter between normal people. Why like this? The same as the case above...why would I register my land, so I have to pay taxes ( to register is 3% of the value of my land) but if I can sell it without any need of registration why bother, why to throw 3% in taxes to a bunch of politicians which will spend it on booze and Hoes? So the registration is only for mainly the big towns ... So they didn't get scammed, or played or anything like it at all. They're way more safe in that type of society than you guys in your big cities and Central Banks. Here your community protects your investment, it's an honor thing and what is right, something that barely exists anywhere else.

Well , in the US anyone can squat someone else home and that’s it .. the owner lost the property and squatters have better rights .. how is that better ? What prevents that from happening? .. maybe do a video of buying land in the US instead of

Good intentions, bad due diligence. But as i Guatemalan lawyer, your talking like the whole country is like this. You have to investigate my friend. And just to let you know, i am paying my house that I bought in Guatemala through the bank on the Internet
